The $49 visit is waived when you go ahead with the repair. Pulling a pump just to look at it is $1,300 to $2,000, so we test the tank, the switch and the pump’s wire from the house first.

Replacing a pump needs no health department well permit in Virginia. We don’t drill or deepen wells; if yours needs that, we’ll tell you who to call.

What’s different in Delaplane

In Delaplane, the pump and the propane tank are the two utilities you own.

Delaplane started as Piedmont Station on the Manassas Gap Railroad and took its present name in 1874. It sits where Crooked Run meets Goose Creek, at the south end of an 18,630 acre rural historic district that runs up to Paris, and out past the village it’s farms and Sky Meadows State Park on the east face of the Blue Ridge. FCWSA has no water system here. Its nearest one is Paris, on two wells of its own, so on Cobbler Mountain Road or Edmonds Lane the water comes out of your own well.

The houses are younger than the village. About half the homes in ZIP 20144 were built between 1980 and 1999, and roughly a quarter since 2000. A house from the late 80s or 90s may still have the well pump it was built with, on its second or third tank, and that’s the setup we see fail one piece at a time: the tank waterlogs, the pump starts short cycling, and the motor wears out faster for it.

The rock under the village is Cobbler Mountain syenite, hard crystalline stone where water lives in the cracks. FCWSA says wells pushed hard through a dry summer can turn out harder or more discolored water than they do in winter, depending on the rock. If your water changes color in August and clears by December, that’s the ground, and a sediment filter that clogs in the same months can make it look like the pump is failing.

Delaplane loses power in big storms. The June 2022 storm put gusts of 80 to 90 miles an hour through the area and dropped trees onto lines along Cobbler Mountain Road, and another outage hit in September 2023. More than half the owner homes here heat with propane, so a standby generator can often run off a tank you already have. The hookup is an electrician’s job; making sure the pump and tank are healthy enough to be worth backing up is ours.

When to call

When a well pump in Delaplane needs a plumber.

Fieldstone around the well head

The valley’s farmers built walls, foundations and outbuildings out of stones pulled from their fields. On a farm that old, it’s worth seeing how the well head itself was built, a stone pit or a modern capped casing, before anyone lowers a new pump into it.

No gas main, no water main

Where most houses heat with propane or electricity, there’s usually no utility line running down the road at all, and the water comes from a well on the lot. That makes the pump the most important appliance in the house.

The pump clicks on and off

A pump that starts every few seconds usually means the pressure tank lost its air cushion. Every start wears the motor, so it’s worth a call this week, not next month.

When the power goes out

When the power goes out in Delaplane, so does the well.

The Virginia Department of Health puts it simply: if your home is on a well, the pump won’t work when the power is out. Here’s what to do before, during and after.

  1. 1

    Fill up before the storm

When a big storm is coming, fill a few jugs and the bathtub. Once the pump stops, all you have is what’s left in the pressure tank, and toilets need water to flush.

  2. 2

A generator needs a transfer switch

Many well pumps run on 240 volts. Franklin Electric’s installation manual says a transfer switch must be used any time a generator backs up a well pump, and VDH says to have the hookup made by a licensed electrician.

  3. 3

Size the generator for the pump

Franklin’s minimum for a 1 horsepower two-wire pump is a 6 kW generator, and 4 kW for a 1 horsepower three-wire pump. Not sure which yours is? The control box on the wall in the basement means three-wire.

  4. 4

    When the power comes back

Give the pump a minute to refill the tank. No water? Look at the well pump’s breaker. A surge can also take out the pressure switch or the control box, which we can test from the house.

  5. 5

    Under floodwater? Leave it off

VDH says to treat a well that was under floodwater as contaminated, and not to run the pump until its wiring is dry. Then shock chlorinate the well and test the water one to two weeks later.

  6. 6

Test the water after well work

Virginia Cooperative Extension recommends shock chlorinating after any repair to a well system, then a bacteria test one to two weeks later. A well’s water is the owner’s to look after: the EPA doesn’t regulate private wells.

Power back and still no water? Check the breaker, then call us. We’ll test the switch, the control box and the pump from the house before anything comes out of the well.

Choosing who works on it

How to pick who works on your well pump in Delaplane.

Questions to ask anybody who quotes you, us included.

  1. Will they test the wire on a deep well?

On a long pull, the wire is as likely to fail as the pump. Ask whether they check it with a meter from the house before quoting, so you know whether you need $2,781 to $4,000 for the pump alone or $4,900 to $6,500 with new wire and pipe.

  2. Will they test before they pull the pump?

Pulling a pump is the expensive part of the job. Ask whether they check the tank’s air charge, the pressure switch and the pump’s amp draw and wire from the house first, so you don’t pay to pull a pump that was fine.

  3. Is the price in writing before anything comes out?

Ask for the part that failed and its price, written down, before the pump comes up. If the price can change once the pump is out, ask what would change it, like worn wire or a bad pitless adapter.

Questions

Well pump questions from Delaplane.

Can I get public water at my Delaplane house?

Not today. FCWSA’s sixteen systems don’t include one in Delaplane, and the closest, in Paris, is its own small well system. Your well and its pump are the water supply, full stop.

Should my Delaplane well pump be on a generator?

If you lose power more than once a winter, it’s worth it. Many well pumps run on 240 volts, and a small portable unit may not start one. We’ll tell you the pump’s horsepower and whether it’s two wire or three wire, which is what your electrician needs to size the generator.

How much does well pump replacement cost in Delaplane?

A new submersible pump on your existing pipe and wire runs $2,781 to $4,000 installed, and with new wire and drop pipe it’s $4,900 to $6,500. A pressure tank alone is $2,200 to $2,950 and a pressure switch is $450 to $609. You get the number in writing before we pull anything.

Do I need a permit to replace a well pump in Virginia?

Not a well permit. Virginia’s private well rules say replacing a pump, or a well cap or seal with an equivalent one, isn’t a well alteration. Building, deepening or abandoning a well does need a health department construction permit.
