What it costs

What duct cleaning costs in Fairfax.

The same price book as our air duct cleaning page, for a home up to 2,000 square feet on one system. We look first: the tech takes a cover off, puts a camera in and photographs what’s in your ducts, then shows you, so you see their current condition before you decide. No charge, including when yours are fine. Then you get the price in writing, then we clean.

A second system bills at 90 percent of the tier, because it’s isolated and cleaned on its own. The calculator on our air duct cleaning page does the arithmetic for a bigger house.

The dryer vent cleaning is the yearly one, and it’s in Comfort+ membership at $199 a year along with a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.

What’s different in Fairfax

One Fairfax address, three kinds of duct system.

The City of Fairfax and Mantua are mostly single-family houses from the 1960s, with sheet-metal ducts and returns that are often just panels across the floor joists. Kings Park West runs to 1970s houses and townhouses. Fair Lakes and Fair Oaks went up in the 1990s, and a lot of Fair Oaks is in apartment and condo buildings, where the system is small and the job goes quicker.

So the first question on a Fairfax call isn’t the price, it’s which of those houses you’re in. A 1965 rambler in Mantua and a 1997 townhouse in Fair Lakes are different jobs, and the camera tells us which one before you pay for anything. Merrifield adds a fourth kind: more than half of it built since 2000, mostly condo and apartment buildings with compact systems.

Heating is a bigger share of what we do in Fairfax than in most towns, and the first cold week is when people notice their ducts: the furnace fires for the first time since spring, and the smell in the first ten minutes is whatever has been sitting in the system. If it fades by lunch, it was dust burning off; if the registers still blow grey a week later, that’s when the camera earns its keep.

Kings Park West stands apart on the county side: 1970s houses and townhouses, and close to half of them heat with electricity. A heat pump runs its blower for longer stretches in winter than a gas furnace does, so the filter and the ducts in those houses move more air, and more dust, over a year. Check the filter a month after you change it; in a Kings Park West heat pump house, one that’s grey that soon is the first sign the ducts deserve a look.

Before you book

What a real air duct cleaning in Fairfax includes.

Every supply, every return, and the trunks

The whole system goes under negative pressure from a high-powered vacuum, then brushes and air whips work through every supply and return line, the trunk lines and each branch, so the dust leaves the house instead of landing in your living room. The register and grille faces come off and get washed. You see camera photos of what’s inside before we start, and before and after shots when we can get a clear one.

What it costs, and the coupon in the mailbox

$598 for a Whole Home Air Duct Cleaning, regularly $798, on a home up to 2,000 square feet with one system, priced by the system and in writing. A whole-house coupon for a fraction of that can’t pay for a crew, the equipment and most of a day, so the number climbs once somebody is in the attic, or two registers get a shop vac. Pulling the blower wheel and cleaning it blade by blade is a separate job, not part of the Whole Home price; if the camera shows yours needs it, you get that price first.

When it’s worth it in Fairfax

Dust puffing out of the registers when the system starts, or a mat of it inside a supply duct when you pull a grille. Drywall or renovation dust that went through the system while the work was going on. Droppings or insect debris in the ducts. Or you just bought the house and have no idea what the last owners left in it, which in a 1960s Mantua or City of Fairfax house with joist-bay returns can be a lot.

And when it isn’t

If the camera shows clean metal and nobody in the house is bothered, a cleaning on a schedule isn’t needed, and the EPA says as much. Dust on the furniture by itself is usually a filter question, and a better filter costs far less than a cleaning. When yours don’t need it, that’s what you hear from us.

When it’s worth doing

When duct cleaning is worth it in Fairfax.

The returns are open joist bays

In plenty of 1960s Fairfax houses the return isn’t a duct at all: it’s the space between two floor joists with a panel nailed across the bottom. Sixty years of whatever fell through the grille ends up in there, and it’s the first place the camera goes.

Nobody remembers the last time

Which is most houses. Nobody opens a duct, so it never comes up until somebody looks.

You just finished a renovation

Drywall dust goes wherever the air goes, and the system was running while they sanded.

The dryer vent, locally

What the county says about dryer vents.

Fairfax County

Fairfax County Fire and Rescue tells every household to clean the lint out of the dryer vent pipe once a year, sooner if clothes are taking longer to dry, and to have a gas dryer checked by a professional. Source.

Choosing who cleans them

How to pick the best duct cleaning company in Fairfax.

Questions to ask anybody who quotes you, us included.

  1. Will they tell you when your house doesn’t need it?

A 1990s house in Fair Lakes that’s had its filter changed on schedule can look fine on camera. If yours does, the right answer is to change the filter and check again in a few years, and that’s what a good company tells you.

  2. Do they look before they quote?

Ask whether they’ll put a camera in and show you photos of what’s inside first. A price given at the door, sight unseen, is a price for the average house, not yours.

  3. Do they clean the returns, or only the supply vents?

The returns are the big grilles that pull air back to the system, and they’re the side that collects dust. A job that only counts supply registers leaves half the system alone.

  4. Is the price for the whole system, in writing?

Ask what it covers: every supply and return, the main trunk, the blower compartment. The $59 mailbox coupon covers getting somebody into the attic.

Aaron is great ! He explained to me about how they clean the dryer vent, he replaced my old one with a flex type vent duct, he showed me the camera he used to see into the dryer vent. Very professional answered all my questions . Definitely 10 out of 10.

Questions

Duct cleaning questions from Fairfax.

Is duct cleaning different in an older Fairfax house?

Yes, mostly in where the dust collects. A 1960s house has longer sheet-metal trunks and those joist-bay returns, and the heaviest dust is usually on the return side. A 1990s townhouse in Fair Lakes runs mostly flexible duct off one big return, which takes a softer brush and less time. Either way the photos come before the price.

Do you serve the City of Fairfax as well as the county side?

Yes. Inside the city line and all the Fairfax County streets with a Fairfax address, from Mantua and Kings Park West to Fair Lakes and Fair Oaks. Same crew, same prices. Duct cleaning needs no permit on either side of the line, so the City or County question that matters for a furnace swap never comes up.

Do you clean ducts in Fair Oaks and Merrifield condos?

Yes. Most units in Fair Oaks and Merrifield have one compact air handler in a closet feeding a handful of short runs, which makes for a quicker visit than a house. Check one thing with the association before booking: a dryer vent that climbs through the building, instead of going straight out your own wall, may be theirs to clean.

How often should the ducts in a Fairfax house be cleaned?

There’s no set schedule. NADCA, the duct cleaning industry’s standards body, says to inspect and clean as needed, commonly every three to five years, but the real trigger is what the camera shows: dust you can see, renovation dust or pests. A Fair Lakes townhouse with its filters changed on time can go a long while.

How long does an air duct cleaning take?

A Return Air Duct Cleaning is a couple of hours. A Whole Home Air Duct Cleaning on one system is most of a day, and longer on a big house or with a second system. A whole house promised in under an hour isn’t a duct cleaning.

Will an air duct cleaning help with allergies?

We won’t promise that. The EPA says research hasn’t shown that duct cleaning by itself prevents health problems. What a cleaning does is take settled dust and debris out of the path your air travels, and with a good filter that’s one part of the answer, not a cure.

How much does air duct cleaning cost in Fairfax?

$598 for Whole Home Air Duct Cleaning, regularly $798, on a home up to 2,000 square feet with one system, $298 for Return Air Duct Cleaning, and $1,798 with an ActivePure air scrubber installed. Dryer vent cleaning is $199 added to a duct cleaning; on its own it’s $199, normally $298, with a year of Comfort+ membership included.

Is it worth it?

Sometimes, and the camera photos are how you find out. If the duct walls are furred over, cleaning takes that out of the loop your air runs through, and the before and after are obvious. If the metal is clean, it isn’t worth doing and we’ll say so. The EPA’s position is that routine cleaning hasn’t been shown to prevent health problems, so we don’t sell it that way.
