The hallway return is grey
In a 1980s Chantilly house that one big grille pulls air for the whole floor, so it’s where dust shows first. If it’s grey again a week after you wiped it, the duct behind it is worth a camera look.
Whole Home Air Duct Cleaning is $598, regularly $798, for a home up to 2,000 square feet on one system.

What it costs
The same price book as our air duct cleaning page, for a home up to 2,000 square feet on one system. We look first: the tech takes a cover off, puts a camera in and photographs what’s in your ducts, then shows you, so you see their current condition before you decide. No charge, including when yours are fine. Then you get the price in writing, then we clean.

A second system bills at 90 percent of the tier, because it’s isolated and cleaned on its own. The calculator on our air duct cleaning page does the arithmetic for a bigger house.
The dryer vent cleaning is the yearly one, and it’s in Comfort+ membership at $199 a year along with a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.
Recent work
What our technicians found and fixed on visits in Chantilly, from their notes on each job.
September 2026
Blower motor and capacitor replaced, the blower wheel pulled and cleaned, and the ductwork cleaned on the same visit.
September 2026
Air duct cleaning of every supply and register, with the registers washed or brushed where dust had built up.
August 2026
Air duct cleaning of every supply and return. The dryer vent check on the same visit found the dryer line pulled apart inside the drywall.
What’s different in Chantilly
In 20151, most houses went up in the 1980s and 90s, and most still run their original ductwork: sheet-metal trunks, flexible runs off them, one big return in the hallway, and a bonus room over the garage that never quite gets enough air. The median house there was built in 1987, so a lot of those systems have close to forty years of air behind them, and plenty have never been opened up.
20152 is the South Riding side, in Loudoun County. The houses there are newer, the median one built in 2006, and nearly half are townhouses. In those townhouses the dryer vent often climbs through the house to the roof, and it gets cleaned with the ducts for $199; booked by itself it’s $199, normally $298, with a year of Comfort+ membership included.
The two sides don’t share a county, so they don’t share a water company or a permit office either. For duct cleaning that changes nothing: no permit on either side, the same tiers, the same camera photos first. For a furnace or water heater swap it does: in 20152 the permit comes from Loudoun County, not Fairfax.
About half the Chantilly addresses we work at are on the Loudoun side, where the mail still says Chantilly. Those South Riding houses are around twenty years old, and a lot of them still move air through the flexible duct the builder ran: fine with a gentle brush and a strong vacuum, easy to tear with anything rougher. If the camera photos show a run that’s crushed or torn, you hear about it before any cleaning starts.
Neighborhood by neighborhood
Census figures for each place, and what that usually means when we open the system. Median year built and heat count owner-occupied homes only.
| Place | Median home built | Most homes are | Heated with | What we usually find |
|---|---|---|---|---|
| South Riding | 2006 | single-family houses, about 5 in 10 | gas, about 8 in 10 | Townhouse streets: an air handler in a closet or attic, and a long dryer vent run. |
| Chantilly | 1987 | single-family houses, about 6 in 10 | gas, about 5 in 10 | 1980s and 90s houses: sheet-metal trunks, flexible runs and one big return. |

When it’s worth doing
In a 1980s Chantilly house that one big grille pulls air for the whole floor, so it’s where dust shows first. If it’s grey again a week after you wiped it, the duct behind it is worth a camera look.
A 2005 house has had twenty years of filter changes, some of them missed, and the system may have run while the drywall went up. Nobody has looked inside since.
In a townhouse the vent usually runs a long way to the roof or the back wall. When clothes stop drying in one cycle, that line is the first thing to check, and it’s the one with a fire risk behind it.
The dryer vent, locally
Fairfax County Fire and Rescue tells every household to clean the lint out of the dryer vent pipe once a year, sooner if clothes are taking longer to dry, and to have a gas dryer checked by a professional. Source.
Ashburn Volunteer Fire and Rescue, one of the companies in Loudoun County’s fire and rescue system, says the dryer vent, from the back of the dryer to the outside of the house, should be cleaned at least once a year, and that longer drying times are a sign it’s clogged. Source.

Choosing who cleans them
Questions to ask anybody who quotes you, us included.
Duct work is a long visit, so it helps when the crew isn’t coming across the county. Our shop is on Lafayette Center Drive in Chantilly, and the same crew covers 20151 and 20152 at the same price.
Ask whether they’ll put a camera in and show you photos of what’s inside first. A price given at the door, sight unseen, is a price for the average house, not yours.
The returns are the big grilles that pull air back to the system, and they’re the side that collects dust. A job that only counts supply registers leaves half the system alone.
Ask what it covers: every supply and return, the main trunk, the blower compartment. The $59 mailbox coupon covers getting somebody into the attic.

Aaron and Marshall were honest with me and did a good job cleaning the dryer vent.

Questions
Usually not. That room is at the end of the longest run and sits over an unheated garage, so it’s an airflow problem more than a dirty one. Cleaning won’t fix it; a damper adjustment, a zoning change or a ductless head will, and we’ll tell you which. The camera still earns a look there, because a flex run crushed somewhere over the garage starves that room just as badly.
Yes. The mail says Chantilly, the county is Loudoun, and it’s just down Route 50 from the shop. South Riding townhouses usually run one system. Bigger single-family houses there often have a second one for the upstairs, and that one is cleaned and priced on its own, at 90 percent of the tier.
Yes. A lot of those townhouses keep the air handler in the attic or a closet on the top floor. All we need is a clear path to it, so tell us about the access when you book and the crew brings the right ladder.
$598 for Whole Home Air Duct Cleaning, regularly $798, on a home up to 2,000 square feet with one system, $298 for Return Air Duct Cleaning, and $1,798 with an ActivePure air scrubber installed. Dryer vent cleaning is $199 added to a duct cleaning; on its own it’s $199, normally $298, with a year of Comfort+ membership included.
Sometimes, and the camera photos are how you find out. If the duct walls are furred over, cleaning takes that out of the loop your air runs through, and the before and after are obvious. If the metal is clean, it isn’t worth doing and we’ll say so. The EPA’s position is that routine cleaning hasn’t been shown to prevent health problems, so we don’t sell it that way.
