The boiler is older than the house’s heat pump neighbors
With so few boilers around, the warning signs get missed: a rumble like a kettle, a relief valve leaving a damp spot, radiators warm only at the bottom. Any of them is worth a fall visit.
Natural gas reaches only 22 of Hamilton’s owner homes, so its boilers burn propane: $99 to tune, $9,900 to $16,500 to replace.

A repair starts with the $99 diagnostic. If the fix is a circulator pump, a valve or an expansion tank, you get that price in writing before we start, and you decide.

What’s different in Hamilton
Natural gas heats just 22 of the 1,298 owner homes in ZIP 20158. Heat pumps and electric heat cover roughly half, propane a little under three in ten, and the boilers we’d meet burn propane from a tank by the house. Hamilton’s housing splits two ways, too: two in five owner homes date from 2000 or later, while nearly four in ten predate 1980 and hold most of its radiators and baseboard.
Loudoun County issues the building permits for boiler work in Hamilton, inside the town limits too. Since October 1, 2025, a replacement that keeps the same BTU rating in the same location doesn’t need submitted plans, which makes a like-for-like cast iron swap the simpler job. A condensing boiler, at $12,782 to $16,500 installed, changes the venting from the chimney to a plastic pipe through the wall or roof, a different mechanical setup.
Oil is still Hamilton’s third fuel, at close to one in five owner homes. When that equipment reaches the end, the choice we price is a propane boiler on the existing radiators or a heat pump, and with about half the town already on electric heat, plenty of neighbors have made the heat pump switch.
Hamilton’s winter is long. The Purcellville station, 2.6 miles away, averages 4,942 heating degree days a year, about 7 percent more than Dulles, and in January 2025 a local station read 5 below zero. A boiler that quits in that kind of cold leaves a house cold fast, which is the case for a fall tune-up at $99 a system. Clear the snow from around a plastic boiler vent after a storm, too.

Safety and paperwork
Loudoun County requires a permit to swap a gas water heater or furnace. Since October 2025, a replacement that keeps the same BTUs in the same spot needs no plans. Source.
In its fall clock-change reminder, Loudoun County’s fire and rescue system tells residents to check their carbon monoxide alarms, and recommends one outside each sleeping area and on each level of the home, tested monthly. Source.
Loudoun County Fire and Rescue says to have heating equipment and chimneys cleaned and inspected every year by a qualified professional, and to keep anything that can burn at least three feet from all heating equipment. Source.

Choosing who works on it
Questions to ask anybody who quotes you, us included.
Ask whether the quote keeps the same BTU rating in the same spot. Since October 2025, that swap needs no submitted plans in Loudoun, which can shorten the wait.
A hot water boiler is half heating system (the burner, gas valve, flue and controls) and half plumbing (the water loop, circulator pumps, expansion tank, relief valve and zone valves). We hold a Virginia Class A license and run separate heating and plumbing teams, so each half gets a tech who does that trade every day.
A new boiler can stay on the chimney or vent out the wall in plastic pipe. A good quote says which, and whether the chimney needs a liner, because that’s where two quotes for the same boiler usually split.

Questions
Loudoun County does, for the town as well as the county side. A same-size boiler in the same spot needs no submitted plans since October 1, 2025.
It depends on the ducts. A house heated by radiators usually has none, so a heat pump there means ductless mini splits; if you keep hot water heat, a Navien combi or a condensing boiler fits the existing radiators.
No. We work on hot water boilers, the kind that heat radiators or baseboard, on natural gas or propane. If yours is steam or burns oil, we’ll tell you on the phone, and a switch to a heat pump or a gas or propane boiler is ours to price.
Ready when you are
Call any time: we run 24/7 emergency service. Or send the form at the top. A tune-up is $99, a repair starts with the $99 diagnostic, and a new boiler gets a written price before any work.
