The hose is older than the dryer
In a lot of 1960s Fairfax houses the dryer has been replaced more than once and the foil hose behind it came with an earlier one. If yours is foil or plastic, that’s the part to change.
Dryer vent cleaning is $199, normally $298, with a year of Comfort+ membership included, or $199 added to an air duct cleaning.

What it costs
The same prices as everywhere we work: dryer vent cleaning is $199, normally $298, with a year of Comfort+ membership included, or $199 added to an air duct cleaning.
Dryer vent cleaning, a year of Comfort+ membership included
$199, normally $298
Dryer vent cleaning, added to an air duct cleaning
$199
The price covers the whole dryer vent line, from the back of the dryer to the hood outside, with camera photos of what we find, a dated invoice, and before and after photos of your line when we can get a clear shot. Anything past the cleaning, like a new hose or a guard on the hood, you get the price first.
With Comfort+ membership, $199 a year covers the dryer vent cleaning every year, plus a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit, and we tell you when each one is due.
Recent work
What our technicians found and fixed on visits in Fairfax, from their notes on each job.
September 2026
Cleaned from the outside end with flexible rods and brushes, then a camera look down the line and an airflow reading at the hood. Light lint, now gone.
September 2026
Dryer vent cleaning booked with a year of Comfort+ membership: the old flexible hose came off, the line was brushed out, and a semi-rigid connector went on. The outdoor AC coil was cleaned the same day.
August 2026
A dryer vent line long enough to need 30 feet of rods, cleaned end to end with an airflow check.
What’s different in Fairfax
The City of Fairfax and Mantua are mostly single-family houses from the 1960s; the City’s median house went up in 1966. In a house that age the dryer vent is often a short run out the nearest wall, so the trouble tends to sit right behind the dryer, in a crinkly foil or vinyl hose that ought to be rigid metal.
Fair Lakes and Fair Oaks went up in the 1990s. About half the homes in Fair Oaks are in condo and apartment buildings, and a third of Fair Lakes is townhouses. In a Fair Lakes townhouse the dryer vent usually has to cross a ceiling or rise to the roof to get out, and the longer the path, the sooner the lint builds up.
Kings Park West sits in between: mostly 1970s single-family houses, with about three in ten homes townhouses. Same dryer vent cleaning, a different route to the outside, and it’s the route that decides how long the visit takes. Merrifield is the newest part of the Fairfax address, more than half of it built since 2000 and most of it condo and apartment buildings, where the line may run through the building rather than out your own wall.
Whether your ZIP is 22030, 22031, 22032 or 22033, it’s the same crew from our Chantilly shop, about nine miles up Route 50, and the same price.

When it’s due
In a lot of 1960s Fairfax houses the dryer has been replaced more than once and the foil hose behind it came with an earlier one. If yours is foil or plastic, that’s the part to change.
Older houses often still have a foil or plastic accordion hose behind the dryer. It crushes, it sags where lint collects, and fire departments tell people to use metal instead.
The first thing most people notice. When the dryer vent is packed, the damp air has nowhere to go, so the clothes stay wet and the dryer runs hot.
The dryer vent, locally
Fairfax County Fire and Rescue tells every household to clean the lint out of the dryer vent pipe once a year, sooner if clothes are taking longer to dry, and to have a gas dryer checked by a professional. Source.

Choosing who cleans it
Questions to ask anybody who quotes you, us included.
In a 1960s Fairfax house a lot of the trouble lives in the few feet of hose between dryer and wall: crushed, kinked, or foil where metal belongs. A dryer vent cleaning that skips it has missed the part you can see.
Brushing the first few feet from the laundry room isn’t a dryer vent cleaning. Ask whether they clean from the back of the dryer to the hood outside, and how they get the lint out of the house instead of pushing it further down.
Camera photos of the inside of your dryer vent line are how you know it needed cleaning, and before and after photos are how you know the job was done. Ask to see them, and for a dated invoice if your HOA wants proof.

Questions
Yes, long runs to the roof or the back wall included. When you book, say where the hood comes out and roughly how high, and the tech shows up with a ladder tall enough.
Not for the cleaning. Same crew, same prices, same visit. The City has its own government and its own fire department; the dryer vent is the same job on either side of the line.
It’s worth replacing. Foil and plastic accordion hose crushes easily behind the dryer and sags where lint collects, which is why fire departments tell people to use metal. We check the hose on every dryer vent cleaning and price a metal one before we touch it.
$199, normally $298, with a year of Comfort+ membership included, or $199 added to an air duct cleaning.
Ready when you are
