Half the owner homes in the City of Manassas heat with electricity, and in houses built around the City’s 1985 median that usually means a heat pump outside and resistance coils in the air handler for the coldest hours. When the heat pump can’t keep up, those coils end up heating the house alone, everything feels normal, and the cost lands a month later on the power bill, which inside the city limits comes from the City itself.
On the county side gas leads: a little over half the owner homes burn it, and about three in four in Loch Lomond, where nearly nine in ten houses are older than 1980. A furnace in a 1968 Loch Lomond house may still exhaust up the original chimney alongside the gas water heater. Replace it with a high-efficiency furnace, which vents through plastic pipe out a wall, and the water heater is left drafting alone up a chimney built for both. Have that chimney checked as part of the job, not after it.
Buckhall burns the widest mix of fuels in Manassas: a little under half electric, about four in ten gas, about eight in a hundred propane and about four in a hundred oil. We repair propane furnaces as readily as natural gas ones, the same flame sensor, igniter and inducer with a gas valve converted for propane. We don’t work on oil burners. When one in Buckhall gives out, a heat pump or a propane furnace in its place is a job we can price.
More of our Manassas visits are replacement estimates than in most towns we serve. When a repair quote runs big, put the replacement range beside it: a furnace by itself, keeping your air conditioner, is $4,285 to $14,040 installed. From about $71 a month at 0% APR for 60 months, the whole price financed, on approved credit. Our HVAC estimator narrows that for your house before anybody visits.
