A new vent would face the street
Inside the historic district, a plastic vent on a visible wall needs the Architectural Review Board’s certificate before the boiler goes in. Planning the vent route first keeps the install date from slipping.
Haymarket boilers are mostly gas and rare in a 1995 town: $99 buys the tune-up, $9,900 to $16,500 a new boiler installed.

A repair starts with the $99 diagnostic. If the fix is a circulator pump, a valve or an expansion tank, you get that price in writing before we start, and you decide.

What’s different in Haymarket
Inside the Town of Haymarket the typical owner’s house went up in 1995 and only about four in a hundred are older than 1980, so most heat with furnaces and ducts; gas heats a little over six in ten. Across the wider 20169 ZIP, Dominion Valley, Piedmont and Bull Run Mountain Estates, the typical house is from 2006, which makes a boiler rarer still.
The Town has been under historic district zoning since 1994, and its Architectural Review Board issues a Certificate of Appropriateness before any alteration visible from the street. Routine interior work that doesn’t change the look is exempt, so a cast iron boiler kept on its chimney stays out of review, while a condensing boiler’s plastic vent through a street-facing wall needs the certificate first. Interior work, like a boiler swapped in the same basement spot on the same chimney, is the exempt kind.
Since January 15, 2018 the Town has had no building department: Prince William County handles mechanical and plumbing permits inside the Town limits, after the Town’s own Zoning Approval. Outside the limits there’s no separate Zoning Approval step, so the same boiler swap takes one approval fewer on the county side. For a boiler, that’s two sign-offs inside the Town and one outside it.
About one in three owner homes in the Town is a townhouse, and in a townhouse the boiler shares a tight utility room, where a wall-hung combi at $12,782 to $16,500 installed often fits better than a floor-standing boiler. Wherever it sits, the expansion tank is the part that most often drags system pressure up toward the relief valve. Fewer than one in ten homes in the Town is rented, so most boiler decisions here are the owner’s own.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and what a boiler call there usually meets.
| Place | Median home built | Most homes are | Heated with | What a boiler call usually meets |
|---|---|---|---|---|
| Bull Run Mountain Estates | 1978 | single-family houses, nearly all | electricity, about 4 in 10 | Little natural gas: a boiler here is usually propane. |
| Haymarket | 1995 | single-family houses, about 6 in 10 | gas, about 6 in 10 | 1980s and 90s houses, mostly forced air; boilers in the older ones. |
By the numbers
From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.
Inside the town limits only, about one in eighteen of the owner homes with Haymarket mail. Dominion Valley, Piedmont and Bull Run Mountain Estates sit outside it, in the county.

Safety and paperwork
Inside the town limits the water heater permit is a Prince William County one, as every building and trade permit has been since January 15, 2018, and the Town wants its Zoning Approval issued before that County application is filed. Source.
Prince William County requires a permit to replace a gas or propane furnace or a gas appliance such as a water heater, even like for like. Replacing an electric water heater with one the same size in the same spot needs no permit. Source.
Prince William County lists any work that alters a home’s heating and air conditioning as permit work, but swapping an electric furnace, heat pump or air conditioning condensing unit for the same type of unit in the same spot is an ordinary repair that needs no permit. Source.
Prince William County Fire and Rescue lists furnaces and water heaters among the household sources of carbon monoxide, and says to put a CO alarm outside each sleeping area and on every level of the home and to test it monthly. Source.
Prince William County Fire and Rescue says to have a qualified technician inspect the heating system and chimneys every year, to make sure nothing blocks the fumes from venting out of the house. Source.

Choosing who works on it
Questions to ask anybody who quotes you, us included.
Ask whether the installer has taken a vent change through Haymarket’s Architectural Review Board, and whether the quote assumes the certificate or the existing chimney.
A hot water boiler is half heating system (the burner, gas valve, flue and controls) and half plumbing (the water loop, circulator pumps, expansion tank, relief valve and zone valves). We hold a Virginia Class A license and run separate heating and plumbing teams, so each half gets a tech who does that trade every day.
A new boiler can stay on the chimney or vent out the wall in plastic pipe. A good quote says which, and whether the chimney needs a liner, because that’s where two quotes for the same boiler usually split.

Questions
A few do. About one in three owner homes in the Town is a townhouse, and where one has hot water heat, space usually points to a wall-hung boiler or a combi.
Prince William County, after the Town’s Zoning Approval. The Town has had no building department since January 15, 2018.
No. We work on hot water boilers, the kind that heat radiators or baseboard, on natural gas or propane. If yours is steam or burns oil, we’ll tell you on the phone, and a switch to a heat pump or a gas or propane boiler is ours to price.
