The utility closet is crowded
In a Lorton townhouse a boiler and a water heater can share one small closet. When the boiler goes, a combi that makes the hot water too can take the water heater’s space back.
Lorton boilers are mostly gas-fired and few, with a $99 tune-up and new ones at $9,900 to $16,500 installed.

A repair starts with the $99 diagnostic. If the fix is a circulator pump, a valve or an expansion tank, you get that price in writing before we start, and you decide.

What’s different in Lorton
ZIP 22079 holds 8,814 owner homes; about four in ten went up between 1980 and 1999 and another four in ten since 2000, the typical one in 1997. Those houses were built around ducts and blowers, so a hot water boiler in Lorton usually sits in the roughly one in six owner homes older than 1980. Fewer than one in twenty owner homes is older than 1960.
Lorton is a gas town, six in ten owner homes, and its boilers follow suit. About a third of the homes are townhouses and about one in six are condos, and in those the boiler often shares a utility closet with the water heater, where a wall-hung combi can clear the whole floor.
About one in four Lorton homes is rented, which usually puts the boiler on the owner’s to-do list rather than the tenant’s. Condos are about one in six owner homes, and in those buildings the boiler in the basement typically belongs to the association, so the documents come before the booking.
Detached houses are a bit over four in ten owner homes, and that’s where most of Lorton’s older boilers are, in basement corners with room to work. Replacing one on the County side means a Fairfax County permit even like for like, and keeping a cast iron boiler on the chimney versus going condensing through the wall is the main fork in the written price. A boiler kept on the chimney also keeps any water heater sharing that flue in the conversation, since the written price has to say how the water heater vents afterward.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and what a boiler call there usually meets.
| Place | Median home built | Most homes are | Heated with | What a boiler call usually meets |
|---|---|---|---|---|
| Lorton | 2001 | single-family houses, about 4 in 10 | gas, about 7 in 10 | Built since 2000, almost all forced air. |
| Newington | 1981 | townhouses, about 6 in 10 | electricity, about 6 in 10 | Mostly heat pumps; a boiler is the exception. |
| Laurel Hill | 2002 | single-family houses, about 4 in 10 | gas, about 8 in 10 | Built since 2000, almost all forced air. |
| Mason Neck | 1973 | single-family houses, nearly all | electricity, about 6 in 10 | Mostly heat pumps; a boiler is the exception. |

Choosing who works on it
Questions to ask anybody who quotes you, us included.
A wall-hung combi needs clearances and a wall for its vent. Ask the installer to measure before the quote, not on install day.
A hot water boiler is half heating system (the burner, gas valve, flue and controls) and half plumbing (the water loop, circulator pumps, expansion tank, relief valve and zone valves). We hold a Virginia Class A license and run separate heating and plumbing teams, so each half gets a tech who does that trade every day.
A new boiler can stay on the chimney or vent out the wall in plastic pipe. A good quote says which, and whether the chimney needs a liner, because that’s where two quotes for the same boiler usually split.

…did a great job recommending a new system for a Condo that did not previously have one at all (Old Boiler System). The installation went great.

Questions
Often, because it hangs on the wall and replaces both the boiler and the water heater. It runs $12,782 to $16,500 installed, and the vent goes out through an outside wall.
If the heat exchanger is sound, usually: pumps, valves and expansion tanks are repairs, and on a boiler that old a new circulator can buy years. The $99 diagnostic tells you which kind of job you have.
No. We work on hot water boilers, the kind that heat radiators or baseboard, on natural gas or propane. If yours is steam or burns oil, we’ll tell you on the phone, and a switch to a heat pump or a gas or propane boiler is ours to price.
