Window units are the only cooling upstairs
In an older downtown house the bedrooms under the roof may never have had ducts. A head in each room, run from one outdoor unit out back, retires the window units and gives the windows back.
In Leesburg a one-zone ductless mini split runs $7,000 to $10,000 installed, often in a downtown house older than ductwork or a room finished later.

Where you land in a range is mostly the distance from the outdoor unit to the room, the kind of head and the room left in the electrical panel.
The second zone costs the most because it often needs a bigger outdoor unit. Our mini split cost guide explains.
What’s different in Leesburg
The Town’s design guidelines for the Old and Historic District list the styles standing there, from eighteenth-century vernacular and Federal houses through Victorian, Craftsman and Colonial Revival ones up to about 1940. All of them went up before central air. Fewer than one home in twenty in town predates 1960, and cooling usually reached those houses late, by window unit or by ducts squeezed through closets. A mini split puts a head on an inside wall and runs a thin refrigerant line out, with no duct to thread through plaster.
The outdoor half is what the Town looks at. Its guidelines put mechanical units at the side or rear, screened from the street with plantings or fencing, consolidated in one location when possible, with utility lines underground wherever they can go. For a downtown house that usually argues for one multi-zone outdoor unit at the back, two zones at $11,000 to $15,000, over a separate unit for every room. Any exterior alteration in the district needs a Certificate of Appropriateness, so take the plan to preservation staff before setting an install date.
Outside downtown, the median owner home in town is from 1996, usually built with a duct to every room on the plans. There a mini split is mostly for space added since: a basement finished out, an addition off the back, a sunroom. The Town wants its zoning permit for a basement finish or an addition before Loudoun County will issue the building permit, so if a head belongs in the project, put it on those plans from the start.
Lansdowne is close to four in ten condos and about a quarter townhouses. In a condo, the outdoor unit needs a spot the association approves. In a townhouse, a top-floor bedroom that runs warm all summer is the likely candidate.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and the room a ductless head usually ends up in.
| Place | Median home built | Most homes are | Heated with | Where ductless usually fits |
|---|---|---|---|---|
| Leesburg | 1996 | single-family houses, about 4 in 10 | gas, about 7 in 10 | 1980s and 90s houses: the bonus room, the sunroom, the far bedroom. |
| Lansdowne | 2005 | condo and apartment buildings, about 4 in 10 | gas, about 8 in 10 | Bonus rooms over garages and finished basements. |
By the numbers
From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.
Inside the town limits: the Old and Historic District downtown, Exeter and Carrvale inside the bypass, Potomac Station and Edwards Landing outside it.
Lansdowne only. It’s the one Census place outside the town limits, so the farms and lots beyond it aren’t in these figures.
When it’s the right call
In an older downtown house the bedrooms under the roof may never have had ducts. A head in each room, run from one outdoor unit out back, retires the window units and gives the windows back.
The bonus room, the sunroom, the bedroom over the garage. We check for a closed damper or a crushed duct first; sometimes that’s all it is.
An addition, a finished attic, a garage turned into a room. Stretching the ducts into it usually starves the rooms already on them.
Choosing who installs it
Questions worth asking anybody who quotes you, us included.
Downtown, the Town’s guidelines ask for mechanical units in one place where possible, and each unit added is one more thing on the outside of a historic house. Ask for the multi-zone price beside the single-zone ones before you decide.
If the room’s trouble is a closed damper or a crushed duct, a mini split is an expensive fix for a cheap problem. Ask what they checked first.
Ask whether it covers the line set run, the new circuit and putting the walls back, or only the equipment.

Questions
Yes. Loudoun County’s fee schedule lists adding mechanical equipment, heating and air conditioning included, as permit work, and the County issues that permit inside the town limits as well as out. Downtown, the outdoor unit and the line on the wall are exterior alterations too, which brings in the Town’s Certificate of Appropriateness.
Installed, one zone is $7,000 to $10,000, two zones $11,000 to $15,000 and three zones $12,500 to $18,000, up to $23,000 to $30,000 for six. The HVAC price estimator gives your number.
Both. A ductless system is a heat pump, and cold-climate models keep heating well below freezing, which covers a Northern Virginia winter.
