RTU HVAC Explained Next to a Backyard Condenser Swap

An RTU, or rooftop unit, packs a whole HVAC system into one cabinet on a roof: compressor, coils, blower, heat and filters. Most houses use a split system instead, like the outdoor condenser in this clip.

What you’re seeing in this video

Despite the rooftop title, this one stays on the ground. A tech in a backwards cap and black SwiftPro polo wheels a boxed condenser on a dolly past a SwiftPro van.

In a backyard, techs work on an outdoor AC condenser under a pop-up canopy, one kneeling at the unit with his hood up and one in safety glasses working a set of gauges and hoses. Text on screen lists signs a system is struggling.

Why it matters in your house

  • In an RTU, everything lives in one box and air drops straight into the building's ducts through the roof curb. In a split system, the condenser sits outside while the furnace or air handler and coil sit indoors.
  • RTUs usually heat with a gas section or a heat pump, bring in fresh outside air, and often have an economizer that cools with outdoor air on mild days.
  • The warning signs are the same for both: longer run times, rooms that won't hold temperature, odd noises and rising bills. A tech reads pressures and amps either way.

What is an RTU in HVAC?

RTU stands for rooftop unit, a packaged system that heats, cools, filters and moves air from a single cabinet on the roof. It sits on a curb over an opening into the ductwork, so it takes no floor space inside. Stores, offices, schools and churches use them because one crane lift puts the whole system in place.
