What it costs
The same price book as our air duct cleaning page, for a home up to 2,000 square feet on one system. We look first: the tech takes a cover off, puts a camera in and photographs what’s in your ducts, then shows you, so you see their current condition before you decide. No charge, including when yours are fine. Then you get the price in writing, then we clean.

A second system bills at 90 percent of the tier, because it’s isolated and cleaned on its own. The calculator on our air duct cleaning page does the arithmetic for a bigger house.
The dryer vent cleaning is the yearly one, and it’s in Comfort+ membership at $199 a year along with a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.

Dryer vent cleaning with the camera run through the line, booked with a year of Comfort+ membership. The same visit found the washer’s hot and cold supply valves leaking in a worn valve box.
September 2026
A dryer vent line cleaned out. The dryer itself wasn’t working that day, so the airflow couldn’t be measured at the hood.

What’s different in Leesburg
The median owner-occupied house in the Town of Leesburg went up in 1996. About four in ten homes in town date from between 1980 and 1999, and more than a third since 2000, so most of what we open here is the system the builder installed: a sheet-metal main trunk down in the basement or up in the attic, flexible runs feeding each room, and a return or two drawing from the hallway. Thirty years of filter changes, some of them late, show up at the returns first.
Downtown, in the Old and Historic District, plenty of houses are older than central air, so their ductwork came later and follows whatever path a carpenter could find: up through a closet, behind a knee wall, across the attic floor. Reaching it takes longer than cleaning it. Fewer than one in twenty homes in town were built before 1960, but those are the visits where looking first matters most.
Outside the town limits the mail still says Leesburg. Lansdowne, in 20176, is unincorporated Loudoun County, and nearly nine in ten of its homes went up since 2000, with close to four in ten in condo or apartment buildings. A Lansdowne condo tends to mean one compact closet air handler and a handful of short duct runs, a quicker visit than a house.
Close to three in ten owner-occupied homes inside the town heat with electricity, usually with a heat pump, which moves air through the same ducts in January and in July. Its indoor coil sits in that airstream, so ask for a look at it while the system is open.
Neighborhood by neighborhood
Census figures for each place, and what that usually means when we open the system. Median year built and heat count owner-occupied homes only.
| Place | Median home built | Most homes are | Heated with | What we usually find |
|---|---|---|---|---|
| Leesburg | 1996 | single-family houses, about 4 in 10 | gas, about 7 in 10 | 1980s and 90s houses: sheet-metal trunks, flexible runs and one big return. |
| Lansdowne | 2005 | condo and apartment buildings, about 4 in 10 | gas, about 8 in 10 | Newer houses: flexible duct, often never cleaned since the builder left. |
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
Inside the town limits: the Old and Historic District downtown, Exeter and Carrvale inside the bypass, Potomac Station and Edwards Landing outside it.
Lansdowne only. It’s the one Census place outside the town limits, so the farms and lots beyond it aren’t in these figures.
When it’s worth doing
About three in ten households in the Town of Leesburg rent. With the rooms empty, every register and return is easy to get at, and the camera photos go in the landlord’s file.
A 2005 house has had twenty years of filter changes, some of them missed, and the system may have run while the drywall went up. Nobody has looked inside since.
You don’t know whether the last owners had three cats or ever took a register cover off. Most new owners want it done once, early, so they know what they’re starting with.
The dryer vent, locally
Ashburn Volunteer Fire and Rescue, one of the companies in Loudoun County’s fire and rescue system, says the dryer vent, from the back of the dryer to the outside of the house, should be cleaned at least once a year, and that longer drying times are a sign it’s clogged. Source.

Choosing who cleans them
Questions to ask anybody who quotes you, us included.
Ductwork added to an old Leesburg house can wind past closets, chimneys and attic framing in ways no drawing shows. A quote from the front walk is a guess at the hardest part, so ask them to look first.
Ask whether they’ll put a camera in and show you photos of what’s inside first. A price given at the door, sight unseen, is a price for the average house, not yours.
The returns are the big grilles that pull air back to the system, and they’re the side that collects dust. A job that only counts supply registers leaves half the system alone.
Ask what it covers: every supply and return, the main trunk, the blower compartment. The $59 mailbox coupon covers getting somebody into the attic.

Aaron is great ! He explained to me about how they clean the dryer vent, he replaced my old one with a flex type vent duct, he showed me the camera he used to see into the dryer vent. Very professional answered all my questions . Definitely 10 out of 10.

Questions
Yes. Lansdowne has a Leesburg 20176 address but sits in Loudoun County, outside the town limits, and condos and houses there are priced the same as in town. Inside a condo, the job is the unit’s own runs plus the closet air handler; a shared trunk or riser belongs to the association, and you get our photos of whatever we can see of it.
No. The Town reviews exterior work in the Old and Historic District, and general maintenance isn’t on its list. Duct cleaning happens inside the house. If a job ever called for a new opening in an outside wall, that would be the time to call the Town’s preservation staff first.
Yes. Inside the bypass in Exeter, Carrvale and Loudoun Hills, outside it in Potomac Station, Edwards Landing and River Pointe, downtown in the historic district, and out in Lansdowne. One price book covers all of it.
$598 for Whole Home Air Duct Cleaning, regularly $798, on a home up to 2,000 square feet with one system, $298 for Return Air Duct Cleaning, and $1,798 with an ActivePure air scrubber installed. Dryer vent cleaning is $199 added to a duct cleaning; on its own it’s $199, normally $298, with a year of Comfort+ membership included.
Sometimes, and the camera photos are how you find out. If the duct walls are furred over, cleaning takes that out of the loop your air runs through, and the before and after are obvious. If the metal is clean, it isn’t worth doing and we’ll say so. The EPA’s position is that routine cleaning hasn’t been shown to prevent health problems, so we don’t sell it that way.
