The addition never agrees with the thermostat
The thermostat lives in the original house, so it’s satisfied while the family room added off the back is still cold. A head in that room, on its own controls, ends the argument.
A one-zone ductless mini split in Vienna runs $7,000 to $10,000 installed, often for an addition, a finished basement or an old house with no ducts.

Where you land in a range is mostly the distance from the outdoor unit to the room, the kind of head and the room left in the electrical panel.
The second zone costs the most because it often needs a bigger outdoor unit. Our mini split cost guide explains.
What’s different in Vienna
Windover Heights, the Town’s historic district in northwest Vienna, is a single-family neighborhood the Town says has changed little since the turn of the century, mostly older homes on meandering, tree-lined streets. A house from that era may have been built for radiators, with no ducts at all, and a mini split cools its rooms without cutting plaster for duct runs. The catch is outside: the Board of Review looks at major exterior changes the street can see, so the outdoor unit and line set belong on a side or back wall.
Past the district, about two in ten homes in the Town went up before 1960. Many have grown since: an addition off the back, a sunroom, a screened porch closed in. The Town reviews that work on its small-scale residential permit, on top of the county’s, and the ductwork rarely grew with the house. A new branch off the old trunk starves the rooms already on it, so the new room gets a head of its own.
Basements are the other Vienna ductless room. Finishing one inside the town goes through the Town’s review, which asks for a floor plan naming each room’s use, and a bedroom or office down there seldom gets enough air from a trunk sized for the floors above. In the rebuilds, a quarter of the Town’s homes, it’s often the far end instead: a room over the garage at the end of the upstairs system.
Out back, the Town doesn’t review a one-story shed or studio of 256 square feet or less, the county’s rules aside, and that’s where a backyard office tends to land. One head and an outdoor unit set against the building handle it, fed by a circuit from the house panel. On the Tysons edge, where three in four homes in that Census area are condos and apartments, the first call goes to the association.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and the room a ductless head usually ends up in.
| Place | Median home built | Most homes are | Heated with | Where ductless usually fits |
|---|---|---|---|---|
| Wolf Trap | 1980 | single-family houses, nearly all | gas, about 7 in 10 | 1980s and 90s houses: the bonus room, the sunroom, the far bedroom. |
| Vienna | 1972 | single-family houses, about 8 in 10 | gas, about 8 in 10 | Additions, sunrooms and upstairs rooms the old ducts barely reach. |
By the numbers
From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.
Nearly the whole town sits in 22180, which it shares with county streets toward Dunn Loring and Merrifield.
Vienna mail outside the town line: Wolf Trap and the Tysons edge in 22182, the Oakton side of 22181, Dunn Loring. The figures are Wolf Trap’s, the biggest piece.
When it’s the right call
The thermostat lives in the original house, so it’s satisfied while the family room added off the back is still cold. A head in that room, on its own controls, ends the argument.
Plenty of older houses got central air added years after they were built, and the rooms at the end of the duct run are the ones that stay warm.
The bonus room, the sunroom, the bedroom over the garage. We check for a closed damper or a crushed duct first; sometimes that’s all it is.

Choosing who installs it
Questions worth asking anybody who quotes you, us included.
In Windover Heights that decides whether the Board of Review gets involved. Ask for the outdoor unit’s spot and the route down the wall marked on a photo before you sign.
If the room’s trouble is a closed damper or a crushed duct, a mini split is an expensive fix for a cheap problem. Ask what they checked first.
Ask whether it covers the line set run, the new circuit and putting the walls back, or only the equipment.

Questions
Usually, per room. Two zones on one outdoor unit run $11,000 to $15,000 installed, and three run $12,500 to $18,000. If the basement gets done this year and the addition might want one later, say so now: a one-head outdoor unit has no spare connection for another.
The mechanical permit is Fairfax County’s, as the Town’s building official, and the county’s permit pages say work inside the town needs the Town’s approval too. In Windover Heights, an outdoor unit the street can see may also need the Board of Review’s Certificate of Appropriateness.
Installed, one zone is $7,000 to $10,000, two zones $11,000 to $15,000 and three zones $12,500 to $18,000, up to $23,000 to $30,000 for six. The HVAC price estimator gives your number.
Both. A ductless system is a heat pump, and cold-climate models keep heating well below freezing, which covers a Northern Virginia winter.
