A rust ring in the pan
In a Sterling townhouse the water heater often shares a closet with the air handler on a finished floor. Rust in the pan or a soft spot in the ceiling below is the early warning; call before it becomes a drywall job.
A new water heater installed with the permit runs $2,757 to $5,493 for an electric tank, $3,379 to $5,485 for gas or propane and $8,886 to $10,486 for tankless.

How the house vents picks the row; where you land inside it is the tank size and the warranty. A hybrid heat pump water heater is quoted at the visit, never from a page.
Keeping the one you have? A yearly water heater flush slows the sediment down: $99 right now, normally $199. A tankless descale is $300, regularly $350. Or get the flush every year with Comfort+ membership, $199 a year, along with a dryer vent cleaning, a sewer camera inspection and heating and cooling maintenance visits.
What’s different in Sterling
Sterling heats two ways, and the water heater usually matches the furnace or heat pump. Sterling proper, south of Route 7, is just over half electric heat, and Countryside is close to eight in ten. Cascades runs about eight in ten on gas, Lowes Island about seven in ten. So a Sterling replacement is often an electric tank, $2,757 to $5,493 installed, and in the gas neighborhoods a gas tank on the flue you already have, $3,379 to $5,485.
The gas side has a permit wrinkle. Since October 2025, Loudoun County reviews plans on gas permits for alterations and additions, and only a replacement that keeps the old heater’s BTUs and spot skips that step. A tankless burns several times the BTUs of a gas tank at full fire, so trading one for the other in Cascades or Lowes Island falls outside that exemption and goes through plan review, which the county puts at about 10 days after the application is complete. A straight tank swap skips it.
Where it sits depends on the decade. In a 1960s or 70s house around Sterling Park it’s usually in a utility room or the basement, beside the furnace or air handler. In the 1980s and 90s townhouses of Sugarland Run, Cascades and Lowes Island it’s as likely to be in a closet on a finished floor, and a leak there finds the drywall before anyone finds the leak.
Most Sterling homes went up between 1980 and 2000, so the original tanks are long gone and plenty of their replacements are reaching their own teens. The label gives the date. If yours is past ten and has started to rumble or weep at the fittings, price the replacement now, while you still get to pick the day.

| Arcola | 2017 | townhouses, about 5 in 10 | gas, about 8 in 10 | Builder tanks from the 2010s, reaching the age tanks give out. |
| Oak Grove | 2005 | townhouses, about 8 in 10 | gas, about 9 in 10 | Original 2000s tanks, many past their years. |

What you’d notice
In a Sterling townhouse the water heater often shares a closet with the air handler on a finished floor. Rust in the pan or a soft spot in the ceiling below is the early warning; call before it becomes a drywall job.
An electric tank has two elements. When one fails the water still warms, just never all the way; it’s a common, fixable part.
A drip from a valve can be fixed. Water from the tank itself can’t; once the lining goes, the only fix is a new heater, and sooner beats later.
If the basement took water
A water heater usually sits on the lowest floor of the house, so it’s one of the first things standing water reaches. Three checks, then call us.
Leave it off and don’t relight it. The warning label on a gas water heater says not to use it if any part has been under water, and to have a service technician replace the gas control.
Shut its breaker off at the panel, but only from somewhere dry. The elements and the thermostats get checked before it heats again.
Mop it up and look again in an hour. Water that comes back with no rain is the tank or a valve, not the storm.
Call us after a storm and we’ll check it: the gas control or the elements, the burner, the venting and the drain pan. If it has to be replaced, you get the price in writing before anything comes out.
Permits and pressure
Loudoun County requires a permit to swap a gas water heater or furnace. Since October 2025, a replacement that keeps the same BTUs in the same spot needs no plans. Source.
A burst tank doesn’t wait on paperwork: under Virginia’s building code the replacement can start first, as long as the permit application reaches Loudoun County by the end of the next working day. Source.
Loudoun Water’s rules put the pressure regulator entirely on the customer. Source.

Choosing who installs it
Questions worth asking anybody who quotes you, us included.
In Sterling the answer changes from one neighborhood to the next, and the two are different jobs at different prices. A number given without asking is a guess; ours starts from what’s in your closet.
A gas water heater always needs a permit, an electric one often does, and skipping it tends to surface when the house sells. Ask whether the quote includes it and the inspection.
Most houses here have a check valve or a pressure reducer on the incoming line, so the heated water has nowhere to go. An expansion tank gives it somewhere, and leaving it out is how quotes come in low.
A thermocouple, an element or a valve is a repair, not a new heater. A good plumber says so, and saves the replacement talk for a leaking tank.

Questions
Usually. There’s no flue, no gas line and no gas permit to think about, and in Sterling proper and Countryside it’s the common kind. The bigger choice in an electric house is whether to go back with a tank or try a hybrid heat pump water heater, which is quoted at the visit, never from a page.
Usually, when the gas line is big enough and there’s an outside wall to vent through, and it runs $8,886 to $10,486 installed. We check the line and the wall on the visit before we quote it, and if either one says no, we tell you then.
It can, in an older Sterling Park house that heats with gas. The old furnace and the water heater often shared one flue, and a high-efficiency furnace leaves through its own plastic pipe, so the water heater is left alone in a flue sized for two. That gets checked for draft before a new tank goes on it.
Installed, with the permit, the expansion tank, the pan and the haul-away: an electric tank $2,757 to $5,493, a gas or propane tank on the flue you have $3,379 to $5,485, a power vent tank $5,957 to $7,494, and a tankless unit $8,886 to $10,486. The estimator gives your exact number in about a minute.
