The $49 visit is waived when you go ahead with the repair. Pulling a pump just to look at it is $1,300 to $2,000, so we test the tank, the switch and the pump’s wire from the house first.

Replacing a pump needs no health department well permit in Virginia. We don’t drill or deepen wells; if yours needs that, we’ll tell you who to call.

What’s different in Orlean

Orlean pumps its water out of old granite, and Fauquier’s wells often run acidic.

Nobody in Orlean is on a water main. The Fauquier County Water and Sanitation Authority’s 2025 water report covers 16 public systems, and none of them is here, so every house from the crossroads out to the farm lots along Thumb Run and Cabin Branch draws from a well on its own ground. The rock under the village is mapped as Marshall Metagranite, a granite more than a billion years old. Water in rock like that collects in cracks instead of a bed of sand, so one well can run strong while another a field away works hard for every gallon.

Virginia Cooperative Extension tested 97 Fauquier County wells from 2012 through 2017, most of them drilled, between 50 and 705 feet deep. The finding at the top of its list was low pH: 46 percent of samples came in under 6.5. Extension’s reading is simple. Water that acidic is corrosive, and inside the house it works on brass fittings and copper pipe. On a well system the brass is bunched at the tank, in the tee, the gauge and the nipples under the pressure switch, so that’s the first place we look in an Orlean basement. Green crust or a slow weep at those joints tells you what the water has been doing for years.

Most houses out here are younger than the village. The Census block group centered on Orlean spreads across about 26 square miles and 576 homes, every one detached, with a median build year of 1982; 387 of them went up between 1970 and 1999. A house that age has likely worn out more than one pressure tank, maybe a pump too, while the wire down the hole is often original. Extension’s Fauquier clinic turned up wells as old as 67 years, so on an older farm the hole in the ground can be decades older than anything hanging in it.

Then there’s the power. On June 22, 2022, the National Weather Service estimated gusts of 80 to 90 mph on a path that reached Orlean, with thousands of trees down, and every house that lost power lost its water with it. When the lights return and the faucets stay dry, the usual culprits are a breaker that tripped on the restart or a pressure switch with burned contacts. Both get a meter on them in the basement before anybody hauls a pump up out of the granite.

When to call

When a well pump in Orlean needs a plumber.

A packed filter can pass for a dying pump

More than half the Fauquier well owners in Extension’s clinics had some treatment on the line, and the most common piece was a sediment filter. A cartridge packed with grit drops the pressure at every faucet the way a worn pump does, so on an Orlean call the filter housing comes open before the well cap does.

No gas main, no water main

Where most houses heat with propane or electricity, there’s usually no utility line running down the road at all, and the water comes from a well on the lot. That makes the pump the most important appliance in the house.

The pump clicks on and off

A pump that starts every few seconds usually means the pressure tank lost its air cushion. Every start wears the motor, so it’s worth a call this week, not next month.

When the power goes out

When the power goes out in Orlean, so does the well.

The Virginia Department of Health puts it simply: if your home is on a well, the pump won’t work when the power is out. Here’s what to do before, during and after.

  1. 1

    Fill up before the storm

When a big storm is coming, fill a few jugs and the bathtub. Once the pump stops, all you have is what’s left in the pressure tank, and toilets need water to flush.

  2. 2

A generator needs a transfer switch

Many well pumps run on 240 volts. Franklin Electric’s installation manual says a transfer switch must be used any time a generator backs up a well pump, and VDH says to have the hookup made by a licensed electrician.

  3. 3

Size the generator for the pump

Franklin’s minimum for a 1 horsepower two-wire pump is a 6 kW generator, and 4 kW for a 1 horsepower three-wire pump. Not sure which yours is? The control box on the wall in the basement means three-wire.

  4. 4

    When the power comes back

Give the pump a minute to refill the tank. No water? Look at the well pump’s breaker. A surge can also take out the pressure switch or the control box, which we can test from the house.

  5. 5

    Under floodwater? Leave it off

VDH says to treat a well that was under floodwater as contaminated, and not to run the pump until its wiring is dry. Then shock chlorinate the well and test the water one to two weeks later.

  6. 6

Test the water after well work

Virginia Cooperative Extension recommends shock chlorinating after any repair to a well system, then a bacteria test one to two weeks later. A well’s water is the owner’s to look after: the EPA doesn’t regulate private wells.

Power back and still no water? Check the breaker, then call us. We’ll test the switch, the control box and the pump from the house before anything comes out of the well.

Choosing who works on it

How to pick who works on your well pump in Orlean.

Questions to ask anybody who quotes you, us included.

  1. Do they replace the fittings along with the tank?

On acidic water the tee and the switch fittings wear out alongside the tank. Ask whether the quote includes them, and what the old ones looked like coming off. A new tank bolted onto corroded brass is half a repair.

  2. Will they test before they pull the pump?

Pulling a pump is the expensive part of the job. Ask whether they check the tank’s air charge, the pressure switch and the pump’s amp draw and wire from the house first, so you don’t pay to pull a pump that was fine.

  3. Is the price in writing before anything comes out?

Ask for the part that failed and its price, written down, before the pump comes up. If the price can change once the pump is out, ask what would change it, like worn wire or a bad pitless adapter.

Questions

Well pump questions from Orlean.

Where can I get my Orlean well water tested?

Virginia Cooperative Extension’s Culpeper office keeps a wait list for its next drinking water clinic and publishes results for Fauquier, Culpeper and Rappahannock wells. Knowing your pH tells us what should go back on the tank.

Does a deep Orlean well make the pump job cost more?

It can. Fauquier’s clinic wells ran from 50 to 705 feet, and the deeper a pump hangs, the more wire and pipe come up with it. A pump on your existing pipe and wire is $2,781 to $4,000; if the wire tests bad on the way up, that’s $4,900 to $6,500. If the well itself has run short, that’s a drilling rig, not a plumber, and we’ll tell you who to call.

How much does well pump replacement cost in Orlean?

A new submersible pump on your existing pipe and wire runs $2,781 to $4,000 installed, and with new wire and drop pipe it’s $4,900 to $6,500. A pressure tank alone is $2,200 to $2,950 and a pressure switch is $450 to $609. You get the number in writing before we pull anything.

Do I need a permit to replace a well pump in Virginia?

Not a well permit. Virginia’s private well rules say replacing a pump, or a well cap or seal with an equivalent one, isn’t a well alteration. Building, deepening or abandoning a well does need a health department construction permit.
