What it costs
Same prices as our water heater flush page, anywhere in Northern Virginia, and you pay after the visit.
Tank water heater flush, with the plumbing check
$99, normally $199
Tankless descale, with the plumbing check
$300, regularly $350
Comfort+ membership, a water heater flush with a sewer camera inspection every year included
$199 a year
Both visits include a whole-home plumbing check: supply lines, shutoffs, a pressure reading, drains, toilets and traps.
One per household, owner-occupied homes, limited time. A leaking tank, or one that’s 15 years old, needs repair or replacement, not a flush.
More for the money: Comfort+ membership, $199 a year, includes the flush and its plumbing check every year, plus a sewer camera inspection, a dryer vent cleaning and heating and cooling maintenance visits.
What’s different in Ashburn
About seven in ten Ashburn homes were built after 2000. Brambleton’s median home went up in 2011, Loudoun Valley Estates’ in 2013, One Loudoun’s in 2015. A heater that came with a 2005 house is twenty years old now, well past where most tanks give out, and one from 2012 is at the age where the anode rod is usually spent. In Ashburn, the flush is often the first time anyone has looked at the tank.
Most of Ashburn is on Loudoun Water, which serves over 80,000 Loudoun households from its headquarters here. It prints no hardness number of its own and points you to Fairfax Water, since much of the supply is Potomac water from Fairfax Water’s Corbalis plant: 70 to 185 milligrams per liter in 2025, or 4.1 to 10.8 grains per gallon, and hardest in the fall.
Loudoun Water’s FAQ is candid about what that water does inside a house: calcium and phosphate build up in the water heater. Its spring hydrant flushing began the week of March 23 this year and ran for about three months, the stretch when it asks people to hold off on laundry while crews are working their street.
Brambleton and Loudoun Valley Estates are about half townhouses, and in Ashburn proper close to three in ten homes are in condo and apartment buildings, so a good share of Ashburn heaters sit in closets and utility rooms rather than an open basement. Those drain to a bucket or the washer’s standpipe, and the drip pan gets checked on the way.
Neighborhood by neighborhood
Census figures for each place, and what we’d look at first on a flush there. Median year built and heat count owner-occupied homes only.
| Place | Median home built | Most homes are | Heated with | What we’d look at first |
|---|---|---|---|---|
| Ashburn | 1998 | single-family houses, about 4 in 10 | gas, about 8 in 10 | A yearly flush, and a look at the anode rod. |
| Brambleton | 2011 | townhouses, about 5 in 10 | gas, about 8 in 10 | Townhouses: utility rooms and closets, so we check the pan and the valves. |
| Broadlands | 2004 | single-family houses, about 6 in 10 | gas, about 9 in 10 | Newer houses: original tanks reaching the age for an anode check. |
| Loudoun Valley Estates | 2013 | townhouses, about 6 in 10 | gas, about 8 in 10 | Townhouses: utility rooms and closets, so we check the pan and the valves. |
| Belmont | 2005 | single-family houses, about 6 in 10 | gas, about 9 in 10 | Newer houses: original tanks reaching the age for an anode check. |
| Moorefield | 2015 | townhouses, about 6 in 10 | gas, about 7 in 10 | Townhouses: utility rooms and closets, so we check the pan and the valves. |
| One Loudoun | 2015 | townhouses, about 4 in 10 | gas, about 7 in 10 | Townhouses: utility rooms and closets, so we check the pan and the valves. |
| University Center | 1996 | condo and apartment buildings, about 4 in 10 | gas, about 8 in 10 | Closet heaters over a pan: we flush to a bucket or the laundry drain. |

When it’s due

Which is most houses. The drain valve at the bottom of the tank has usually never been opened.
E016 or E030 on a Navien, LC on a Rinnai. Scale in the heat exchanger is the usual reason, and a descale is the fix.
Choosing who does it
Questions worth asking anybody you call, us included.
Not in its 2025 report. Its supply leans on Potomac water treated at Fairfax Water’s Corbalis plant, which ran 70 to 185 milligrams per liter in 2025.
The anode is the part that corrodes so the tank doesn’t, and the relief valve is the tank’s safety valve. A flush that skips both is just draining water.
A real descale isolates the heater at its service valves and pumps solution through the heat exchanger, then rinses it and cleans the inlet screen.

Questions
Depends on the year on the label. Under ten years old, yes, every year. Past fifteen and never flushed, opening the drain can start a leak, so we’d look first and tell you straight whether the money belongs to a flush or to the next heater.
Every spring. In 2026 it started the week of March 23 and ran about 12 to 15 weeks. If the water looks off while crews are on your street, hold the laundry until it clears.
