There’s still a pilot light burning
A standing pilot usually means a furnace from before the 1990s, and in a Dale City or Route 1 house the air conditioner beside it has likely been swapped since. The furnace is what’s left.
Woodbridge furnace replacement runs $4,285 to $14,040 installed for a gas or propane furnace when the AC stays. Two Dale City owners in three burn gas.

What it costs
The same price book our estimator runs on, for a gas furnace on its own, 2 to 5 tons, keeping the air conditioner you have. A single-stage furnace in a small house sits near the bottom; a modulating one in a big house, near the top.

Monthly figures: 60mo @ 0% APR on each starting price, the whole price financed, on approved credit. Longer plans lower the payment and cost more in total. The lender sets the final terms. How financing works
The HVAC replacement cost estimator narrows it to your house. Then a tech measures, and you get the installed price in writing, at no charge, before anything is ordered.
Natural gas or propane, in a house, a townhouse or a condo, we replace them all. Oil furnaces we don’t.
What’s different in Woodbridge
Keeping the air conditioner and changing only the furnace is a gas-house job. Across Woodbridge’s six Census places, close to six owner homes in ten heat with natural gas. Dale City leans hardest, 11,421 of its 17,021 owner homes, and Leesylvania and County Center sit near two in three. Lake Ridge splits almost evenly between gas and electric heat.
Dale City went up mostly in the 1970s and 1980s, the median owner home in 1983, so most houses there are on their second furnace or later. Plenty of the current ones went in around the turn of the century and are in their twenties now, while the outdoor unit beside them is often younger, since an R-22 leak tends to end an air conditioner’s run first.
A furnace on its own only works if the new one suits what stays. The indoor coil rides on the furnace cabinet, so the two have to match in width, and the new blower has to move the air that coil and outdoor unit were rated for. An outdoor unit on R-410A from the last ten years or so is usually worth keeping. One still on R-22 usually isn’t, and then the pair at $8,898 to $23,000 is the number to compare.
Along Route 1, in the older Census place called Woodbridge, about three homes in ten went up in the 1950s and 1960s, and a gas furnace in one of those often shares a masonry chimney with the water heater. A high-efficiency furnace vents through the wall in plastic pipe, so the water heater’s venting gets checked on its own. About 350 owner homes there heat with propane, and those furnaces are ours to replace too.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and what that usually means for the furnace that’s there now.
| Place | Median home built | Most homes are | Heated with | The furnace there now |
|---|---|---|---|---|
| Dale City | 1983 | single-family houses, about 7 in 10 | gas, about 7 in 10 | 1980s and 90s houses, many on their second furnace. |
| Lake Ridge | 1985 | townhouses, about 4 in 10 | electricity, about 5 in 10 | Mostly electric heat; gas furnaces are the minority. |
| Woodbridge | 1976 | single-family houses, about 4 in 10 | gas, about 5 in 10 | Gas furnaces on their second or third round, often on a chimney shared with the water heater. |
| Leesylvania | 2006 | single-family houses, about 4 in 10 | gas, about 6 in 10 | Builder gas furnaces, many now near twenty years old. |
| Potomac Mills | 1988 | single-family houses, about 6 in 10 | electricity, about 7 in 10 | Mostly electric heat; gas furnaces are the minority. |
| County Center | 2006 | townhouses, about 4 in 10 | gas, about 6 in 10 | Townhouse furnaces in closets and attics. |

When it’s time
A standing pilot usually means a furnace from before the 1990s, and in a Dale City or Route 1 house the air conditioner beside it has likely been swapped since. The furnace is what’s left.
It’s the wall that keeps the burner’s exhaust out of the air the furnace blows through the house. Nobody patches one; a crack ends the repair conversation.
Fifteen to twenty years is a gas furnace’s usual run. Past that, parts get harder to find and each repair buys less time.
Permits, locally
Prince William County requires a permit to replace a gas or propane furnace or a gas appliance such as a water heater, even like for like. Replacing an electric water heater with one the same size in the same spot needs no permit. Source.

Choosing who installs it
Questions to ask anybody who quotes you, us included.
In a Lake Ridge or County Center townhouse the furnace may sit in a closet or the attic. The new one has to come in the same way and fit the same space, and an attic furnace usually lies on its side over a drain pan. Ask whether they saw the spot, not just the model number.
Ask how they picked the size. Copying the old nameplate repeats whatever was guessed when the house was built.
A new furnace has to work with the coil and the outdoor unit already there. Ask whether they looked at both before quoting a furnace on its own.
A good company puts the repair price next to the replacement range and lets you choose. Already holding somebody’s big number? Take the free second opinion first.

Questions
A new or moved one does. The Lake Ridge association’s guidelines send propane tanks to its Architectural Committee, which can ask for lattice or evergreens that hide it from the street. A furnace swap that keeps the old tank usually leaves that alone; adding a tank, or a bigger one, goes to the committee first.
If it’s the builder’s, it’s getting close. Eight homes in ten in Leesylvania and County Center went up after 2000, and a 2006 furnace has twenty winters behind it. A $99 diagnostic visit says whether it has more in it, and the HVAC replacement cost estimator gives your house its own figure.
$4,285 to $14,040 installed for a gas furnace on its own, keeping the air conditioner you have; size and efficiency set where yours lands. A furnace and air conditioner together run $8,898 to $23,000. The HVAC replacement cost estimator gives your house its own number.
Fix the small parts on almost any furnace. Past fifteen years, with a repair over a third of the price of a new one, replacing usually wins. Not sure which you’re looking at? The diagnostic visit is $99, and the tech prices the repair before starting it.
Ready when you are
Call, or send the form at the top. A tech measures the house and puts the installed price in writing before anything is ordered, and if the old furnace is worth fixing, you’ll hear that first.
