The outdoor unit is young, the furnace isn’t
A Burke house that lost its air conditioner a few summers back may have a new outdoor unit beside a 1990s furnace. Once that furnace wants a part every winter, replace it and keep the newer half.
Replacing only the gas furnace in Burke runs $4,285 to $14,040 installed, and your air conditioner stays. Most of Burke’s gas heat is outside Burke Centre.

What it costs
The same price book our estimator runs on, for a gas furnace on its own, 2 to 5 tons, keeping the air conditioner you have. A single-stage furnace in a small house sits near the bottom; a modulating one in a big house, near the top.

Monthly figures: 60mo @ 0% APR on each starting price, the whole price financed, on approved credit. Longer plans lower the payment and cost more in total. The lender sets the final terms. How financing works
The HVAC replacement cost estimator narrows it to your house. Then a tech measures, and you get the installed price in writing, at no charge, before anything is ordered.
Natural gas or propane, in a house, a townhouse or a condo, we replace them all. Oil furnaces we don’t.
What’s different in Burke
Burke splits its heat almost down the middle. Just under half of its roughly 17,000 owner-occupied homes burn gas, supplied by Washington Gas, and nearly all the rest run on electricity. The gas houses gather in the older Burke Census place around Lake Braddock, where a little over half the owners heat with gas and the typical house went up in 1979. Inside Burke Centre it’s under 3 in 10, about 1,300 homes, since heat pumps lead there.
A house from 1979 has outlived at least one furnace, and the furnace and the air conditioner seldom wear out on the same schedule. If the outdoor unit is under ten or so years old and still cools the house, there’s no reason to throw it in with the furnace. What ties the two together is the coil sitting on top of the furnace: the new cabinet has to line up with it, and the new blower gets set for the tonnage of the air conditioner you’re keeping. We read the labels on the outdoor unit and the coil before we write the price.
Inside Burke Centre the swap has an outdoor half. A high-efficiency furnace exhausts through a side or back wall in plastic pipe, and the Conservancy’s Architectural Standards want an approved application for every new gas appliance vent, kept out of view from the street. A vent replaced in the same spot with one of the same size, color and design needs none. If the furnace quits in January and the new vent can’t match the old, an Emergency Permit from the Executive Director, applied for before the work, lets it go ahead, with the full application due within thirty calendar days.
Fairfax County Fire and Rescue names a faulty gas furnace as a carbon monoxide source and asks for a CO alarm on every floor, so install day is a good day to test yours, starting with the floor the furnace is on. The few Burke homes on propane, under 1 in 100, get the same furnace job with a propane conversion kit.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and what that usually means for the furnace that’s there now.
| Place | Median home built | Most homes are | Heated with | The furnace there now |
|---|---|---|---|---|
| Burke | 1979 | single-family houses, about 6 in 10 | gas, about 6 in 10 | Gas furnaces on their second or third round, often on a chimney shared with the water heater. |
| Burke Centre | 1982 | townhouses, about 5 in 10 | electricity, about 7 in 10 | Little natural gas, so few gas furnaces. |

When it’s time
A Burke house that lost its air conditioner a few summers back may have a new outdoor unit beside a 1990s furnace. Once that furnace wants a part every winter, replace it and keep the newer half.
A high-efficiency furnace vents out the side in plastic pipe, which can leave the water heater alone in a chimney sized for two. Ask about that before you pick a furnace, not on install day.
It’s the wall that keeps the burner’s exhaust out of the air the furnace blows through the house. Nobody patches one; a crack ends the repair conversation.
Permits, locally
Fairfax County requires a permit to replace any gas appliance, even like for like: a gas water heater, furnace or boiler. Replacing a fuel-burning appliance also needs a chimney vent certification. Source.

Choosing who installs it
Questions to ask anybody who quotes you, us included.
In Burke Centre that one detail decides whether the Conservancy sees an application. Venting the way the old furnace did, through the same opening, is one job; a new hole in the back wall is another. Know which before the furnace is ordered.
Ask how they picked the size. Copying the old nameplate repeats whatever was guessed when the house was built.
A new furnace has to work with the coil and the outdoor unit already there. Ask whether they looked at both before quoting a furnace on its own.
A good company puts the repair price next to the replacement range and lets you choose. Already holding somebody’s big number? Take the free second opinion first.

We used Swifpro for a new hvac install and a plumbing repair. We felt the pricing for the hvac install was fair and offered a better product than their competitors. The techs were professional and timely.

Questions
Not for the furnace itself, which stays inside. For a furnace, what the Conservancy cares about is the vent: the same opening with the same size and color needs no application, while a new exterior vent, which a high-efficiency furnace usually adds, needs one. The county’s permit is a separate step either way.
$4,285 to $14,040 installed for a gas furnace on its own, keeping the air conditioner you have; size and efficiency set where yours lands. A furnace and air conditioner together run $8,898 to $23,000. The HVAC replacement cost estimator gives your house its own number.
Fix the small parts on almost any furnace. Past fifteen years, with a repair over a third of the price of a new one, replacing usually wins. Not sure which you’re looking at? The diagnostic visit is $99, and the tech prices the repair before starting it.
Ready when you are
Call, or send the form at the top. A tech measures the house and puts the installed price in writing before anything is ordered, and if the old furnace is worth fixing, you’ll hear that first.
