An old house in town still cooled by window units
If the house gets through summer on window units, a ductless system takes their place without cutting into plaster, and the heads heat in winter too.
A one-zone ductless mini split in Clifton runs $7,000 to $10,000 installed, a common fix for the old houses in town and rooms the ducts missed.

Where you land in a range is mostly the distance from the outdoor unit to the room, the kind of head and the room left in the electrical panel.
The second zone costs the most because it often needs a bigger outdoor unit. Our mini split cost guide explains.
What’s different in Clifton
The Town of Clifton is a quarter square mile of frame houses, and the Town’s history page says almost all of them are more than 120 years old. Its design guidelines describe clapboard siding, standing-seam metal roofs and stone foundations, on houses built long before anyone ran ductwork for cooling, so whatever cooling they have came later. A mini split suits them because a wall head needs only a hole a few inches across for its line set, where ducts need chases cut through plaster and floors never planned for them.
The outside is where the Town comes in. The whole town is the Clifton Historic District, and the Town’s FAQ says changing the outside of a building takes a certificate of appropriateness from its Architectural Review Board. An outdoor unit on a new pad and a line set cover running up the siding are both changes you can see, so settle where they’ll go, and get the Board’s answer, before the install date. The permit itself is Fairfax County’s, once the Town has signed off by letter.
Outside the town line, Clifton is mostly 1980s and 1990s houses with ductwork throughout, and the ductless job there is the space finished later. Six in ten homes in 20124 have nine rooms or more, so there’s often a basement turned into a rec room, a sunroom off the kitchen or a room over the garage that the original system was never sized to reach. One head in that room, on its own outdoor unit, leaves the rest of the house alone.
The ZIP also holds about 760 townhouses, almost none of them out on the acreage, and their top floors often run warm on a single thermostat. On the five to ten acre lots, a detached garage or workshop, if the property has one, can get a head and an outdoor unit of its own. And the two newer streets inside the town, Water Street’s Frog Hill and Clifton Heights Lane, each have a homeowners association, so check its rules as well as the Board’s.
By the numbers
From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.
Clifton mail outside the town: five- to ten-acre lots in the Occoquan watershed on Clifton, Compton and Yates Ford Roads, mostly on septic, and the 1980s subdivisions off Springstone Drive and Union Mill Road on county sewer.
ZIP 20124 as a whole, the Town included: its own homes are too few for steady Census figures.
When it’s the right call
If the house gets through summer on window units, a ductless system takes their place without cutting into plaster, and the heads heat in winter too.
The bonus room, the sunroom, the bedroom over the garage. We check for a closed damper or a crushed duct first; sometimes that’s all it is.
An addition, a finished attic, a garage turned into a room. Stretching the ducts into it usually starves the rooms already on them.

Choosing who installs it
Questions worth asking anybody who quotes you, us included.
On a clapboard house in the historic district, where the copper runs decides what the Architectural Review Board sees. Ask whether the quote names the route, inside a closet or wall or outside under a cover, and whether that’s priced, not left for install day.
If the room’s trouble is a closed damper or a crushed duct, a mini split is an expensive fix for a cheap problem. Ask what they checked first.
Ask whether it covers the line set run, the new circuit and putting the walls back, or only the equipment.

We had a mini split ac/heat unit installed. They were here when they said they would be, were very professional, and did a very nice job.

Questions
It depends on how the rooms open to each other. A zone is one room with its own head, so a front room, a kitchen and three bedrooms upstairs might be two zones down and one per bedroom. Two zones run $11,000 to $15,000 installed, three run $12,500 to $18,000, and the estimator asks how many rooms you want done.
Installed, one zone is $7,000 to $10,000, two zones $11,000 to $15,000 and three zones $12,500 to $18,000, up to $23,000 to $30,000 for six. The HVAC price estimator gives your number.
Both. A ductless system is a heat pump, and cold-climate models keep heating well below freezing, which covers a Northern Virginia winter.
