The City of Manassas got its room to grow late. In the early 1970s the Town took in 5.7 square miles from the county, much of it undeveloped, became a city in 1975 and annexed the Godwin Drive area in 1984. The Census shows what followed: close to half the City’s homes went up between 1980 and 1999, and the typical owner’s house dates from 1985.
A house from those years has usually been through one furnace and air conditioner already, the originals pulled around the turn of the century, often together. The second pair is now about as old as the first one got. More of our Manassas visits are replacement estimates than in most towns we serve.
The City splits almost evenly on fuel. In its electric half the indoor unit is usually an air handler, so the like-for-like job is a heat pump system, $8,499 to $21,650 installed. In the gas half, and most of the county side, it’s a gas furnace with the cooling coil on top and an air conditioner out back: the pair this page prices.
On the county side the calendar varies. Sudley, median 1977 and close to half townhouses, is likely on its third pair. A 1995 house in Bull Run or Buckhall that still has its originals is thirty years in. Independent Hill, median 2000, is the newest: plenty of its houses still run the builder’s pair, and a two-story one often has two systems, each priced on its own line.
