Water that spits and sputters
Air coming out of the faucets on a private well can mean the water level is dropping close to the pump, which fractured rock like Purcellville’s allows. It’s worth a call before the pump runs dry, not after.
A new well pump on your existing pipe and wire runs $2,781 to $4,000 installed.

The $49 visit is waived when you go ahead with the repair. Pulling a pump just to look at it is $1,300 to $2,000, so we test the tank, the switch and the pump’s wire from the house first.
Replacing a pump needs no health department well permit in Virginia. We don’t drill or deepen wells; if yours needs that, we’ll tell you who to call.

What’s different in Purcellville
Inside the limits, Purcellville runs on Town water, and it isn’t all from wells. The Town’s 2025 water report says about half its water comes from the J.T. Hirst Reservoir at the base of the Blue Ridge, filled by Harris, Potts and Cooper Springs, and the rest from eleven Town wells with names like Forbes, Kane and Village Case. A house downtown or in Village Case has a meter at the street, not a pressure tank in the basement.
Step past the limits and that flips. The 20132 ZIP is shared with the Town of Hillsboro, which has its own small waterworks, and with the county, and more of its houses sit outside Purcellville than inside. The Town’s plan says the land ringing it, the Joint Land Management Area, runs on its own wells, and that Town water isn’t expected out there except to fix a health threat. Loudoun’s well records count 1,442 active household wells within three miles of the town center.
That ring keeps filling in. The same plan says the country around Purcellville is being cut into three to five acre lots under county rules, and each new house out there gets a well of its own. Loudoun’s newer wells go deeper: the county median for wells drilled in the 2020s is about 460 feet, against about 300 for the 1980s. Around Purcellville the median of everything on record is 360. A newer house on a back road can have a well far deeper than the farmhouse down the lane, so we ask for the well’s depth before we price a pull.
The ground matters too. Loudoun’s brochure says the water here moves through cracks in the bedrock, so one neighbor’s well can yield plenty while the next one struggles. If the pump runs and runs and the water spits and comes back, especially late in a dry summer, the well itself may be slow to refill, and a new pump won’t change that. We’ll test the pump and the tank and tell you what we find. If the well needs deepening, that’s a drilling rig, and we’ll tell you who to call.
By the numbers
From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.
Inside the town limits: the downtown grid around Main and 21st Streets, the historic corridors along Main, 21st, 23rd and 32nd Streets and Berlin Turnpike, and the newer neighborhoods such as Village Case.
When to call
Air coming out of the faucets on a private well can mean the water level is dropping close to the pump, which fractured rock like Purcellville’s allows. It’s worth a call before the pump runs dry, not after.
On a house built in the 2000s, the pressure tank, the switch and often the pump are the builder’s originals. A bladder tank lasts five to seven years on average, so many of these are on their second or third.
Where most houses heat with propane or electricity, there’s usually no utility line running down the road at all, and the water comes from a well on the lot. That makes the pump the most important appliance in the house.
When the power goes out
The Virginia Department of Health puts it simply: if your home is on a well, the pump won’t work when the power is out. Here’s what to do before, during and after.
When a big storm is coming, fill a few jugs and the bathtub. Once the pump stops, all you have is what’s left in the pressure tank, and toilets need water to flush.
Many well pumps run on 240 volts. Franklin Electric’s installation manual says a transfer switch must be used any time a generator backs up a well pump, and VDH says to have the hookup made by a licensed electrician.
Franklin’s minimum for a 1 horsepower two-wire pump is a 6 kW generator, and 4 kW for a 1 horsepower three-wire pump. Not sure which yours is? The control box on the wall in the basement means three-wire.
Give the pump a minute to refill the tank. No water? Look at the well pump’s breaker. A surge can also take out the pressure switch or the control box, which we can test from the house.
VDH says to treat a well that was under floodwater as contaminated, and not to run the pump until its wiring is dry. Then shock chlorinate the well and test the water one to two weeks later.
Virginia Cooperative Extension recommends shock chlorinating after any repair to a well system, then a bacteria test one to two weeks later. A well’s water is the owner’s to look after: the EPA doesn’t regulate private wells.
Power back and still no water? Check the breaker, then call us. We’ll test the switch, the control box and the pump from the house before anything comes out of the well.
Who keeps the well records
The Loudoun County Health Department reviews permits, installations and condition reports for wells, and it advises a yearly well check that includes a bacteria test. Source.

Choosing who works on it
Questions to ask anybody who quotes you, us included.
Anyone coming out to a Purcellville address should ask first whether you’re on Town water or a well. On Town water, low pressure points at the pressure reducer or the line from the meter. On a well, it’s the switch, the tank or the pump. Different job, different parts.
Pulling a pump is the expensive part of the job. Ask whether they check the tank’s air charge, the pressure switch and the pump’s amp draw and wire from the house first, so you don’t pay to pull a pump that was fine.
Ask for the part that failed and its price, written down, before the pump comes up. If the price can change once the pump is out, ask what would change it, like worn wire or a bad pitless adapter.

Questions
In the Town of Hillsboro, from Hillsboro’s waterworks. Inside Purcellville, from the Town. Almost everywhere else in the ZIP, from a well on your own lot, with a pressure tank in the basement or utility room. A water bill, or the lack of one, settles it.
Yes. Virginia Cooperative Extension’s Loudoun office sells a $70 test kit through its household testing program, with sign-ups now on the 2027 waitlist. Across Virginia, 41 percent of the people at the 2021 clinics had never tested their well before, so if you’ve never done it, you’ve got company. Start now.
A new submersible pump on your existing pipe and wire runs $2,781 to $4,000 installed, and with new wire and drop pipe it’s $4,900 to $6,500. A pressure tank alone is $2,200 to $2,950 and a pressure switch is $450 to $609. You get the number in writing before we pull anything.
Not a well permit. Virginia’s private well rules say replacing a pump, or a well cap or seal with an equivalent one, isn’t a well alteration. Building, deepening or abandoning a well does need a health department construction permit.
