What it costs

What duct cleaning costs in McLean.

The same price book as our air duct cleaning page, for a home up to 2,000 square feet on one system. We look first: the tech takes a cover off, puts a camera in and photographs what’s in your ducts, then shows you, so you see their current condition before you decide. No charge, including when yours are fine. Then you get the price in writing, then we clean.

What’s different in McLean

Nine-room houses in 22101, condo towers in 22102.

McLean’s mail covers two very different kinds of home. In 22101 the median home has nine rooms or more, the top of the Census scale; across Fairfax County the median is 6.4. A house that size often carries two systems, one in the basement for the main floors and one in the attic for the bedrooms. Each has its own air handler, trunk and returns.

Age splits the same way. Nearly four in ten homes in 22101 went up in the 1950s and 60s, and more than one in ten since 2010. The older ones still run sheet-metal trunks through the basement ceiling. The newer ones mostly run flexible duct through the attic, often zoned with dampers so each floor answers to its own thermostat.

McLean is where we see boilers most. Hot-water heat is a regular part of our McLean heating work, far more than anywhere else we go. In a house heated by a boiler, any ductwork is there for the air conditioning alone, usually an air handler in the attic feeding registers in the ceilings. It’s still worth a look, but it’s an attic job, so tell us where the hatch or pull-down stairs are when you book.

Then there’s 22102, which takes in Tysons. Close to half of all homes in that ZIP are in buildings with 50 or more units, and the median home there has about four rooms. A condo in one of those towers usually has a heat pump or fan coil in a closet with short runs to each room, a much smaller job than a house in Chesterbrook or Kent Gardens. About half the homes in 22102 are rented, so the owner is usually the one who books it.

When it’s worth doing

When duct cleaning is worth it in McLean.

The upstairs rooms are the dusty ones

In a two-system McLean house, the basement unit is the one people walk past. The attic unit serving the bedrooms is out of sight and up a ladder, which makes it the easy one to forget. If the dust is upstairs, that’s the system to open first.

Nobody remembers the last time

Which is most houses. Nobody opens a duct, so it never comes up until somebody looks.

You’re in a condo

In most condos the unit’s own system is the owner’s to keep up, even when the building handles the roof; your association documents say for sure. A small system is a shorter job, and moving in is the time to do it.

The dryer vent, locally

What the county says about dryer vents.

Fairfax County

Fairfax County Fire and Rescue tells every household to clean the lint out of the dryer vent pipe once a year, sooner if clothes are taking longer to dry, and to have a gas dryer checked by a professional. Source.

Choosing who cleans them

How to pick the best duct cleaning company in McLean.

Questions to ask anybody who quotes you, us included.

  1. Will they work in the attic?

In plenty of McLean houses one system lives in the attic, and in a boiler house it may be the only one. Ask whether the crew cleans attic air handlers and the ducts off them, or only what they can reach from the basement.

  2. Do they look before they quote?

Ask whether they’ll put a camera in and show you photos of what’s inside first. A price given at the door, sight unseen, is a price for the average house, not yours.

  3. Do they clean the returns, or only the supply vents?

The returns are the big grilles that pull air back to the system, and they’re the side that collects dust. A job that only counts supply registers leaves half the system alone.

  4. Is the price for the whole system, in writing?

Ask what it covers: every supply and return, the main trunk, the blower compartment. The $59 mailbox coupon covers getting somebody into the attic.

Aaron is great ! He explained to me about how they clean the dryer vent, he replaced my old one with a flex type vent duct, he showed me the camera he used to see into the dryer vent. Very professional answered all my questions . Definitely 10 out of 10.

Questions

Duct cleaning questions from McLean.

My McLean house has two systems. How is duct cleaning priced?

Per system. $598 is Whole Home Air Duct Cleaning on one system in a home up to 2,000 square feet, and a second system bills at 90 percent of the tier because it’s isolated and cleaned on its own. A nine-room house is often past 2,000 square feet, so the calculator on our air duct cleaning page is the quicker way to your number.

We heat with a boiler. Do we have ducts to clean?

If the house has central air, yes: the ducts that carry the cooling, usually in the attic with registers in the ceilings. If it’s radiators or baseboard with window units, there’s nothing for us to clean, and we’ll tell you that on the phone instead of sending anyone out.

Do you clean ducts in Tysons condos?

Yes, the unit’s own system: the heat pump or fan coil in the closet and the runs to each room. A shared exhaust shaft or anything else serving the whole tower is the building’s to keep up, so check your condo documents for that part.

How much does air duct cleaning cost in McLean?

$598 for Whole Home Air Duct Cleaning, regularly $798, on a home up to 2,000 square feet with one system, $298 for Return Air Duct Cleaning, and $1,798 with an ActivePure air scrubber installed. Dryer vent cleaning is $199 added to a duct cleaning; on its own it’s $199, normally $298, with a year of Comfort+ membership included.

Is it worth it?

Sometimes, and the camera photos are how you find out. If the duct walls are furred over, cleaning takes that out of the loop your air runs through, and the before and after are obvious. If the metal is clean, it isn’t worth doing and we’ll say so. The EPA’s position is that routine cleaning hasn’t been shown to prevent health problems, so we don’t sell it that way.
