What it costs
The same prices as everywhere we work: dryer vent cleaning is $199, normally $298, with a year of Comfort+ membership included, or $199 added to an air duct cleaning.
Dryer vent cleaning, a year of Comfort+ membership included
$199, normally $298
Dryer vent cleaning, added to an air duct cleaning
$199
The price covers the whole dryer vent line, from the back of the dryer to the hood outside, with camera photos of what we find, a dated invoice, and before and after photos of your line when we can get a clear shot. Anything past the cleaning, like a new hose or a guard on the hood, you get the price first.
With Comfort+ membership, $199 a year covers the dryer vent cleaning every year, plus a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit, and we tell you when each one is due.

A bird’s nest pulled out of the dryer vent hood, the line cleaned behind a stacked washer and dryer, and the camera run through to confirm it was clear.
September 2026
Dryer vent cleaning included with a Comfort+ membership, with one section of the line replaced. The outdoor AC coil was cleaned on the same visit.
August 2026
The camera found the dryer vent line crushed near where it leaves the house. The line was cleaned and the fix for the crushed section priced in writing.
What’s different in Alexandria
Inside the City, more than half the homes are in apartment and condo buildings, and the median City house went up in 1970. That splits Alexandria dryer vent cleaning into two jobs: the condo, where the dryer vent may run through the building, and the house, where it’s usually a short run out a back or side wall.
In the older City houses most of the trouble is in the last few feet: a foil or plastic accordion hose squashed between the dryer and the wall, where metal belongs. It’s the first thing we look at and the cheapest thing to put right.
On the Fairfax County side it depends on the street. Kingstowne, mostly built in the 1990s, and Franconia, mostly late 1980s, are about half townhouses, and a townhouse dryer vent has a long way to go before it reaches the outside. Rose Hill and Mount Vernon are mostly single-family houses from the 1960s, closer to the City’s older houses than to Kingstowne. That side is Fairfax County Fire and Rescue territory, and the county’s firefighters ask every household to clear the lint from the dryer vent pipe every year, or sooner when loads start drying slowly.
In Old Town and Parker-Gray, a new hood or a moved dryer vent on a wall people can see from the street can need the Board of Architectural Review’s approval. Cleaning never does, because it all happens inside the line, but if a hood needs replacing we’ll say so before anything changes on the outside. A small one is the easy case: a vent hood under one cubic foot, colored to match the wall around it, is on the list BAR staff can approve without a hearing.
Neighborhood by neighborhood
Census figures for each place, and what that usually means for the dryer vent. Median year built and heat count owner-occupied homes only.
| Place | Median home built | Most homes are | Heated with | What the dryer vent usually does |
|---|---|---|---|---|
| City of Alexandria | 1970 | condo and apartment buildings, about 5 in 10 | gas, about 6 in 10 | Condo and apartment buildings: the dryer vent may run through the building and belong to the association. |
| Rose Hill | 1969 | single-family houses, about 7 in 10 | gas, about 7 in 10 | Older houses: shorter dryer vent runs, and foil or plastic hose behind the dryer that should be metal. |
| Franconia | 1986 | townhouses, about 5 in 10 | electricity, about 6 in 10 | Townhouse streets: long dryer vent runs, often to the roof or the back wall. |
| Fort Hunt | 1963 | single-family houses, nearly all | gas, about 8 in 10 | Older houses: shorter dryer vent runs, and foil or plastic hose behind the dryer that should be metal. |
| Kingstowne | 1994 | townhouses, about 5 in 10 | gas, about 7 in 10 | Townhouse streets: long dryer vent runs, often to the roof or the back wall. |
| Woodlawn | 1976 | townhouses, about 4 in 10 | electricity, about 6 in 10 | Older houses: shorter dryer vent runs, and foil or plastic hose behind the dryer that should be metal. |
| Lincolnia | 1982 | single-family houses, about 4 in 10 | gas, about 7 in 10 | 1980s and 90s houses: dryer vents through a wall or a ceiling, often never cleaned end to end. |
| Mount Vernon | 1967 | single-family houses, about 7 in 10 | gas, about 7 in 10 | Older houses: shorter dryer vent runs, and foil or plastic hose behind the dryer that should be metal. |

When it’s due
Some Alexandria condo associations schedule dryer vent cleaning for the whole building. Ask yours first. If the dryer vent is yours to keep up, book it like any other visit.
In a lot of condo buildings the dryer vent runs through the walls and belongs to the association. Check your documents first; if it’s yours to keep up, we clean it end to end.
Older houses often still have a foil or plastic accordion hose behind the dryer. It crushes, it sags where lint collects, and fire departments tell people to use metal instead.
Choosing who cleans it
Questions to ask anybody who quotes you, us included.
Cleaning is all inside the line, so the Board of Architectural Review doesn’t come into it. A new hood or a moved dryer vent on a street-facing wall can, and a company that works in Old Town should say so before they cut anything.
Brushing the first few feet from the laundry room isn’t a dryer vent cleaning. Ask whether they clean from the back of the dryer to the hood outside, and how they get the lint out of the house instead of pushing it further down.
Camera photos of the inside of your dryer vent line are how you know it needed cleaning, and before and after photos are how you know the job was done. Ask to see them, and for a dated invoice if your HOA wants proof.

Questions
Yes, if the dryer vent is the unit owner’s to maintain. In plenty of Alexandria buildings the run inside the walls or up to the roof is the association’s, so a look at the condo documents, or a call to management, comes first. Either way we’ll tell you what we see.
Yes, the City and the Fairfax County side: Kingstowne, Franconia, Rose Hill, Mount Vernon. Same crew and same prices, and dryer vent cleaning needs no permit on either side.
Under an hour for most. A Kingstowne townhouse dryer vent usually runs farther than a single-family house’s, so mention where the hood exits, and whether it’s on the roof, when you book.
$199, normally $298, with a year of Comfort+ membership included, or $199 added to an air duct cleaning.
Ready when you are
Call, or send the form at the top. Under an hour in most homes. If you’d rather have your dryer vent cleaning done every year without keeping track, ask about Comfort+ membership on the same call.
