The $49 visit is waived when you go ahead with the repair. Pulling a pump just to look at it is $1,300 to $2,000, so we test the tank, the switch and the pump’s wire from the house first.

Replacing a pump needs no health department well permit in Virginia. We don’t drill or deepen wells; if yours needs that, we’ll tell you who to call.

What’s different in Manassas

City water inside the limits. Private wells out on the county side.

A Manassas address can mean three places. The City of Manassas runs its own water, drawn from Lake Manassas, and the whole City sits in 20110, so a house inside the limits gets City water, not a well. Manassas Park, which shares 20111, is a separate city. The wells we work on carry Manassas mail but sit in Prince William County, in 20111 and 20112. Every Manassas well visit below was outside the City limits.

Here’s how far down it can go. In February 2026 a house in 20112 had no water at all. The tank had failed and the switch with it, and once those were replaced the pump still wouldn’t start, so it came up: 580 feet of drop pipe. The pump checked out, but the wire failed its test, and we ran about 590 feet of new wire back down the well. That’s why depth sits in the price. A pump hanging that deep is a long pull, and the wire alone is a real line.

In October 2026 another 20112 house had a trickle where its pressure should be. There were 240 volts at the house, but our plumber read 50 volts at the well pit, which says the trouble lives in the wire or a connection out in the yard, not inside. The 40/60 pressure switch went first. When the water quit again days later, we pulled the pump, tested it and its wire before deciding anything, and in the end the pump was replaced.

In August 2026, in 20111, the breaker was tripping every couple of days, and the pump and the tank were both 20 years old. In April 2026, back in 20112, a 50 gallon tank was so waterlogged that water came out of its air valve, and the pump was short cycling. Different houses, same lesson: on an older system the parts wear out together, so we test them together and price each one in writing.

When to call

When a well pump in Manassas needs a plumber.

Water comes out of the tank’s air valve

Press the valve stem on top of the pressure tank, the way you’d check a tire. Air is right. Water means the bladder has failed and the pump is starting far too often. Amtrol, which makes these tanks, says not to just pump air back into a tank like that; it’s a replacement.

The pump clicks on and off

A pump that starts every few seconds usually means the pressure tank lost its air cushion. Every start wears the motor, so it’s worth a call this week, not next month.

No water at any faucet

Check the well pump’s breaker first. If it tripped once, reset it once. If it trips again, leave it off: the pump, its wire or the switch needs testing.

When the power goes out

When the power goes out in Manassas, so does the well.

The Virginia Department of Health puts it simply: if your home is on a well, the pump won’t work when the power is out. Here’s what to do before, during and after.

  1. 1

    Fill up before the storm

When a big storm is coming, fill a few jugs and the bathtub. Once the pump stops, all you have is what’s left in the pressure tank, and toilets need water to flush.

  2. 2

A generator needs a transfer switch

Many well pumps run on 240 volts. Franklin Electric’s installation manual says a transfer switch must be used any time a generator backs up a well pump, and VDH says to have the hookup made by a licensed electrician.

  3. 3

Size the generator for the pump

Franklin’s minimum for a 1 horsepower two-wire pump is a 6 kW generator, and 4 kW for a 1 horsepower three-wire pump. Not sure which yours is? The control box on the wall in the basement means three-wire.

  4. 4

    When the power comes back

Give the pump a minute to refill the tank. No water? Look at the well pump’s breaker. A surge can also take out the pressure switch or the control box, which we can test from the house.

  5. 5

    Under floodwater? Leave it off

VDH says to treat a well that was under floodwater as contaminated, and not to run the pump until its wiring is dry. Then shock chlorinate the well and test the water one to two weeks later.

  6. 6

Test the water after well work

Virginia Cooperative Extension recommends shock chlorinating after any repair to a well system, then a bacteria test one to two weeks later. A well’s water is the owner’s to look after: the EPA doesn’t regulate private wells.

Power back and still no water? Check the breaker, then call us. We’ll test the switch, the control box and the pump from the house before anything comes out of the well.

Choosing who works on it

How to pick who works on your well pump in Manassas.

Questions to ask anybody who quotes you, us included.

  1. Will they check the voltage at the well, not just the panel?

Ask. Power that’s fine at the house and low at the well points to the wire, a splice or a connection out in the yard, and that’s a different repair from a bad pump. A quote written without that reading is a guess with a price on it.

  2. Will they test before they pull the pump?

Pulling a pump is the expensive part of the job. Ask whether they check the tank’s air charge, the pressure switch and the pump’s amp draw and wire from the house first, so you don’t pay to pull a pump that was fine.

  3. Is the price in writing before anything comes out?

Ask for the part that failed and its price, written down, before the pump comes up. If the price can change once the pump is out, ask what would change it, like worn wire or a bad pitless adapter.

Questions

Well pump questions from Manassas.

I live in the City of Manassas. Could I have a well?

Not if you’re on City water, which is what the City supplies inside its limits; its first water lines went in through the center of town from 1913 to 1916. If you’ve found a pressure tank in a City house anyway, call and we’ll take a look. Otherwise a pressure problem in the City starts at the meter or the plumbing.

How deep are wells on the Manassas county side?

There’s no single answer, and no county figure we’d stand behind. The one we pulled in February 2026 hung 580 feet down. Your well’s depth may be on a tag at the wellhead or in the records for your address, and we’ll tell you what we know before anything gets pulled.

How much does well pump replacement cost in Manassas?

A new submersible pump on your existing pipe and wire runs $2,781 to $4,000 installed, and with new wire and drop pipe it’s $4,900 to $6,500. A pressure tank alone is $2,200 to $2,950 and a pressure switch is $450 to $609. You get the number in writing before we pull anything.

Do I need a permit to replace a well pump in Virginia?

Not a well permit. Virginia’s private well rules say replacing a pump, or a well cap or seal with an equivalent one, isn’t a well alteration. Building, deepening or abandoning a well does need a health department construction permit.
