Baseboard heat and window units on Bull Run Mountain
Baseboard heaters warm a room and do nothing in July. Heads in the rooms you use most bring cooling and heat pump heating with no ducts to build, and the baseboards can stay as backup.
One ductless zone runs $7,000 to $10,000 installed in Haymarket: a basement finished later in Dominion Valley, or a 1970s mountain house heated without ducts.

Where you land in a range is mostly the distance from the outdoor unit to the room, the kind of head and the room left in the electrical panel.
The second zone costs the most because it often needs a bigger outdoor unit. Our mini split cost guide explains.
What’s different in Haymarket
Bull Run Mountain Estates is the part of Haymarket likeliest to have no ductwork at all. Its median house was built in 1978, 225 of its 505 homes went up in the 1970s, and close to four owner homes in ten heat with electricity. In a house of that age, electric heat can mean baseboard heaters room by room rather than a heat pump on ducts, with summers left to window units. A multi-zone system covers both seasons from one outdoor unit: two zones run $11,000 to $15,000 installed, three run $12,500 to $18,000.
Dominion Valley and Piedmont are mostly 2000s houses, and their ductwork usually ends where the builder’s drywall did. The basement is the common gap. One finished after move-in often gets a supply run or two tapped off the main trunk and no return of its own, so it runs cold in January. A head down there gives that level its own setting without stealing air from the floors above.
Inside the town limits the Town Code treats any structure 50 years or older as historic, and only about one home in twenty-five in town predates 1980; the Town’s guidelines describe older homes east of the old center along Washington Street. A house that old may have been heated without ducts from the start, and ductless brings it cooling without cutting duct chases through plaster. The outdoor unit still has to be screened from public view, by a wall, a fence or planting that screens all year.
Anywhere in 20169, a mini split needs a new circuit from the panel, and Prince William County lists a new circuit among the jobs that always take a permit. Inside the town, the Town’s Zoning Approval comes first. Where an association governs the outside of the house, the County tells owners to check its covenants; an outdoor unit on a new pad is an exterior change.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and the room a ductless head usually ends up in.
| Place | Median home built | Most homes are | Heated with | Where ductless usually fits |
|---|---|---|---|---|
| Bull Run Mountain Estates | 1978 | single-family houses, nearly all | electricity, about 4 in 10 | Additions, sunrooms and upstairs rooms the old ducts barely reach. |
| Haymarket | 1995 | single-family houses, about 6 in 10 | gas, about 6 in 10 | 1980s and 90s houses: the bonus room, the sunroom, the far bedroom. |
By the numbers
From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.
Inside the town limits only, about one in eighteen of the owner homes with Haymarket mail. Dominion Valley, Piedmont and Bull Run Mountain Estates sit outside it, in the county.
ZIP 20169 as a whole: every Haymarket address, the Town’s homes included.
When it’s the right call
Baseboard heaters warm a room and do nothing in July. Heads in the rooms you use most bring cooling and heat pump heating with no ducts to build, and the baseboards can stay as backup.
In a three-level townhouse the heat rises to the bedrooms, and one thermostat can’t please two floors. A head upstairs gives that floor its own setting.
The bonus room, the sunroom, the bedroom over the garage. We check for a closed damper or a crushed duct first; sometimes that’s all it is.
Paperwork, locally
Prince William County lists any work that alters a home’s heating and air conditioning as permit work, but swapping an electric furnace, heat pump or air conditioning condensing unit for the same type of unit in the same spot is an ordinary repair that needs no permit. Source.

Choosing who installs it
Questions worth asking anybody who quotes you, us included.
The copper lines and the drain from each head run down an outside wall to the outdoor unit. Inside the town limits a wall facing the street brings in the Town’s review, so settle the route at the quote.
If the room’s trouble is a closed damper or a crushed duct, a mini split is an expensive fix for a cheap problem. Ask what they checked first.
Ask whether it covers the line set run, the new circuit and putting the walls back, or only the equipment.

We had a mini split ac/heat unit installed. They were here when they said they would be, were very professional, and did a very nice job.

Questions
Often, up to its limit. A multi-zone outdoor unit runs several heads, and six zones run $23,000 to $30,000 installed. A bigger house, or rooms far apart, may do better with two outdoor units.
For the parts the public can see, plan on it. A new outdoor unit or line set in view of the street is the kind of change the Architectural Review Board reviews. The heads inside are interior work, which the Town’s guidelines exempt.
Installed, one zone is $7,000 to $10,000, two zones $11,000 to $15,000 and three zones $12,500 to $18,000, up to $23,000 to $30,000 for six. The HVAC price estimator gives your number.
Both. A ductless system is a heat pump, and cold-climate models keep heating well below freezing, which covers a Northern Virginia winter.
