What it costs
The same prices as everywhere we work: dryer vent cleaning is $199, normally $298, with a year of Comfort+ membership included, or $199 added to an air duct cleaning.
Dryer vent cleaning, a year of Comfort+ membership included
$199, normally $298
Dryer vent cleaning, added to an air duct cleaning
$199
The price covers the whole dryer vent line, from the back of the dryer to the hood outside, with camera photos of what we find, a dated invoice, and before and after photos of your line when we can get a clear shot. Anything past the cleaning, like a new hose or a guard on the hood, you get the price first.
With Comfort+ membership, $199 a year covers the dryer vent cleaning every year, plus a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit, and we tell you when each one is due.
What’s different in Falls Church
Nearly half the homes in West Falls Church and Lake Barcroft were built before 1960, and houses from those years usually keep the laundry in the basement. The dryer vent leaves through the band joist after a few feet and ends at a hood barely above the flower bed. That short run is rarely the trouble. The two ends are: a foil hose flattened behind the dryer, and the low hood itself, where fallen leaves, mulch and drifted snow block the flap.
The City adds a second kind. About 28 percent of City homes went up after 2000, and 46 percent are in buildings of ten units or more, where a dryer vent can climb inside the walls to the roof or empty into a shaft the whole stack shares. Who owns that run is written in your condo documents, and it’s often the association. When it turns out to be yours, we do it top to bottom.
About half the occupied homes in the City are rented, and in Seven Corners it’s closer to six in ten. For a landlord the easy time for dryer vent cleaning is between tenants, with the laundry room empty and the new lease not started yet.
Fire departments differ by side of the line. On the county side it’s Fairfax County Fire and Rescue, whose once-a-year advice is in the card below. Inside the City, the Arlington County Fire Department offers home safety checks to City of Falls Church residents, and its home checklist asks whether your clothes dryer vent is clean and properly installed.

When it’s due
Below a basement laundry the dryer vent hood can sit just above the mulch. Leaves bank up against it, the flap sticks shut, and lint packs back into the line. With a load running, step outside and see whether the flap lifts.
In a lot of condo buildings the dryer vent runs through the walls and belongs to the association. Check your documents first; if it’s yours to keep up, we clean it end to end.
Older houses often still have a foil or plastic accordion hose behind the dryer. It crushes, it sags where lint collects, and fire departments tell people to use metal instead.
The dryer vent, locally
Fairfax County Fire and Rescue tells every household to clean the lint out of the dryer vent pipe once a year, sooner if clothes are taking longer to dry, and to have a gas dryer checked by a professional. Source.

Choosing who cleans it
Questions to ask anybody who quotes you, us included.
In a Falls Church condo building the run through the walls may be the association’s. A good company asks before it books, and if it isn’t yours to clean, tells you what it saw anyway.
Brushing the first few feet from the laundry room isn’t a dryer vent cleaning. Ask whether they clean from the back of the dryer to the hood outside, and how they get the lint out of the house instead of pushing it further down.
Camera photos of the inside of your dryer vent line are how you know it needed cleaning, and before and after photos are how you know the job was done. Ask to see them, and for a dated invoice if your HOA wants proof.

Jamie and Aaron did a great job replacing our dryer exhaust duct. Showed up on time, worked hard, and cleaned up after everything was done. Impressed with their service.

Questions
Yes, when the unit owner is the one responsible for it. With 46 percent of City homes and over six in ten in Bailey’s Crossroads in big buildings, the run inside the walls often belongs to the association instead, so check with management. If it’s on you, we book it the same as a house.
It can be. A low hood collects leaves, snow and mulch, and a flap that can’t open sends lint back up the line. Keep a clear foot around it. If the flap is cracked or stuck, we quote a replacement hood first and swap it only if you say so.
Fairfax County Fire and Rescue says every year, or sooner once a load starts needing a second cycle. Arlington’s checklist for City homes asks whether the dryer vent is clean and properly installed. A low basement hood can block up from the outside long before the line does, so look at the flap between cleanings.
