The cellar floor stays damp
Standing moisture around a boiler rusts its base and its burner long before the boiler stops heating. If your cellar runs wet in the spring, have the base and the controls checked in the fall.
Marshall boilers mostly burn propane, one in five homes’ fuel: tune-ups are $99, replacements $9,900 to $16,500 installed.

A repair starts with the $99 diagnostic. If the fix is a circulator pump, a valve or an expansion tank, you get that price in writing before we start, and you decide.

What’s different in Marshall
Marshall is on the short list of towns where we’ve repaired and replaced boilers. Electricity heats roughly two in three of the 2,109 owner homes in ZIP 20115, propane one in five, and utility gas next to none of them, which is why the boilers we meet in Marshall burn propane from a tank out back.
The village’s oldest houses are on West Main Street: the County plan lists stone and brick buildings there from the early 1800s and I-houses from 1900 to 1920. A boiler in one of those often sits in a cellar, and with seasonal high water tables 10 to 40 inches down in the local soils, a damp cellar can rust a cast iron boiler from the base up. Brick and stone walls also make a new vent opening a bigger job than it sounds, part of why a cast iron boiler often stays on its chimney in those houses.
About one in five owner homes here is older than 1960 and more than four in ten are older than 1980, though the typical one went up in 1986. A condensing boiler moves the vent off the old chimney and out the wall in plastic pipe, and runs $12,782 to $16,500 installed; keeping cast iron on the chimney is the cheaper path. The early 1800s buildings predate central heat entirely, so whatever heats them now was added later, often with piping that runs a long way from the boiler to the far rooms.
Fauquier County wants a permit for any fuel-fired appliance replacement, even in the same spot, and the Department of Community Development in Warrenton issues trade permits over the counter the day the application comes in, with no plans needed. Close to three in ten homes are rented here, which puts the boiler on the landlord’s list rather than the tenant’s.

Safety and paperwork
Outside the town limits, Fauquier County issues the permit. It wants one for any fuel-fired water heater, propane included, and for any heater being moved; an electric one swapped for a similar unit in the same spot counts as an ordinary repair. Trade permits go out over the counter the day the application comes in. Source.

Choosing who works on it
Questions to ask anybody who quotes you, us included.
In a damp cellar, ask the tech to check the base and the burner for rust. What they find decides whether a repair still makes sense.
A hot water boiler is half heating system (the burner, gas valve, flue and controls) and half plumbing (the water loop, circulator pumps, expansion tank, relief valve and zone valves). We hold a Virginia Class A license and run separate heating and plumbing teams, so each half gets a tech who does that trade every day.
A new boiler can stay on the chimney or vent out the wall in plastic pipe. A good quote says which, and whether the chimney needs a liner, because that’s where two quotes for the same boiler usually split.

…excellent service when my boiler needed to be replaced during the polar vortex. Alex Hittle came quickly, … and replaced my boiler quickly. Alex even managed to change their schedule, with the kind permission of their other customer so that I could have heat again in the freezing weather.

No. We work on hot water boilers, the kind that heat radiators or baseboard, on natural gas or propane. If yours is steam or burns oil, we’ll tell you on the phone, and a switch to a heat pump or a gas or propane boiler is ours to price.
