What it costs
Same prices as our water heater flush page, anywhere in Northern Virginia, and you pay after the visit.
Tank water heater flush, with the plumbing check
$99, normally $199
Tankless descale, with the plumbing check
$300, regularly $350
Comfort+ membership, a water heater flush with a sewer camera inspection every year included
$199 a year
Both visits include a whole-home plumbing check: supply lines, shutoffs, a pressure reading, drains, toilets and traps.
One per household, owner-occupied homes, limited time. A leaking tank, or one that’s 15 years old, needs repair or replacement, not a flush.
More for the money: Comfort+ membership, $199 a year, includes the flush and its plumbing check every year, plus a sewer camera inspection, a dryer vent cleaning and heating and cooling maintenance visits.
What’s different in Herndon
The Town of Herndon doesn’t make its own water. It buys it from Fairfax Water, and the Town’s 2025 report says Herndon gets it mostly from the Corbalis plant on the Potomac, the northern of Fairfax Water’s two plants. Corbalis water measured 70 milligrams per liter of hardness in May 2025 and between 169 and 185 from September through November, per Fairfax Water’s monthly lab sheet: about 4.1 grains per gallon at its softest and 10.8 at its hardest.
Every monthly reading that year sat at or above 4 grains, the mark where Navien puts a tankless heater without a softener on a yearly descale. A tank fares no better: the scale settles on the bottom as sediment, and a Herndon tank spends every fall heating the hard end of the range.
Each spring the Town opens its hydrants to flush the mains, and it warns that the water can come in briefly discolored and carrying some sediment; running the cold tap clears the line. Fairfax Water also swaps its usual chloramine for straight chlorine from April through July, which some people can taste. Whatever the hot side pulls in during those weeks has one place to settle: the bottom of the tank.
Inside the town, most owners heat with electricity and about half the homes are townhouses or in condo buildings, so a lot of these heaters are electric tanks in closets with no floor drain nearby. Those flush into a bucket or the washer standpipe, and the pan under the tank gets a look while it’s empty. Close to four in ten town homes are rented, and between tenants the closet is clear.
Neighborhood by neighborhood
Census figures for each place, and what we’d look at first on a flush there. Median year built and heat count owner-occupied homes only.
| Place | Median home built | Most homes are | Heated with | What we’d look at first |
|---|---|---|---|---|
| Franklin Farm | 1985 | single-family houses, about 9 in 10 | electricity, about 5 in 10 | A yearly flush, and a look at the anode rod. |
| Herndon | 1981 | single-family houses, about 4 in 10 | electricity, about 6 in 10 | A yearly flush, and a look at the anode rod. |
| Dranesville | 1984 | single-family houses, nearly all | electricity, about 6 in 10 | A yearly flush, and a look at the anode rod. |
| McNair | 2003 | condo and apartment buildings, about 6 in 10 | gas, about 7 in 10 | Closet heaters over a pan: we flush to a bucket or the laundry drain. |
| Floris | 1990 | single-family houses, about 8 in 10 | gas, about 6 in 10 | A yearly flush, and a look at the anode rod. |
| Hutchison | 1979 | townhouses, about 5 in 10 | electricity, about 7 in 10 | Townhouses: utility rooms and closets, so we check the pan and the valves. |
| Sully Square | 2015 | condo and apartment buildings, about 6 in 10 | gas, about 6 in 10 | Closet heaters over a pan: we flush to a bucket or the laundry drain. |
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
Inside the town limits. Floris, Franklin Farm, McNair and Dranesville, on the Fairfax County side, are counted by the Census as places of their own.

Which is most houses. The drain valve at the bottom of the tank has usually never been opened.
E016 or E030 on a Navien, LC on a Rinnai. Scale in the heat exchanger is the usual reason, and a descale is the fix.
Choosing who does it
Questions worth asking anybody you call, us included.
In a town where half the homes are townhouses or condos, plenty of tanks sit over a pan in a closet. The flush is the time to see whether that pan, and the line out of it, would actually catch a leak.
The anode is the part that corrodes so the tank doesn’t, and the relief valve is the tank’s safety valve. A flush that skips both is just draining water.
A real descale isolates the heater at its service valves and pumps solution through the heat exchanger, then rinses it and cleans the inlet screen.

I had a really pleasant personal experience with Swiftpro when my water heater went out. The pricing was very reasonable compared to the many other HVAC companies I sought quotes from. I highly recommend them

Questions
Moderately hard to hard. The Town buys Fairfax Water’s water, mostly from the Corbalis plant on the Potomac, which ran 4.1 to 10.8 grains per gallon in 2025 and was hardest from September through November. On the county side, Fairfax Water’s two plants together ran 3 to 10.8. Either way, a tank wants its flush once a year.
Spring flushing stirs up the mains, and the Town says the discoloration and sediment it brings are short-lived; run the cold tap until it clears. If the hot side stays cloudy after the cold runs clear, the tank has taken some of it in, and that’s a good time to book the flush.
$99 right now for a tank, normally $199, with a whole-home plumbing check. A tankless descale is $300 right now, regularly $350. Comfort+ membership, $199 a year, includes the flush every year.
