Fins pressed flat on one face of the unit
That’s the mark hail leaves. A flattened patch blocks the air through that part of the coil. The tune-up cleans the coil and notes how much of it is closed off.
An AC tune-up in Catlett is $99 per system. Hail, wind and Cedar Run all reach the outdoor unit here, so the coil gets a close look.

What it costs
One price per system, $99. We go through it before a Northern Virginia July finds the weak part for you. Anything it turns up is priced in writing before any work, and if it can wait, we say so.
AC tune-up, one system
$99
Furnace tune-up, one system
$99
Heat pump, boiler or ductless mini split tune-up, one system
$99
Comfort+ membership, a cooling maintenance visit every spring included
$199 a year
A house with two systems books two tune-ups, one for each, and a heat pump or a ductless mini split is the same $99 a system. The heating side, a furnace or a boiler, gets its own tune-up in the fall at the same price.
With Comfort+ membership at $199 a year, the cooling maintenance visit comes every spring, along with a heating maintenance visit, a water heater flush with a sewer camera inspection and a dryer vent cleaning.
What’s different in Catlett
Summer near Catlett runs hot in spells. NOAA’s closest normals station, three miles southeast of Warrenton, averages July afternoons near 85 degrees and about 21 days a year at 90 or above. It read 99 on July 23, 2011, and on June 29, 2012, the day of the derecho, the Weather Service logged heat indices of 110 to 114 across southern Fauquier before the storms arrived. A capacitor or fan motor near the end of its life usually picks an afternoon like that to quit.
Half of the 1,040 owner homes in ZIP 20119 heat with electricity, which usually means a heat pump cooling all summer and heating all winter. With no piped gas in the Census count, the other common setup is a propane furnace paired with a plain air conditioner. Many of the ZIP’s 471 homes from the 1990s and 2000s started with a builder’s heat pump that’s likely been replaced once by now, often beside an air handler that never was. A new outdoor unit on a tired indoor coil is a mismatch the findings point out.
Storms reach the outdoor unit before anything else in the house. Quarter-size hail fell in Catlett on April 15, 2024, and hail that size presses a coil’s thin aluminum fins flat, closing the gaps the fan pulls air through. On August 13, 2021, gusts near 75 mph brought trees down along Old Dumfries Road northwest of the village, and a falling branch can dent a cabinet or crimp the copper lines where they run up the wall. After a storm like that, call us and we’ll check the coil, the lines and the electrical side.
Then there’s the water. The County’s plan sets Catlett on a nearly flat basin with extensive floodplain along Cedar Run, and the gauge near the village counts 15 feet as flood stage, when water reaches the low spot on Flatwood Lane. It crested at 18.2 feet on July 12, 2013, the day flash flooding closed roads in Catlett, and passed flood stage again in April 2014 and July 2025. If water reached your outdoor unit’s base or its electrical box, leave it off at the breaker until it’s been checked.
By the numbers
From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.
ZIP 20119 as a whole: every Catlett address, the village included. The Census place for the village alone has too few homes for steady figures.
When to book it
That’s the mark hail leaves. A flattened patch blocks the air through that part of the coil. The tune-up cleans the coil and notes how much of it is closed off.
It cools all summer and heats all winter, so it piles up more hours in a year than an air conditioner that sits idle from October to May.
A weak capacitor is a small fix on a mild day in April. Found by a July heat wave, it’s a house with no cooling.
Choosing who tunes it up
Questions to ask anybody who books you, us included.
After hail or a windstorm, ask the tech to list storm damage apart from ordinary wear. If you call your insurance company, that line is the part that matters.
Ask what gets cleaned and what gets checked, and whether a second system costs extra. A number with no list behind it is hard to hold anybody to.
Ask for the findings in writing, with a price on anything that needs fixing and an honest word on what can wait. A tune-up you never see written down is one you take on faith.
An air conditioner doesn’t use up refrigerant. Low means it’s leaking somewhere, and a company that tops it up every spring is selling you the same refrigerant twice.

Elvis Diaz did an excellent job cleaning our condo’s HVAC system. He was very knowledgeable about maintaining the unit and the price was very reasonable.

Questions
Not after the middle of the month. NOAA’s station near Warrenton puts the median last spring frost on April 9, and the cooling side needs a warm afternoon to run under real load. Mid April into May gets it done before the first 90 degree day.
$99 per system, the same for a central air conditioner, a heat pump or a ductless mini split. A house with two systems books two. If the tune-up turns up a repair, you get its price in writing before any work, and you decide.
Once a year, in the spring, before the first heat wave. The heating side gets its own visit in the fall. The filter needs attention more often, every one to three months, and it’s the cheapest thing on the list.
