What it costs

What dryer vent cleaning costs in Burke.

The same prices as everywhere we work: dryer vent cleaning is $199, normally $298, with a year of Comfort+ membership included, or $199 added to an air duct cleaning.

$199

The price covers the whole dryer vent line, from the back of the dryer to the hood outside, with camera photos of what we find, a dated invoice, and before and after photos of your line when we can get a clear shot. Anything past the cleaning, like a new hose or a guard on the hood, you get the price first.

With Comfort+ membership, $199 a year covers the dryer vent cleaning every year, plus a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit, and we tell you when each one is due.

What’s different in Burke

Burke Centre keeps the dryer vent off the street side of the house.

The Burke Centre Conservancy’s Architectural Standards say dryer vents shall not be visible from street view and belong on the rear or side of the house wherever possible. On a Burke Centre townhouse, with a neighbor on each side, that usually leaves the back wall, so the line crosses the house from the laundry to get there. A longer line with more bends gives lint more places to settle.

About half of Burke Centre’s homes are townhouses, and about 6 in 10 went up between 1980 and 1999. The dryer may be on its third model by now, but the dryer vent line inside the wall is usually the one the builder put in, and the only way to see what’s in it is a camera.

Outside Burke Centre, in the older part of Burke that takes in Lake Braddock, about 6 in 10 homes were built before 1980 and most are single-family houses. There the dryer vent often goes straight out the nearest wall, short and simple, and the hose behind the dryer is more often the problem than the line.

If the dryer vent hood on a Burke Centre house is cracked or crushed, a replacement of the same size, color and design in the same spot needs no Conservancy application. Moving the dryer vent somewhere new does, and the new hood has to match the color of the siding around it. You get the price for a new hood before we touch it.

When it’s due

When a dryer vent needs cleaning in Burke.

The flap barely lifts

Run the dryer and look at the dryer vent hood outside. On a long run to the back of a townhouse, a flap that hardly moves means the air isn’t making it out, and lint, a nest or a crushed section somewhere in the line is the usual reason.

It’s a townhouse dryer vent

A townhouse dryer vent runs a long way to reach the outside, often to the roof or across a ceiling to the back wall. A long run fills faster than a short one, so once a year matters more here.

The hose behind the dryer is old

Older houses often still have a foil or plastic accordion hose behind the dryer. It crushes, it sags where lint collects, and fire departments tell people to use metal instead.

Fairfax County Fire and Rescue tells every household to clean the lint out of the dryer vent pipe once a year, sooner if clothes are taking longer to dry, and to have a gas dryer checked by a professional. Source.

Choosing who cleans it

How to pick a dryer vent cleaning company in Burke.

Questions to ask anybody who quotes you, us included.

  1. Do they know the Conservancy’s rules on dryer vents?

In Burke Centre a same-spot, same-size dryer vent hood replacement needs no application, and moving the dryer vent does. A company that works here should tell you which of those your repair is before doing it.

  2. Do they clean the whole line, end to end?

Brushing the first few feet from the laundry room isn’t a dryer vent cleaning. Ask whether they clean from the back of the dryer to the hood outside, and how they get the lint out of the house instead of pushing it further down.

  3. Do they show you what’s inside the line?

Camera photos of the inside of your dryer vent line are how you know it needed cleaning, and before and after photos are how you know the job was done. Ask to see them, and for a dated invoice if your HOA wants proof.

Questions

Dryer vent cleaning questions from Burke.

Does Burke Centre require dryer vent cleaning?

Its Architectural Standards don’t. They cover where a dryer vent sits and what it looks like from outside, not how often it’s cleaned. Fairfax County Fire and Rescue puts it at every year, and sooner once a load needs a second cycle to dry.

Our Burke Centre dryer vent exits on the second floor, in back. Can you reach it?

Yes. Mention which wall it exits and which floor when you book, and the tech arrives with a ladder that reaches. Most Burke Centre dryer vents come out the back or the side, since the Conservancy keeps them out of view from the street.

My older Burke house has a short dryer vent through the basement wall. Is cleaning still worth it?

Yes, once a year. A short dryer vent clogs more slowly, but the flexible connector at the back of the machine and the hood on the outside wall still catch lint, and a nest in the hood stops a short line as completely as a long one.

How much does dryer vent cleaning cost in Burke?

$199, normally $298, with a year of Comfort+ membership included, or $199 added to an air duct cleaning.
