What’s different in Centreville
Centreville’s owner homes are mostly from 1980 to 1999, 69 percent of them, and the median is 1990. A builder’s furnace and air conditioner from those years usually wore out in the 2000s or early 2010s, and often the two were replaced on one visit. A pair put in together back then is roughly fifteen to twenty years old now, nearing the end of its run on one schedule. That’s the case for pricing both at once.
About one Centreville home in five went up in 2000 or later. Plenty of those still run the furnace and condenser the builder set, the oldest now past twenty years. A condenser made before 2010 most likely holds R-22, and once one of those leaks, the repair and the replacement belong on the same piece of paper.
In a townhouse, close to half of what’s here, the furnace and coil sit on the lowest level and the condenser on a small pad out back, sometimes under the deck. A new outdoor unit can be taller or wider than the one it replaces and needs open air around it, so the spot under the deck gets measured before the price is final, not on install day. An association may have rules for it, too.
Part of Centreville buys its power from NOVEC rather than Dominion, Fairfax County’s utility list says. NOVEC’s load management program puts a switch on an enrolled home’s central air conditioner that cycles the compressor ten minutes of every half hour at peak demand. If there’s one of those boxes by your outdoor unit, mention it when you book, and ask NOVEC at 703-335-0500 what it wants done with it when the old unit comes out.
By the numbers
From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.
When it’s time
In a three-level townhouse the system sits on the lowest level and the bedrooms are two floors up. Replacing both halves is the moment to fix that, with the blower, the returns and the upstairs runs checked, instead of buying the same size again.
A new outdoor unit needs a matching coil, and on a gas system the coil sits on the furnace. If the furnace is as old, do both and open that closet once.
The label on its side names the refrigerant. R-22 hasn’t been made or imported in the US since 2020, so a leak gets expensive. Replace it on your schedule, not in July.
Permits and sign-offs
Fairfax County lists replacing a heating or cooling system as mechanical permit work. Source.
Fairfax County requires a permit to replace any gas appliance, even like for like: a gas water heater, furnace or boiler. Replacing a fuel-burning appliance also needs a chimney vent certification. Source.
Fairfax County asks for an A2L refrigeration system certification with the permit for any heat pump or air conditioner that runs on the newer A2L refrigerants. Source.

Choosing who installs it
Ask every company that quotes the job, us included.
If the lowest level of the house was finished after it was built, the old system was sized for a smaller house. Ask whether the quote is based on all three floors as they are today, not on the number printed on the old label.
The old size is a guess somebody made years ago. Ask whether they measure the house and check the ductwork first. Too big short cycles; too small runs all afternoon in August.
Furnace, outdoor unit, matching coil, refrigerant lines, thermostat, permit and hauling the old one away. If it isn’t on the paper, ask.
Our free second opinion looks at the system you were quoted on and tells you what it actually needs, with our price if you want it.

Questions
Probably not. A quarter of Centreville homeowners heat electric, and in those houses the indoor half is an air handler with heat strips, not a furnace. The matching job is a heat pump system, priced in the table above.
Find out what failed. The $99 diagnostic visit names the problem and prices the repair, and you get the replacement range beside it to decide. If you’d rather start from your own number, the HVAC replacement estimator gives you one.

No. If the AC is young and only the furnace failed, replace the furnace. If they’re the same age, do both: a new outdoor unit needs a matched coil, and one built for the old refrigerant isn’t rated for the new one.

Call, send the form at the top, or take the HVAC replacement estimator first. We measure before we quote, and if a repair makes more sense than a new system, you’ll hear that first.
