What it costs

What a furnace tune-up costs in Fairfax.

$99 for one furnace, anywhere we work. The tech checks the gas pressure, the temperature rise, the safeties and the sequence of operation, which is the order the furnace lights, heats and shuts down in. A repair it turns up gets a written price first, and you decide.

Furnace tune-up, one system

Heat pump, boiler or ductless mini split tune-up, one system

$99

Comfort+ membership, a heating maintenance visit every fall included

$199 a year

It’s priced per system, so a house with a second furnace for the upstairs is two tune-ups. A heat pump, a boiler or a ductless mini split is the same $99 a system.

With Comfort+ membership, $199 a year or $20 a month covers four visits every year: a heating maintenance visit in the fall, a cooling maintenance visit in the spring, a dryer vent cleaning, and a water heater flush with a sewer camera inspection. We book each one when it’s due.

What’s different in Fairfax

Gas heat in Fairfax, from 1960s basements to condo closets.

About 7 in 10 homeowners inside the City of Fairfax heat with gas, and the typical owner’s house there was built in 1966. The furnace in a house that age usually stands in the basement or a utility room beside the gas water heater, and the two often vent up one masonry chimney. That’s why the safeties matter so much here: among them are the switches that shut the burners off when the exhaust isn’t leaving the way it should, and a tune-up runs the furnace until each one has had to do its job.

On the county side the furnaces are younger, and more of them are high-efficiency. Fair Lakes, Fair Oaks and Navy went up mostly from the late 1980s on, and plenty of those houses are on their second furnace, one that vents out the side in white plastic pipe and makes water as it burns. Run through a full cycle, a slow condensate drain on one of those shows up as a pressure switch that trips. Better found in October than on a January night.

Kings Park West is different again: close to half its homeowners heat with electricity, which there usually means a heat pump rather than a furnace. Gas or heat pump, the tune-up is $99 a system; on a heat pump in the fall, it’s the heating side the tech runs and reads.

In the condo buildings of Merrifield and Fair Oaks, the heat is often a compact gas furnace in a hall closet, and that closet tends to fill up with the vacuum and the holiday boxes. Fairfax County Fire and Rescue asks for three feet between anything that burns and the furnace, which is hard to keep in a closet. The day the tech comes is a good day to clear it out.

By the numbers

Fairfax houses, by the numbers

  • Houses this age often vent the furnace and the water heater up one chimney, and the safeties a tune-up checks include the switch that shuts a furnace down when its venting isn’t right.
  • Most homes here heat with gas, so gas pressure is the first reading a tune-up takes.

When it’s worth doing

When a furnace tune-up earns its keep in Fairfax.

The furnace runs, but the air comes out lukewarm

On a gas furnace that usually points at the burners or the airflow. Temperature rise, the difference between the air going in and the air coming out, is the reading that tells which, and it’s one of the numbers a tune-up takes.

Before the first cold night

That’s the night every furnace in town gets asked to work at once. A tune-up in the fall finds a weak part while you still get to choose when it’s fixed.

You just bought the house

The home inspector ran the heat for a minute. A tune-up runs it through a full cycle with the panel off, and tells you what the last owners left you.

Choosing who tunes it up

How to pick who tunes up your furnace in Fairfax.

Questions to ask anybody who quotes you, us included.

  1. Will they give you the readings, not just a pass?

The furnace’s rating plate lists the range its temperature rise should fall in. Ask the tech what yours read and where that sits in the range. A visit that ends without a number on it was a look, not a test.

  2. Do they say what the tune-up checks?

Ask before anyone comes out. Gas pressure and temperature rise are readings on a meter, so a real tune-up has numbers in it, not just a look at the filter.

  3. Will they tell you what can wait?

Some tune-ups end in a list. Ask which items are failing now, which can wait a season, and what each one costs, before you agree to any of it.

Questions

Furnace tune-up questions from Fairfax.

When should I book a furnace tune-up in Fairfax?

September or October, before the heat runs every night. Fairfax County Fire and Rescue asks households to have gas appliances inspected every fall and the heating system checked every year. Booking early also means a repair it turns up gets fixed on a mild day.

My Fair Lakes furnace came with the house. Is a tune-up still worth it?

Yes. A furnace from the 1990s is past the fifteen to twenty years most gas furnaces run, and a tune-up tells you whether it’s safe and working right for this winter. If it turns up a repair, the price is in writing first, and you can weigh it against a replacement before you decide.

How much is a furnace tune-up in Fairfax?

$99 for one furnace, and the same for a heat pump, a boiler or a ductless mini split. If it turns up a repair, you get the price in writing before any work, and you decide.

Is this the Heating Check or the Clean Heat?

No. The furnace tune-up is its own visit at $99. The Heating Check and the Clean Heat deep clean, the one that takes the blower wheel out and cleans it, are separate offers with their own terms on our Clean Heat page.
