Dark specks in the hot water only
When the cold taps run clear and the hot ones carry black or rusty grit, the tank is where it’s piling up. On water the Town treats for iron and manganese, a flush is the first thing to try.
Middleburg’s Town water comes from five wells, three of them softened; a tank flush here is $99 right now, and a tankless descale $300.

What it costs
Same prices as our water heater flush page, anywhere in Northern Virginia, and you pay after the visit.
Tank water heater flush, with the plumbing check
$99, normally $199
Tankless descale, with the plumbing check
$300, regularly $350
Comfort+ membership, a water heater flush with a sewer camera inspection every year included
$199 a year
Both visits include a whole-home plumbing check: supply lines, shutoffs, a pressure reading, drains, toilets and traps.
One per household, owner-occupied homes, limited time. A leaking tank, or one that’s 15 years old, needs repair or replacement, not a flush.
More for the money: Comfort+ membership, $199 a year, includes the flush and its plumbing check every year, plus a sewer camera inspection, a dryer vent cleaning and heating and cooling maintenance visits.
What’s different in Middleburg
Inside the town limits the water comes from five Town wells, pumped up into two water towers. All of it is chlorinated, with a phosphate added so the mains don’t oxidize, and three of the wells get softening plus greensand filtration to pull iron and manganese down. What the Town’s 2025 water quality report doesn’t print is a hardness figure, so the first flush is how you find out.
The bucket tells the story. White or tan grit that crunches is mineral scale. Rusty orange silt is iron, and black or dark brown specks are usually manganese, the two metals the Town’s greensand filters are there to catch; whatever slips past settles on the bottom of a tank, where the water sits still and hot. Seeing what comes out sets how often your tank needs it.
Past the town limits the Town’s water stops, and a house out there usually draws from its own well. Loudoun County’s groundwater brochure says well yields vary across western Loudoun because the water rises through fractures in the bedrock, and what the water carries often differs from one well to the next too. A hardness test at the tap is where a well house starts; the well and its pump are a well company’s work.
About one owner in five heats with propane, and the water heater usually shares the tank in the yard. On a propane heater, sediment piles up on the steel bottom right over the flame, so the tech checks the burner and the draft at the flue too. In July 2026, with the Town’s wells running low, the Council made water conservation mandatory; a flush drains indoors, and the plumbing check that comes with it hunts down the slow drips the wells can’t spare.
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
ZIP 20117 as a whole: every Middleburg address, the Town and the farms around it, about a tenth of the land in Fauquier County. The Census place for the Town alone has too few homes for steady figures.
When it’s due
When the cold taps run clear and the hot ones carry black or rusty grit, the tank is where it’s piling up. On water the Town treats for iron and manganese, a flush is the first thing to try.
That’s water boiling under a layer of sediment on the bottom of the tank. A flush clears it out.
Which is most houses. The drain valve at the bottom of the tank has usually never been opened.
Choosing who does it
Questions worth asking anybody you call, us included.
Softened water lays down less scale, but it tends to wear through the anode rod faster. If your house has a softener, which on Town water also means a check valve on its line, ask the tech to pull the anode and tell you how much is left.
The anode is the part that corrodes so the tank doesn’t, and the relief valve is the tank’s safety valve. A flush that skips both is just draining water.
A real descale isolates the heater at its service valves and pumps solution through the heat exchanger, then rinses it and cleans the inlet screen.

Zabi did a great job. Fill valve, flush valve and gaskets replaced on this 30-yr-old toilet. No leaks, no run-on.

Questions
Start once a year. With no published hardness number, the first flush is the test: a bucket of scale says keep it yearly, a nearly clean one says the tank can likely go longer, and black or rusty silt says watch it.
Same flush, $99 right now with the whole-home plumbing check. Well water can also carry fine sand or silt that settles in a tank, so a well house often gives up more in the bucket. We don’t work on the well itself.
$99 right now for a tank, normally $199, with a whole-home plumbing check. A tankless descale is $300 right now, regularly $350. Comfort+ membership, $199 a year, includes the flush every year.
