Where you land in a range is mostly the distance from the outdoor unit to the room, the kind of head and the room left in the electrical panel.

The second zone costs the most because it often needs a bigger outdoor unit. Our mini split cost guide explains.

What’s different in The Plains

Ductless in The Plains: wartime cottages, stucco walls and snow on the ground.

Close to half the buildings the state’s historic register counts in town went up between 1900 and 1930, and most lots were built out by the mid-1960s. Six near-twin frame cottages on Pickett Street date from the early 1940s and four brick-veneered ones on Mosby Street from about 1956, all one story, built before central air was usual. When ductwork came to houses like that, it went wherever it fit. A head or two on one outdoor unit heats and cools those rooms without opening a ceiling.

The bigger houses in town are taller. The Foursquares the register lists on Cottage Lane, Lee Street and Fauquier Avenue are two and a half stories, and the I houses it found in more than ten places are two full stories around a center hall. The top floor of either is the one a system downstairs struggles to reach, and a single head there settles it.

The outside walls matter too. Many houses in town are stuccoed, and some carry vinyl or aluminum over the original wood siding, so the hole for the refrigerant line goes through two layers and gets sealed at both. Every property in town sits in the Historic District, where the Architectural Review Board reviews improvements, so we plan the line set and outdoor unit for the side or back of the house and check with the Town before anything goes on the wall.

Anywhere in 20198, a mini split’s outdoor unit should sit up off the ground. NOAA’s normal for the station just north of The Plains is about 20 inches of snow a year, and the January 2016 blizzard left an estimated 24 to 36 inches across northern Fauquier. A wall bracket or a stand keeps the coil clear and lets the defrost water drain instead of freezing into a block underneath.

  • Median home built1983 Census
  • Built before 1980about 5 in 10 Census
  • Built since 2000about 3 in 10 Census
  • Most homes aresingle-family houses, about 9 in 10 Census
  • Heated withelectricity, about 6 in 10 Census
  • Rentedabout 3 in 10 Census
  • A single-family house usually has wall space for the outdoor unit behind the room, which keeps the line set short.
  • Where the heat is already a heat pump, a ductless head is the same kind of equipment, sized for one room.

When it’s the right call

When a ductless mini split makes sense in The Plains.

The addition is always the coldest room

The register notes houses in town enlarged with frame additions, and a room added later often sits at the far end of the longest duct run, or off it entirely. A head sized for that room fixes it without touching the rest of the system.

One room is always wrong

The bonus room, the sunroom, the bedroom over the garage. We check for a closed damper or a crushed duct first; sometimes that’s all it is.

New space with no ducts

An addition, a finished attic, a garage turned into a room. Stretching the ducts into it usually starves the rooms already on them.

Choosing who installs it

How to pick the best mini split installer in The Plains.

Questions worth asking anybody who quotes you, us included.

  1. Where will the line set run on the outside?

Ask to see the route before the install. On a stuccoed or historic house the refrigerant line and its cover are what people notice, so plan them for a side or back wall, sealed where they go through.

  2. Did they check the rest of the house first?

If the room’s trouble is a closed damper or a crushed duct, a mini split is an expensive fix for a cheap problem. Ask what they checked first.

  3. Is the whole job in the price?

Ask whether it covers the line set run, the new circuit and putting the walls back, or only the equipment.

Questions

Ductless mini split questions from The Plains.

Will a mini split heat a room through a Fauquier winter?

Yes, if it’s chosen for it. Fauquier County sizes heating to a 17 degree design night, and NOAA’s normals station about 12 miles south averages close to five nights a year at 10 or colder. Ask for an outdoor unit rated to keep heating at those temperatures.

What do two rooms cost in a two-story house in town?

Two zones run $11,000 to $15,000 installed and three run $12,500 to $18,000. In a Foursquare or an I house, the two bedrooms at the top of the stairs often share one outdoor unit, the line sets run together down one wall.

How much does a ductless mini split cost in The Plains?

Installed, one zone is $7,000 to $10,000, two zones $11,000 to $15,000 and three zones $12,500 to $18,000, up to $23,000 to $30,000 for six. The HVAC price estimator gives your number.

Does a mini split heat, or only cool?

Both. A ductless system is a heat pump, and cold-climate models keep heating well below freezing, which covers a Northern Virginia winter.
