What it costs
Same prices as our water heater flush page, anywhere in Northern Virginia, and you pay after the visit.
Tank water heater flush, with the plumbing check
$99, normally $199
Tankless descale, with the plumbing check
$300, regularly $350
Comfort+ membership, a water heater flush with a sewer camera inspection every year included
$199 a year
Both visits include a whole-home plumbing check: supply lines, shutoffs, a pressure reading, drains, toilets and traps.
One per household, owner-occupied homes, limited time. A leaking tank, or one that’s 15 years old, needs repair or replacement, not a flush.
More for the money: Comfort+ membership, $199 a year, includes the flush and its plumbing check every year, plus a sewer camera inspection, a dryer vent cleaning and heating and cooling maintenance visits.
What’s different in Bristow
Prince William Water serves western Prince William, Bristow included, from its West system, and the water there is a blend. The utility’s 2025 water quality report puts the Potomac share, treated at Fairfax Water’s Corbalis plant, at more than nine million gallons a day, and the Lake Manassas share, treated by the City of Manassas, at nearly five. So roughly two glasses in three are Potomac water. The utility rates the West system moderately hard: 3.5 to 7.0 grains per gallon.
The rating is a range for a reason. Prince William Water tests the West system every quarter at the two places water enters it, and in 2025 one entry point ran 44 to 62 mg/L, about 2.6 to 3.6 grains per gallon, while the other ran 78 to 168, about 4.6 to 9.8. Navien asks for a yearly descale above 4 grains without a softener, and only the softer entry point stays under it. A test at your own tap settles it for your house; without one, plan on a descale every year for a tankless on utility water here, and a flush every year for a tank, however new the house.
Age is the other half. With the median Bristow owner home built in 2004 by the Census count, most original tanks have already been replaced, and the second-round tanks from around the mid 2010s are at the age where a yearly flush and an anode check do the most good. An original that has never been drained is different: its plastic drain valve may not seal again once it’s opened, so an old original is a conversation before it’s a flush.
A house on a private well has no utility report to go by. Prince William Water’s lab tests well water, hardness included, for people who aren’t its customers, and that number sets the schedule. Well water can carry grit a treatment plant would have taken out, and it ends up on the bottom of the tank. We flush the heater and check the anode and the relief valve; the well itself is a well contractor’s job.

When it’s due

Which is most houses. The drain valve at the bottom of the tank has usually never been opened.
E016 or E030 on a Navien, LC on a Rinnai. Scale in the heat exchanger is the usual reason, and a descale is the fix.
Choosing who does it
Questions worth asking anybody you call, us included.
On a tank near twenty with nothing ever drained from it, a flush can disturb more than it clears. A good tech reads the date first and tells you if the money belongs toward the next heater instead.
The anode is the part that corrodes so the tank doesn’t, and the relief valve is the tank’s safety valve. A flush that skips both is just draining water.
A real descale isolates the heater at its service valves and pumps solution through the heat exchanger, then rinses it and cleans the inlet screen.

SwiftPro delivered and installed a 75 gallon AO Smith water heater. Zabi was very professional in his communication, plumbing, testing, and cleanup. Good crew to move new heater to basement utility room and take out the old heater.

Questions
Moderately hard, by Prince William Water’s rating for its West system: 3.5 to 7.0 grains per gallon. Its 2025 tests where water enters that system ran from about 2.6 grains at the softer entry point to about 9.8 at the harder one, so a yearly tank flush, and a yearly descale on a tankless without a softener, is the safe schedule.
Two places. Prince William Water blends Potomac River water from Fairfax Water’s Corbalis plant with Lake Manassas water from the City of Manassas plant for its customers in western Prince William. The Potomac side is the bigger share: more than nine million gallons a day against nearly five.
Yes, and the well’s own hardness sets how often. Get it tested; Prince William Water’s lab does well tests for non-customers. We don’t work on the well, but we’ll flush the tank, check the anode and the relief valve, and show you what came out.
