Only your house backs up
If the neighbors’ drains run while yours rise, the main probably isn’t the cause, and inside the City the clog is yours to clear either way. Clear it, then send the camera in to find out why.
In Manassas a sewer camera inspection is $89 when we’re already at the house, or $500 to $1,700 booked by itself. City Code makes a clog yours to clear.

What it costs
Why we’re at the house decides which price you pay. On its own, the line often has to be cleared before the camera can see anything, and that’s what moves the number.
Sewer camera inspection, added to a visit
$89
Sewer camera inspection on its own
$500 to $1,700
A locator on the camera head marks the spot and its depth on the ground, so if something needs fixing you know where. If the line is fine, nobody talks about digging.
Comfort+ membership is $199 a year for four visits: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.
What’s different in Manassas
Inside the City of Manassas, the City Code splits a sewer line two ways. Repairs split at the property line: the owner fixes the house sewer out to it, easements on private land included, and the City fixes the main and any lateral under the street that isn’t on private property. Clogs don’t split. The owner has to find a stoppage and clear it all the way to the main, under the street too, and one left past 48 hours after the city manager’s notice can be cleared by the City and billed at cost plus 20 percent.
So in the City the footage answers a money question: a break this side of the property line is your repair, one under the pavement is the City’s, and any dig in its right of way needs a City excavation permit first. Small cracks matter as well, since the City’s sewer page says groundwater leaking into pipes can wash out the soil under them until the ground sinks.
Past the city line, Prince William Water owns the mains, puts every line on private property on the owner, and wants its own permit and inspection before anyone fixes or replaces a lateral outside the house. By its count, main-line backups happen fewer than ten times a year across about 1,200 miles of main and 85,000 lateral connections, so when one Sudley or Yorkshire house backs up and the street is fine, look first at that house’s own line.
Loch Lomond is the oldest stretch: almost all single-family houses, a 1968 median, close to nine in ten built before 1980, on lines that are usually cast iron or clay with joints roots can work into. Buckhall and Independent Hill, medians of 1995 and 2000, run on plastic, where the camera looks for sags and pulled joints, not a worn pipe wall.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and the sewer pipe houses that age usually have.
| Place | Median home built | Most homes are | Heated with | The sewer line you usually find |
|---|---|---|---|---|
| City of Manassas | 1985 | single-family houses, about 4 in 10 | electricity, about 5 in 10 | PVC to the street, mostly; a settled trench can leave a sag. |
| Buckhall | 1995 | single-family houses, about 8 in 10 | electricity, about 5 in 10 | PVC to the street, mostly; a settled trench can leave a sag. |
| Sudley | 1977 | townhouses, about 4 in 10 | gas, about 6 in 10 | Cast iron or clay to the street, with joints roots can get into. |
| Independent Hill | 2000 | single-family houses, nearly all | gas, about 6 in 10 | PVC throughout, worth a look before the house changes hands. |
| Bull Run | 1995 | condo and apartment buildings, about 5 in 10 | gas, about 7 in 10 | Condo buildings: a shared main line, usually the association’s. |
| Yorkshire | 1984 | single-family houses, about 4 in 10 | gas, about 5 in 10 | PVC to the street, mostly; a settled trench can leave a sag. |
| Loch Lomond | 1968 | single-family houses, nearly all | gas, about 7 in 10 | Cast iron or clay to the street, with joints roots can get into. |
By the numbers
From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.
The whole City sits in ZIP 20110. It runs its own water, sewer and electric service.
Sudley and Bull Run in 20109, Yorkshire and most of Buckhall in 20111, Independent Hill in 20112, plus the county edges of 20110.
When it’s worth a look
If the neighbors’ drains run while yours rise, the main probably isn’t the cause, and inside the City the clog is yours to clear either way. Clear it, then send the camera in to find out why.
When the washer empties and water rises in the basement floor drain, or a toilet gurgles while a sink runs, the main line isn’t carrying it all away. The camera shows why.
A main line that needs clearing every year or two has a reason, and clearing it again doesn’t find it. A camera down the line after it’s cleared does.
Choosing who runs the camera
Questions to ask anybody who offers to put a camera down your line, us included.
In the City that decides who pays for the repair. Ask for the distance from the cleanout and a copy of the footage to show the City.
Ask to see it and to keep a copy. “It’s roots” with nothing to show for it is a guess, and a guess is a bad reason to dig up a yard.
A company that only digs tends to see a dig, and one that only lines tends to see a liner. We do both, so the footage decides, not the truck.

Excellent service and attention to detail. James was super thorough and explained everything to me. I highly recommend them for any plumbing needs
We had Tyson out for our main line leaking underground, he explained the scope of work for replacement and set great expectations. They had the job done in a very timely manner and I couldn’t ask for more professionalism than he provided!

Questions
An existing one is allowed, but the City Code puts all the risk of a backup through it on the owner and allows no new ones. If water has ever come up through yours, the camera shows what’s sitting in the line between the house and the main.
It could. Some houses from the late 1940s into the early 1970s drained through Orangeburg, a tar paper pipe that flattens with age, and Loch Lomond’s median sits in that window. A drain snake can tear it, so on a house that age the camera goes in first.
$89 added to a visit we’re already making, $500 to $1,700 booked on its own. The difference is clearing: a visit just for the camera often has to clear the line first.
If the house is older or has big trees out front, yes. A standard home inspection usually doesn’t include one, and in most of Northern Virginia the line from the house toward the street is the owner’s to fix.
