The $49 visit is waived when you go ahead with the repair. Pulling a pump just to look at it is $1,300 to $2,000, so we test the tank, the switch and the pump’s wire from the house first.

Replacing a pump needs no health department well permit in Virginia. We don’t drill or deepen wells; if yours needs that, we’ll tell you who to call.

What’s different in Remington

Remington has Town water, an FCWSA neighborhood and private wells, all on one ZIP.

Start with the town limits. Inside them, the Town of Remington runs its own water and mails the bill around the 25th, and FCWSA notes the Town’s system is separate from the Authority’s, so its drought rules can differ. That leaves no well pump of yours to worry about. The Meadows, up Lucky Hill Road, and The Ridge share an FCWSA system of their own, fed by two drilled wells 315 and 300 feet deep. Everywhere else on the county side, from the farms toward Midland to the lots along the river roads, the house has a well and a pump of its own.

The Meadows is worth a closer look, because its water behaves like a well even though it isn’t yours. The two wells fill storage tanks, and booster pumps push the water into pressure tanks for the neighborhood. FCWSA says in its own water report that running those boosters at different hours can leave parts of the neighborhood with lower pressure at certain times. Weak at breakfast and fine by lunch, on every faucet, in The Meadows? That’s the Authority’s equipment, and FCWSA is the first call.

On a private well, the house tells us where to start. Across ZIP 22734 the middle owner home dates from 1989, but more than a third were built before 1960, and the County counts 75 buildings in town worth the historic registers, the Victorian and I-plan houses on Main, Church, Washington and Franklin. Out past the limits, the old farmhouses of that age may have a well far older than the pump hanging in it. Before a pump that old comes up, we want the well’s depth, because depth decides how much wire and drop pipe comes with it.

The river is the other Remington question. On the Rappahannock gauge here, backwater from Tin Pot Run starts covering Tin Pot Run Road and Sumerduck Road at 12 feet, and at 20 feet a few homes south of town take water. A well head on one of those low lots that went under needs its pump left off until the wiring is dry, then a good chlorine shock. And one more Remington quirk: about one home in fourteen with a 22734 address is across the line in Culpeper County.

When to call

When a well pump in Remington needs a plumber.

A water bill and no tank

If your Remington house gets a water bill from the Town or FCWSA and there’s no pressure tank in the basement, there’s no well pump to fix. Low pressure there is the utility’s side or a regulator, valve or fixture inside the house, and our plumbers handle that side too.

No gas main, no water main

Where most houses heat with propane or electricity, there’s usually no utility line running down the road at all, and the water comes from a well on the lot. That makes the pump the most important appliance in the house.

The pump clicks on and off

A pump that starts every few seconds usually means the pressure tank lost its air cushion. Every start wears the motor, so it’s worth a call this week, not next month.

When the power goes out

When the power goes out in Remington, so does the well.

The Virginia Department of Health puts it simply: if your home is on a well, the pump won’t work when the power is out. Here’s what to do before, during and after.

  1. 1

    Fill up before the storm

When a big storm is coming, fill a few jugs and the bathtub. Once the pump stops, all you have is what’s left in the pressure tank, and toilets need water to flush.

  2. 2

A generator needs a transfer switch

Many well pumps run on 240 volts. Franklin Electric’s installation manual says a transfer switch must be used any time a generator backs up a well pump, and VDH says to have the hookup made by a licensed electrician.

  3. 3

Size the generator for the pump

Franklin’s minimum for a 1 horsepower two-wire pump is a 6 kW generator, and 4 kW for a 1 horsepower three-wire pump. Not sure which yours is? The control box on the wall in the basement means three-wire.

  4. 4

    When the power comes back

Give the pump a minute to refill the tank. No water? Look at the well pump’s breaker. A surge can also take out the pressure switch or the control box, which we can test from the house.

  5. 5

    Under floodwater? Leave it off

VDH says to treat a well that was under floodwater as contaminated, and not to run the pump until its wiring is dry. Then shock chlorinate the well and test the water one to two weeks later.

  6. 6

Test the water after well work

Virginia Cooperative Extension recommends shock chlorinating after any repair to a well system, then a bacteria test one to two weeks later. A well’s water is the owner’s to look after: the EPA doesn’t regulate private wells.

Power back and still no water? Check the breaker, then call us. We’ll test the switch, the control box and the pump from the house before anything comes out of the well.

Choosing who works on it

How to pick who works on your well pump in Remington.

Questions to ask anybody who quotes you, us included.

  1. Will they ask which side of the town line you’re on?

In Remington it decides the whole visit. Town water, an FCWSA neighborhood and a private well each fail in different places. Whoever you call should ask first, so they bring a pump, wire and tank to a well and don’t bring them to a house on a meter.

  2. Will they test before they pull the pump?

Pulling a pump is the expensive part of the job. Ask whether they check the tank’s air charge, the pressure switch and the pump’s amp draw and wire from the house first, so you don’t pay to pull a pump that was fine.

  3. Is the price in writing before anything comes out?

Ask for the part that failed and its price, written down, before the pump comes up. If the price can change once the pump is out, ask what would change it, like worn wire or a bad pitless adapter.

Questions

Well pump questions from Remington.

Is my Remington house on Town water, FCWSA or a well?

Check who bills you. A bill from the Town means Town water; a bill from FCWSA in The Meadows or The Ridge means the Authority’s wells. No water bill at all, plus a pressure tank with a gauge and switch inside, means a private well, and the pump, wire and tank are yours.

Can you deepen my well if it keeps running short?

No, we don’t drill or deepen wells. What we can do is find out whether it’s the well or the pump: a tank that’s lost its air or a worn pump can look a lot like a well going dry. If the well itself needs more depth, that’s a drilling rig, and we’ll tell you who to call.

How much does well pump replacement cost in Remington?

A new submersible pump on your existing pipe and wire runs $2,781 to $4,000 installed, and with new wire and drop pipe it’s $4,900 to $6,500. A pressure tank alone is $2,200 to $2,950 and a pressure switch is $450 to $609. You get the number in writing before we pull anything.

Do I need a permit to replace a well pump in Virginia?

Not a well permit. Virginia’s private well rules say replacing a pump, or a well cap or seal with an equivalent one, isn’t a well alteration. Building, deepening or abandoning a well does need a health department construction permit.
