The AC died and the furnace is the same age
A new outdoor unit needs a matching coil, and on a gas system the coil sits on the furnace. If the furnace is as old, do both and open that closet once.

Furnace and AC replacement in Dunn Loring runs $8,898 to $23,000 installed. The 1990s built the most houses in 22027, and their second systems are aging now.

What’s different in Dunn Loring
The weather station nearest Dunn Loring with thirty years of normals sits 3.6 miles west in Vienna, and it runs cooler in summer than the airports people tend to quote. July there averages a high of about 84 degrees, against nearly 88 at Dulles and about 90 at Reagan National, and it reaches 90 on about 13 days a year where Dulles sees about 33. Its winters, though, add up to roughly 4,900 heating degree days. A system here heats first and cools second.
That’s a reason to work the size out from the house rather than copy the old label. An air conditioner sized for an airport summer is too big for this one: it chills the rooms fast and shuts off before it has wrung the moisture out, leaving the upstairs cool but clammy on a muggy June night.
In 22027 the 1990s built 217 of the ZIP’s 659 homes, more than any other decade, and the 1980s another 125. The pair those builders installed ran on R-22, and many of those houses have already replaced it once, often in the R-410A years after 2010. That second pair is now in its teens, and a new outdoor unit can’t simply join half of it: today’s units run on the newer A2L refrigerants and need an indoor coil made for them, and that coil sits on top of the furnace.
Look up before the new outdoor unit goes down, too. The National Weather Service log for the June 29, 2012 derecho puts estimated gusts near 70 miles an hour in Dunn Loring, with three large branches across two lanes of Prosperity Avenue, and in July 2017 a thunderstorm dropped a tree onto a Metro car at the Dunn Loring station. If the old pad sits under a big limb, ask whether the new one can sit clear of it.

By the numbers
From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.
ZIP 22027 as a whole: every Dunn Loring address. The Dunn Loring Census place is bigger: about three in four of its homes have Vienna mail.
When it’s time
A new outdoor unit needs a matching coil, and on a gas system the coil sits on the furnace. If the furnace is as old, do both and open that closet once.
The label on its side names the refrigerant. R-22 hasn’t been made or imported in the US since 2020, so a leak gets expensive. Replace it on your schedule, not in July.
A compressor or heat exchanger on a system past 15 years deserves a replacement price beside it, and you’ll get both numbers.
Permits and sign-offs
Fairfax County lists replacing a heating or cooling system as mechanical permit work. Source.
Fairfax County requires a permit to replace any gas appliance, even like for like: a gas water heater, furnace or boiler. Replacing a fuel-burning appliance also needs a chimney vent certification. Source.
Fairfax County asks for an A2L refrigeration system certification with the permit for any heat pump or air conditioner that runs on the newer A2L refrigerants. Source.

Choosing who installs it
Ask every company that quotes the job, us included.
Ask what outdoor design temperatures the load calculation used, and what it assumed about your walls, windows and insulation. Sizing usually leans on a nearby airport’s data, and the Vienna station runs a few degrees cooler in July. A quote with no calculation behind it at all is a guess.
The old size is a guess somebody made years ago. Ask whether they measure the house and check the ductwork first. Too big short cycles; too small runs all afternoon in August.
Furnace, outdoor unit, matching coil, refrigerant lines, thermostat, permit and hauling the old one away. If it isn’t on the paper, ask.
Our free second opinion looks at the system you were quoted on and tells you what it actually needs, with our price if you want it.

Rich did a great job. We hit it off very well. He was on time, and we promptly gathered the necessary measurements. He explained all the details. He prepared the estimate while at the house. This work is for a HVAC full replacement.

Questions
Usually it’s in better shape than a 1960s house’s, since it was laid out for central air from the start. The return is still worth measuring: plenty of houses from those years have one or two returns for the whole upstairs, and a new system can’t move more air than they let back in.
It can be. With only a few nights a year at 10 degrees or below at the Vienna station, a heat pump can carry most of a Dunn Loring winter and leave the coldest nights to the gas furnace; our dual fuel guide walks through that pairing. An all-electric heat pump system runs $8,499 to $21,650 installed.
$8,898 to $23,000 installed for the pair, by size and efficiency. A furnace alone, keeping your AC, is $4,285 to $14,040. The HVAC replacement estimator gives your house its own number.
No. If the AC is young and only the furnace failed, replace the furnace. If they’re the same age, do both: a new outdoor unit needs a matched coil, and one built for the old refrigerant isn’t rated for the new one.
