What’s different in Reston

Heat pumps lead in 20191, gas furnaces in 20190 and 20194.

Boilers are rare in Reston. Homes here heat with a gas furnace or with electricity, and the ZIP code tells you which. About seven in ten owners heat with gas in 20190, and about two in three in 20194. In 20191, around Hunters Woods and South Lakes, it flips: about six in ten heat with electricity.

Electric heat in a 20191 house most often means a heat pump in the yard and an air handler in a closet or attic, holding backup heat strips; a few skip the heat pump and run the strips alone, an electric furnace. Nearly half of 20191’s homes went up in the 1970s, so that air handler is rarely the first one.

North Point and the rest of 20194 went up almost all at once: more than eight in ten homes there date from the 1980s and 90s. Their first furnaces are mostly long gone, and the replacements are often high-efficiency models that vent through plastic pipe and make water. A clogged condensate trap, a failed pump or a pressure switch that won’t close leaves those as cold as a worn-out igniter.

In 20190, more than half the homes are in condo and apartment buildings. The furnace or air handler in a unit’s closet is usually the owner’s to fix, while the building may own the flue, the gas piping or the roof the heat pump sits on; the condo documents draw that line. A repair needs no permit, and nothing from Reston Association.

What you’d notice

What a failing furnace in Reston usually does.

Water on the closet floor in January

A high-efficiency gas furnace drains water while it heats, and in a Reston townhouse or condo that water often leaves through a small pump in the same closet. When the pump or its line fails, water spreads across the floor, and in a stacked condo it heads for the ceiling below. Shut the furnace off, mop up and call.

The heat pump blows cool air

A few minutes of cool air in winter is a defrost cycle, and that’s normal. Cool air all the time, or emergency heat running all day, is a call.

It lights, then shuts off

The burners fire and go out a few seconds later, over and over. That’s usually a dirty flame sensor, and cleaning it takes about ten minutes.

Choosing who fixes it

How to pick the best furnace repair company in Reston.

Questions worth asking anybody who comes out, us included.

  1. Do they meter the strips on a heat pump call?

In an all-electric Reston house the strips in the air handler are the only backup, and a burned-out one hides until the coldest night. Ask whether the tech reads each strip’s current draw.

  2. Will they price the part before they fix it?

Flame sensors, igniters and control boards all have a going rate. A tech who can’t tell you the number before starting is asking you to find out afterwards.

  3. Do they look at the venting, not just the flame?

Getting the burners lit is half a heating call. Ask whether they check the flue and test for carbon monoxide while the panel’s open.

  4. Do they know when a repair isn’t worth it?

A big repair on a furnace past 15 or 20 years deserves a replacement price next to it. A good tech puts both numbers in front of you and lets you choose.

Questions

Heating repair questions from Reston.

Do you repair boilers in Reston?

We work on boilers in Reston too, though they’re rare here. Reston homes run gas furnaces, heat pumps and electric furnaces. A new igniter on a gas furnace runs $240 to $410; a blower motor, on any of the three, runs $670 to $2,400.

Do you work on oil furnaces in Reston?

No. We repair gas and propane furnaces and heat pumps, not oil burners. In Reston it rarely comes up: fewer than one owner home in a hundred heats with oil, and about as few with propane.

Can an all-electric 20191 house switch to a gas furnace?

Only where gas service reaches your street; the gas company can confirm it. The vent is the other hurdle: a new pipe out a side wall changes the outside of the house, and that needs Reston Association’s approval unless a guideline or your cluster’s standards say otherwise.

How much does furnace repair cost in Reston?

The diagnostic visit is $99. A flame sensor cleaned is $95 to $180; an igniter or flame sensor replaced, $240 to $410; a control board, $550 to $1,180; a blower motor, $670 to $2,400.

Should I repair it or replace it?

Fix the small parts on almost anything. Before a big repair on an old furnace, look at the replacement number: a furnace alone, keeping the air conditioner you have, runs $4,285 to $14,040 installed, and the HVAC estimator gives your number in about a minute. From about $71 a month at 0% APR for 60 months, the whole price financed, on approved credit.

Ready when you are

Tell us what your heat is doing.

Call, or send the form at the top. The tech prices the repair from the book before starting, and if the furnace is at the end of its life you’ll hear that first.
