The $49 visit is waived when you go ahead with the repair. Pulling a pump just to look at it is $1,300 to $2,000, so we test the tank, the switch and the pump’s wire from the house first.

Replacing a pump needs no health department well permit in Virginia. We don’t drill or deepen wells; if yours needs that, we’ll tell you who to call.

What’s different in Catharpin

Catharpin’s creek closes roads, and its storms cut the power to the pump.

Catharpin is small enough that the Census Bureau only counts it as ZIP 20143: about 334 owner homes, all detached houses in the estimate. One in three heats with propane, and only about one in fourteen with piped gas. We can’t tell you from a public record which of those lots have their own well, because nobody publishes that for 20143. What we can tell you is that if yours does, the pump down that hole is the one appliance that decides whether anything else in the house gets water.

Prince William’s Sustainability Commission describes the rock under the western county as the Culpeper Basin: fractured, with little room to store water, and the same groundwater is what keeps local streams running through dry spells. For a pump, that means a well’s yield depends on which cracks it happens to cross. When a pump quits after a long day of hoses and sprinklers and works again after a rest, we check whether it’s the pump or the well that ran out before anybody buys a new one.

Little Bull Run has its own flood gauge at Artemus Road, and water starts over the road at four and a half feet. In December 2023 it crossed its record flood stage overnight and closed parts of Pageland Lane and Artemus Road. In July 2025 it climbed past flood stage in under an hour. The state’s rule for a flooded well is further down this page; the point here is to know where your well cap sits, and whether it’s in a low corner of the lot, before the creek comes up.

Wind and snow do the rest. In June 2020 a storm with winds estimated near 70 mph blew down numerous large trees near Sudley Springs and Catharpin, and in May 2022 trees came down on Sanders Lane. The January 2016 blizzard left 32 inches at Bull Run, a few miles south. Every one of those was a no water day for a house on a well. When the power snaps back, a surge can take out a pressure switch or the control box, a small fix we can test for from the basement.

When to call

When a well pump in Catharpin needs a plumber.

After the storm, the pump won’t start

The power’s back, the breaker’s on, and still nothing. In Catharpin that usually follows a tree on the line, and the usual suspects are the pressure switch contacts or the start parts in the control box, not the pump itself. Both get tested from the house first, so a storm doesn’t cost you a pump that was fine.

The pump clicks on and off

A pump that starts every few seconds usually means the pressure tank lost its air cushion. Every start wears the motor, so it’s worth a call this week, not next month.

No water at any faucet

Check the well pump’s breaker first. If it tripped once, reset it once. If it trips again, leave it off: the pump, its wire or the switch needs testing.

When the power goes out

When the power goes out in Catharpin, so does the well.

The Virginia Department of Health puts it simply: if your home is on a well, the pump won’t work when the power is out. Here’s what to do before, during and after.

  1. 1

    Fill up before the storm

When a big storm is coming, fill a few jugs and the bathtub. Once the pump stops, all you have is what’s left in the pressure tank, and toilets need water to flush.

  2. 2

A generator needs a transfer switch

Many well pumps run on 240 volts. Franklin Electric’s installation manual says a transfer switch must be used any time a generator backs up a well pump, and VDH says to have the hookup made by a licensed electrician.

  3. 3

Size the generator for the pump

Franklin’s minimum for a 1 horsepower two-wire pump is a 6 kW generator, and 4 kW for a 1 horsepower three-wire pump. Not sure which yours is? The control box on the wall in the basement means three-wire.

  4. 4

    When the power comes back

Give the pump a minute to refill the tank. No water? Look at the well pump’s breaker. A surge can also take out the pressure switch or the control box, which we can test from the house.

  5. 5

    Under floodwater? Leave it off

VDH says to treat a well that was under floodwater as contaminated, and not to run the pump until its wiring is dry. Then shock chlorinate the well and test the water one to two weeks later.

  6. 6

Test the water after well work

Virginia Cooperative Extension recommends shock chlorinating after any repair to a well system, then a bacteria test one to two weeks later. A well’s water is the owner’s to look after: the EPA doesn’t regulate private wells.

Power back and still no water? Check the breaker, then call us. We’ll test the switch, the control box and the pump from the house before anything comes out of the well.

Choosing who works on it

How to pick who works on your well pump in Catharpin.

Questions to ask anybody who quotes you, us included.

  1. Will they tell you when it’s the well, not the pump?

Ask that straight out. A new pump in a well that can’t keep up trips out just like the old one did. A good answer explains how they’ll tell the two apart, and admits that if it’s the well, the next call goes to someone with a drilling rig. That’s not us, and we’ll say so.

  2. Will they test before they pull the pump?

Pulling a pump is the expensive part of the job. Ask whether they check the tank’s air charge, the pressure switch and the pump’s amp draw and wire from the house first, so you don’t pay to pull a pump that was fine.

  3. Is the price in writing before anything comes out?

Ask for the part that failed and its price, written down, before the pump comes up. If the price can change once the pump is out, ask what would change it, like worn wire or a bad pitless adapter.

Questions

Well pump questions from Catharpin.

How do I tell if my Catharpin house is on a well?

Find where the water comes in. A tall tank with a gauge and a switch on the pipe beside it, in the basement, a utility room or a crawlspace hatch, means a well. A Prince William Water bill and a meter mean the utility. Out here it’s worth knowing before the first storm of the season.

Is my farmhouse’s well as old as the house?

Often older than the pump in it, anyway. About one Catharpin home in five went up before 1960, and a well that age may have outlived several pumps. The pump and tank usually carry a date or a label; the well itself rarely does, so we look for records before anything comes up.

How much does well pump replacement cost in Catharpin?

A new submersible pump on your existing pipe and wire runs $2,781 to $4,000 installed, and with new wire and drop pipe it’s $4,900 to $6,500. A pressure tank alone is $2,200 to $2,950 and a pressure switch is $450 to $609. You get the number in writing before we pull anything.

Do I need a permit to replace a well pump in Virginia?

Not a well permit. Virginia’s private well rules say replacing a pump, or a well cap or seal with an equivalent one, isn’t a well alteration. Building, deepening or abandoning a well does need a health department construction permit.
