The pump keeps cycling days after the rain
On a wet Oakton lot the ground feeds the footing drain long after the storm, so a pump running on and off for days is normal. One that runs with the pit nearly empty, or never shuts off, is due.
Sump pump replacement in Oakton: $697 installed in your existing pit. A new pit, a battery backup, outside drain work or new wiring is extra.

What it costs
The same price as our sump pump replacement page: one flat number for a new pump in a pit that’s still sound, with what costs extra named right beside it.
Sump pump replacement, installed in your existing pit

Sump pump and battery backup, installed together

or $53/mo at 0% APR for 60 months
A new or deeper pit, discharge line work outside, or a dedicated circuit
Priced in writing before we start
Monthly figures: 60mo @ 0% APR on each starting price, the whole price financed, on approved credit. Longer plans lower the payment and cost more in total. The lender sets the final terms. How financing works
$697 covers a new cast iron pump, a quiet check valve, new PVC up to your existing discharge line, a battery water alarm by the pit, the old pump hauled away and a bucket test before we leave.
A battery backup keeps pumping through a power outage, and the outage usually comes with the storm. With a new pump, the pair is $3,200 installed. The sump pump estimator helps you decide whether you need one.
What’s different in Oakton
Fairfax County’s tax records show a basement under about 97 in 100 single-family houses with an Oakton address, and about 94 in 100 townhouses, in rows like Concord Village, Arrowood and Oakton Village. Close to nine in ten of those basements hold a finished rec room, which is where a failed pump’s water goes first. The condo buildings are the exception: at Four Winds at Oakton, The Oakton, Treebrooke and Trevor House the records show almost no basements, and a pit in a building like that is usually the association’s.
About seven in ten Oakton basements are daylight ones, cut into a slope with one side open to the yard. The county’s planning text calls the Difficult Run headwaters, north and west of Jermantown Road, hard ground to build on, with steep slopes, poor soils and wetlands; it’s also the land the county keeps off the sewer. Water moving downhill through that ground reaches the buried side of the basement first, which is often where the pit sits.
About 3,500 of those basements belong to houses with an active septic permit, and there the pump’s water has rules. Fairfax County’s septic code forbids piping a basement sump into the septic system and wants the discharge steered clear of the drainfield. A pump emptying into a laundry sink sends groundwater to the tank; one aimed at the field keeps it wet when it should be draining. On a septic lot we walk the discharge line out to its end.
On the sewer side, which takes in the townhouse rows and the houses around Gray and Hibbard Streets, the county’s wastewater office calls a sump, downspout or French drain tied into the sanitary sewer without a permit illegal: the extra water can overload the system until sewage spills into streams, streets or basements. Most Oakton townhouses went up in the 1970s and 80s, and a tie-in from back then can still be there. If your sump line vanishes into the floor instead of out a wall, we’ll trace it.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and what to check on a sump pump in houses that age.
| Place | Median home built | Most homes are | Heated with | What to check |
|---|---|---|---|---|
| Oakton | 1981 | single-family houses, about 4 in 10 | gas, about 6 in 10 | 1980s and 90s basements: an original pump is long overdue. |
| Difficult Run | 1982 | single-family houses, nearly all | gas, about 6 in 10 | 1980s and 90s basements: an original pump is long overdue. |

When it’s time
On a wet Oakton lot the ground feeds the footing drain long after the storm, so a pump running on and off for days is normal. One that runs with the pit nearly empty, or never shuts off, is due.
The county’s Flood Mitigation Assistance Program pays back half of a battery backup, up to its cap, after the work is done and paid for. Not the pump itself, and not homes in the Town of Vienna, the Town of Herndon or the City of Fairfax.
Zoeller, who make a lot of the pumps around here, puts a sump pump’s life at seven to ten years. Past seven, replace it on your schedule instead of the storm’s.
After a heavy rain
Six checks you can make yourself once the rain lets up, none of them with your hands in the pit. Then call us and we’ll check it all.
Watch the pit during the rain or right after. The pump should start as the water rises, empty the pit and shut off. A full pit, or a pump that hums and moves nothing, isn’t keeping up.
Walk the basement: the corners, the walls, the floor by the pit, under the water heater and the furnace. Photograph any wet spot before you mop, so we can see where it came in.
Outside, find where the pump’s pipe ends. It should be open, not crushed, buried or full of leaves, and aimed away from the house so the water doesn’t run back to the foundation.
Listen when the pump shuts off. Water rushing back into the pit means the check valve isn’t closing, and the pump has to move that water again.
The pump stops when the power does, often at the height of the storm. If the basement took water during an outage, that’s the job a battery backup does.
If water is standing near the pit, an outlet or anything plugged in, don’t wade in to check. Call us, and only switch the power off at the panel from somewhere dry.
Not sure what you saw? Call us after a storm and we’ll check it all: the pump, the float, the check valve, the discharge line and where the water came in. If the pump can’t keep up, a new one is $697 installed in your existing pit; a new or deeper pit, a battery backup, discharge line work outside and a dedicated circuit are extra, priced in writing before we start.
Choosing who replaces it
Questions to ask anybody who quotes you, us included.
Most Oakton pits sit in the unfinished corner by the furnace, but some got walled in when the rec room went up. Ask how they’ll reach yours, and get anything that has to come apart in the written price.
Ask what the number covers: the pump, the check valve, the pipe, hauling the old one off, a test before they leave. Then ask what costs extra, and get it in writing.
Cast iron, ideally. Plastic pumps cost less and are usually the ones that quit early. Ask before the old one comes out.
A discharge line that’s cracked, buried or frozen shut every January leaves the new pump pushing against a closed pipe. Whoever replaces it should check the outside end too.

Questions
Not necessarily. Some daylight basements drain the footing out to the low side of the lot by gravity and never had a pit. If no water comes in, leave it. If water shows up along the uphill wall after storms, a new pit gets priced in writing as extra work.
Usually yours: a pit in your own basement is your home’s, and the pump is $697 like anywhere else. Where it empties outside may fall under the HOA’s rules, so check before the outlet moves.
After the storms that flood Oakton’s roads. NOAA’s storm records show Waples Mill Road closed by flooding at Oakton Road in July 2019 and under high water there again in August 2022, flooding on Vale Road in November 2020, and several inches of water running across Chain Bridge Road near I-66 on June 13, 2025, when storms dropped two to four inches in spots. That water soaks the slope above a walkout basement for days. Afterward, check that the pump runs and empties the pit and that its outlet in the yard is clear. If the basement took water anyway, call us after the storm to check it all.

Yes. Pour five gallons of water into the pit. The float should rise, the pump should start within a few seconds, and it should shut off clean once the water’s down. If you hear water rushing back into the pit after it stops, that’s the check valve.
