Both visits include a whole-home plumbing check: supply lines, shutoffs, a pressure reading, drains, toilets and traps.

One per household, owner-occupied homes, limited time. A leaking tank, or one that’s 15 years old, needs repair or replacement, not a flush.

More for the money: Comfort+ membership, $199 a year, includes the flush and its plumbing check every year, plus a sewer camera inspection, a dryer vent cleaning and heating and cooling maintenance visits.

What’s different in Chantilly

Both sides of Chantilly drink Potomac water, so one flush rule covers the town.

The county line runs through Chantilly, and the water company changes with it. In 20151 it’s Fairfax Water, which serves 97 percent of Fairfax County residents according to the county water plan. On the 20152 side toward South Riding it’s Loudoun Water, which prints no hardness figure and sends customers to Fairfax Water for one, because Fairfax Water’s Corbalis plant on the Potomac supplies much of its water. That plant ran 4.1 to 10.8 grains per gallon in 2025.

Most of 20151 went up in the 1980s and 90s. The original heaters are long gone, and the ones there now range from last year’s to worn out; the label settles which. The South Riding side is younger, its median home built in 2006 and nearly half of it townhouses, which means plenty of first tanks have reached the age when the anode rod gives out.

Loudoun Water’s own FAQ says calcium and phosphate build up inside the water heater, and that plastic bits in the faucet screens usually mean the heater’s dip tube is breaking down, which starts with a flush. If you’re finding white flecks in the aerators, mention it when you book; it changes what we look at first.

Our shop is on Lafayette Center Drive in 20151, so Chantilly is the shortest drive we make. Water heaters come up more often in Chantilly than in most towns we serve, and a yearly flush is the least expensive way to keep yours off that list.

When it’s due

Why people in Chantilly book a flush.

The tank is as old as the house

Plenty of South Riding heaters went in with the house around 2006. A tank that old and never flushed is a judgment call, because the drain valve can stick or drip once it’s opened, so we read the label and look the tank over before we drain anything.

It pops or rumbles

That’s water boiling under a layer of sediment on the bottom of the tank. A flush clears it out.

Nobody knows when it was last done

Which is most houses. The drain valve at the bottom of the tank has usually never been opened.

Choosing who does it

How to pick who flushes your water heater in Chantilly.

Questions worth asking anybody you call, us included.

  1. Do you work the Loudoun side of Chantilly too?

Yes. We work both sides of the county line, 20151 and 20152, at the same prices, from the shop in 20151.

  2. Do they check the anode rod and test the relief valve?

The anode is the part that corrodes so the tank doesn’t, and the relief valve is the tank’s safety valve. A flush that skips both is just draining water.

  3. On a tankless, do they pump descaler through it?

A real descale isolates the heater at its service valves and pumps solution through the heat exchanger, then rinses it and cleans the inlet screen.

SwiftPro delivered and installed a 75 gallon AO Smith water heater. Zabi was very professional in his communication, plumbing, testing, and cleanup. Good crew to move new heater to basement utility room and take out the old heater.

Questions

Water heater flush questions from Chantilly.

Does the Loudoun side of Chantilly get different water?

Not much. Most of what Loudoun Water delivers is Potomac water, a lot of it treated at Fairfax Water’s Corbalis plant, which ran 4.1 to 10.8 grains per gallon in 2025. Both sides of Chantilly want the flush every year.

Do you descale tankless heaters in South Riding townhouses?

Yes, wherever it’s mounted. The descale runs through the service valves with a pump, and if yours has no valves, we price adding a set before we start.

How much does a water heater flush cost in Chantilly?

$99 right now for a tank, normally $199, with a whole-home plumbing check. A tankless descale is $300 right now, regularly $350. Comfort+ membership, $199 a year, includes the flush every year.
