What it costs
Same prices as our water heater flush page, anywhere in Northern Virginia, and you pay after the visit.
Tank water heater flush, with the plumbing check
$99, normally $199
Tankless descale, with the plumbing check
$300, regularly $350
Comfort+ membership, a water heater flush with a sewer camera inspection every year included
$199 a year
Both visits include a whole-home plumbing check: supply lines, shutoffs, a pressure reading, drains, toilets and traps.
One per household, owner-occupied homes, limited time. A leaking tank, or one that’s 15 years old, needs repair or replacement, not a flush.
More for the money: Comfort+ membership, $199 a year, includes the flush and its plumbing check every year, plus a sewer camera inspection, a dryer vent cleaning and heating and cooling maintenance visits.
What’s different in Manassas
Manassas is the one place we work where the honest answer changes with the address. Inside the City the water comes from Lake Manassas, and the City’s 2025 report lists hardness at 47 parts per million, 2.7 grains per gallon. That’s soft. Navien asks for no yearly descale under 4 grains, so a tankless on City water can go longer.
Cross the city line and most Manassas addresses are on Prince William Water, which says Greater Manassas and Manassas South get a blend of Lake Manassas water and Potomac water from Fairfax Water. Its 2025 tests ran 2.6 to 10.5 grains per gallon across its systems, and out there a tankless goes back on the yearly schedule. Manassas Park is its own city with its own utility; your water bill says who you’re on.
A tank on soft water still earns its yearly flush. It builds less scale, but sediment still settles and the anode rod still wears. Prince William Water puts it plainly in its FAQ: most manufacturers recommend annual water heater cleansing.
Nearly half the City’s houses went up in the 1980s and 90s, and about three in ten are townhouses, so the heater is usually in a basement or a closet off the laundry. Sudley, just outside the line, is older, its median home built in 1977, and closer to half townhouses.
Neighborhood by neighborhood
Census figures for each place, and what we’d look at first on a flush there. Median year built and heat count owner-occupied homes only.
| Place | Median home built | Most homes are | Heated with | What we’d look at first |
|---|---|---|---|---|
| City of Manassas | 1985 | single-family houses, about 4 in 10 | electricity, about 5 in 10 | A yearly flush, and a look at the anode rod. |
| Buckhall | 1995 | single-family houses, about 8 in 10 | electricity, about 5 in 10 | A yearly flush, and a look at the anode rod. |
| Sudley | 1977 | townhouses, about 4 in 10 | gas, about 6 in 10 | Townhouses: utility rooms and closets, so we check the pan and the valves. |
| Independent Hill | 2000 | single-family houses, nearly all | gas, about 6 in 10 | Newer houses: original tanks reaching the age for an anode check. |
| Bull Run | 1995 | condo and apartment buildings, about 5 in 10 | gas, about 7 in 10 | Closet heaters over a pan: we flush to a bucket or the laundry drain. |
| Yorkshire | 1984 | single-family houses, about 4 in 10 | gas, about 5 in 10 | A yearly flush, and a look at the anode rod. |
| Loch Lomond | 1968 | single-family houses, nearly all | gas, about 7 in 10 | Older houses on their second or third heater: we read the label first. |
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
The whole City sits in ZIP 20110. It runs its own water, sewer and electric service.
Sudley and Bull Run in 20109, Yorkshire and most of Buckhall in 20111, Independent Hill in 20112, plus the county edges of 20110.
When it’s due
That’s water boiling under a layer of sediment on the bottom of the tank. A flush clears it out.
Which is most houses. The drain valve at the bottom of the tank has usually never been opened.
E016 or E030 on a Navien, LC on a Rinnai. Scale in the heat exchanger is the usual reason, and a descale is the fix.
Choosing who does it
Questions worth asking anybody you call, us included.
The anode is the part that corrodes so the tank doesn’t, and the relief valve is the tank’s safety valve. A flush that skips both is just draining water.
A real descale isolates the heater at its service valves and pumps solution through the heat exchanger, then rinses it and cleans the inlet screen.

Excellent service and attention to detail. James was super thorough and explained everything to me. I highly recommend them for any plumbing needs
SwiftPro delivered and installed a 75 gallon AO Smith water heater. Zabi was very professional in his communication, plumbing, testing, and cleanup. Good crew to move new heater to basement utility room and take out the old heater.

Questions
Inside the City, yes: 47 parts per million in its 2025 report, 2.7 grains per gallon. Outside the city limits Prince William Water blends in Potomac water, and its 2025 tests ran 2.6 to 10.5. City water lets a tankless go longer between descales.
Yes, with less to flush out. Soft water makes less scale, but a tank still collects sediment and the anode still wears, so the flush and the anode check still pay for themselves.
