The back ell is the coldest room in the house
Built on after the main house, the ell is usually the far end of the duct run, if a run reaches it at all. A head there gives it its own setting without rebalancing the ducts that serve everything else.
A one-zone ductless mini split in Casanova runs $7,000 to $10,000 installed, often for an old I-house’s back ell or a room the ducts never reached.

Where you land in a range is mostly the distance from the outdoor unit to the room, the kind of head and the room left in the electrical panel.
The second zone costs the most because it often needs a bigger outdoor unit. Our mini split cost guide explains.
What’s different in Casanova
Most of the historic houses in Casanova’s village are I-houses from roughly 1880 to 1910: two stories, one room deep, a center door with a room to either side, and often a wing or ell off the back. Fauquier County’s village plan describes them that way, and the shape helps a ductless job. Every main room has an outside wall, so each head can hang on the wall the outdoor unit sits behind, with a short line set and no long hidden runs through plaster.
The ell is often where the kitchen and a bath ended up, built on after the main block, and it’s usually the room a later central system serves worst, at the far end of the longest duct if a duct reaches it at all. One head in the ell on its own outdoor unit is $7,000 to $10,000 installed; a head there and one in an upstairs bedroom on a shared outdoor unit is $11,000 to $15,000.
The district’s houses wear standing-seam metal roofs, and a metal roof drops its snow in one slide. In the January 2016 blizzard southern Fauquier got 18 to 30 inches, and a CoCoRaHS observer a few miles west-southwest of Casanova measured 30 inches on the ground. So the outdoor unit goes on a gable end or a bracket clear of the eave line, high enough to stay above the drifts, and each head’s condensate line drains somewhere it can’t freeze across a walk.
A head here works both seasons. Warrenton 3 SE, the NOAA normals station a few miles west-northwest, averages about 21 days a year at 90 or above and a January high of only 42, and the airport south of the village read 3 below on January 27, 2026. Size each head for the room’s coldest morning as well as its hottest afternoon, and know what backs the room up in an outage, since a head runs on electricity alone.
By the numbers
From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.
Casanova’s own ZIP, 20139, is post office boxes only, so the Census Bureau maps no area for it. These are ZIP 20119 as a whole, the Catlett ZIP area Casanova sits in.
When it’s the right call
Built on after the main house, the ell is usually the far end of the duct run, if a run reaches it at all. A head there gives it its own setting without rebalancing the ducts that serve everything else.
The bonus room, the sunroom, the bedroom over the garage. We check for a closed damper or a crushed duct first; sometimes that’s all it is.
An addition, a finished attic, a garage turned into a room. Stretching the ducts into it usually starves the rooms already on them.
Paperwork, locally
Fauquier County counts swapping an electric appliance for a similar one in the same spot as an ordinary repair that needs no permit. Moving an appliance to a new spot takes one. Source.

Choosing who installs it
Questions worth asking anybody who quotes you, us included.
In a Casanova house the decisions are outside: which wall the outdoor unit hangs on, where the line set runs and under what cover, and where the roof’s snow comes down. Ask to walk it before the job is priced.
If the room’s trouble is a closed damper or a crushed duct, a mini split is an expensive fix for a cheap problem. Ask what they checked first.
Ask whether it covers the line set run, the new circuit and putting the walls back, or only the equipment.

Questions
Less than new ductwork would change the inside. What shows is the outdoor unit, a covered line set down the wall and the head in the room. Putting the outdoor unit on a side or rear wall, out of view from the road, keeps the front of the house as it was.
Often one per main room you want on its own setting: two down and two up in the main block, plus the ell. Three zones run $12,500 to $18,000 installed and four run $16,000 to $21,000; the HVAC price estimator gives your house its number.
Installed, one zone is $7,000 to $10,000, two zones $11,000 to $15,000 and three zones $12,500 to $18,000, up to $23,000 to $30,000 for six. The HVAC price estimator gives your number.
Both. A ductless system is a heat pump, and cold-climate models keep heating well below freezing, which covers a Northern Virginia winter.
