What heats a Fairfax County house

Gas furnace or heat pump? In Fairfax County, it depends on the street.

Across the county, 61 percent of owner-occupied homes heat with gas and 35 percent with electricity, which here mostly means a heat pump. Town by town, the split swings much further than that.

U.S. Census Bureau, American Community Survey 2020 to 2024 five-year estimates, owner-occupied homes. Electric counts heat pumps and electric baseboard together; the small rest is oil and propane. The table uses Census places, so Fairfax, Falls Church and Alexandria addresses, which cross city and county lines, are left out.

On a gas street

Vienna, McLean, Centreville and Annandale are mostly gas. The fall calls there are flame sensors, igniters and clogged condensate drains, and a furnace from the 1990s is living on borrowed time.

On an electric street

Herndon and Burke lean electric, and Chantilly and Reston are close to half and half. A heat pump keeps electric heat strips behind it for the coldest hours. When the heat pump falls behind, the strips quietly carry the house, and you find out on the bill.

How old the house is

One in four owner-occupied homes in the county went up in the 1980s, and nearly half before 1980. The median Annandale home was built in 1967, the median Centreville home in 1990. The furnace has been replaced since, but the ductwork usually hasn’t, which is why we size a new system to the house instead of copying the old nameplate.

Gas, electric, or both

Heat pump or gas furnace? Start with who sends your bills.

Fairfax County says most homes get gas from Washington Gas, with parts of Chantilly and Herndon on Columbia Gas of Virginia. Electricity is Dominion Energy for most of the county, and NOVEC in parts of Centreville and Clifton. Fairfax County’s list

Four temperatures that decide it

  • 38°FGas becomes the cheaper heat in a Dominion Energy house on Washington Gas
  • 25°FThe average January low at Dulles, 1991 to 2020
  • 17°FFairfax County’s winter design temperature
  • 16°FGas becomes the cheaper heat for a NOVEC member

The switch points are for a variable-speed heat pump paired with a 95 percent gas furnace. With gas at the street, a dual fuel system runs the heat pump most of the winter and lets gas take the nights below the switch. In an all-electric house, a cold-climate heat pump sized for the county’s 17 degrees carries the house with little help from its heat strips.

Permits

Replacing a gas furnace, boiler or water heater takes a county permit, even like for like, plus a chimney vent certification. Source

Replacing a heating or cooling system is mechanical permit work. Source

A heat pump or air conditioner on the newer A2L refrigerants needs an A2L refrigeration system certification with the permit. Source

Inside the City of Fairfax, the city’s own permit office issues it. A Fairfax mailing address outside the city line goes through the county. Source

If the heat is out and the furnace has to go now, Virginia lets the work start first, with the permit application in by the end of the next working day. Source

Have the heating system cleaned and checked by a professional every year. Source

Keep anything that burns at least three feet from the furnace and the water heater. Source

Customer words

What heating customers say

My 20-year-old furnace in my townhouse decided to break down during the record-breaking cold of December 2022. It was the coldest Christmas week in Northern Virginia history, and Moises and Oscar drove through terrible rush hour traffic to get my unit working again ASAP, saving both Christmas and possibly my life (seriously -it was really cold!). My wife and kids were incredibly grateful.…

Furnace repair, Christmas week 2022

Mark Jeschke, Google review

Absolutely above and beyond! Tyler, Efrain and his team worked weekend hours to fix my heating system on a Saturday when other companies told us to wait until Monday. Within hours, they found a part to remove and replace the faulty one. Their value and cost was reasonable as well!…

Excellent work done honestly and efficiently. Efrain the technician was great. Was able to diagnose the problem quickly and get my older Amana gas furnace system working again.

Older gas furnace, repaired

Timothy Petro, Google review

We just had an Amana variable speed, dual fuel heat pump / gas furnace installed. Oscar, Felix, and Elijah did a great job with installation. No issues, they answered my questions, got me set up with the thermostat app, and the system was running fine (and quietly!) right away.…

Dual fuel install

Evan Davis, Google review

I used SwiftPro in April 2025 to replace a gas furnace and a traditional A/C unit with a heat pump. It was a really, really good experience from first to last. … Their prices were reasonable (again, I compared six vendors – I made sure!), and I would gladly recommend them to anyone in the greater Fairfax/Alexandria area without reservation.…

Gas furnace and AC to a heat pump

Geoff Harriman, Google review

I will definitely call on these folks again! Our heat pump was nearly failing, and Indira was able to send a technician out the same day. She also kept in touch to ensure the technician was on his way and to check on the status of the service. Our technician, Moises Rojas, was not only professional but also courteous and extremely knowledgeable. He quickly identified the issue and presented us with options. I didn’t feel pressured to buy anything beyond what was offered. Wish I had found this company sooner!

Questions

Fairfax County heating, answered

How much does furnace repair cost in Fairfax County?

Most of the heating repairs we run land between $95 and $1,180. A flame sensor cleaning is $95 to $180, an igniter $240 to $410, a control board $550 to $1,180, and a blower motor $670 to $2,400. The diagnostic visit is $99, and the exact price is in writing before any work starts.

Do I need a permit to replace a furnace in Fairfax County?

Yes. Fairfax County requires a permit to replace any gas appliance, even like for like, with a chimney vent certification. Replacing a heating or cooling system is mechanical permit work, and a heat pump on the newer A2L refrigerants needs an A2L certification with the permit. Inside the City of Fairfax, the city issues the permit instead of the county. Sources: Fairfax County permit library, City of Fairfax.

Is a heat pump or a gas furnace cheaper to run in Fairfax County?

With gas at the street, usually both together. A dual fuel system runs the heat pump most of the winter and switches to gas when it gets cold enough: below about 38 degrees in a Dominion Energy house, and below about 16 for a NOVEC member, with a variable-speed heat pump and a 95 percent furnace. In an all-electric house, a cold-climate heat pump sized for the county’s 17 degree design temperature does the job. Sources: Our dual fuel guide.

Who is my gas company in Fairfax County?

Washington Gas, for most of the county. Fairfax County notes that parts of Chantilly and Herndon get gas from Columbia Gas of Virginia instead. It changes the dual fuel math a little, and it decides which furnace rebate you can apply for. Sources: Fairfax County utilities list.

Are there rebates on a new furnace or heat pump right now?

Some, through the utilities, as of October 2026. Washington Gas pays $500 on a 95.1 to 96.9 percent furnace and $700 at 97 percent or higher, and $1,400 to $2,000 for a dual fuel heat pump that replaces a central air conditioner, when a contractor in its network does the work. Columbia Gas pays up to $500 on a 90 percent or better furnace installed in 2026. The federal 25C tax credit ended on December 31, 2025, and Virginia’s HEAR and HOMES rebates have no start date yet. Sources: Washington Gas, Columbia Gas, IRS, Virginia Energy.

How soon can you get to me?

Often same-day, and we will tell you honestly when we can get there. If the house is cold now, call (703) 997-9757 rather than booking online, because a phone call puts you on the dispatch board instead of the next open slot.

How often should a furnace be serviced?

Once a year, before the first cold night. Fairfax County Fire and Rescue says the same. Through December 31, 2026 our heating check is $67 for a furnace or a heat pump. Sources: Fairfax County Fire and Rescue.

How do I know it’s time to replace my furnace?

A gas furnace that gets looked at every fall usually lasts fifteen to twenty years, and a heat pump twelve to fifteen, because it runs in every season. Past fifteen, when a repair costs more than about a third of a new system, replacing it usually makes more sense. We’ll give you both prices and you decide.

What do I do if my carbon monoxide alarm goes off?

Get everyone out of the house and call 911 from a neighbor’s. Once the fire department has made it safe, call us and we’ll check the furnace, its venting and the water heater before anything runs again. Sources: Fairfax County Fire and Rescue.

Which towns do you cover in Fairfax County?

All of them: Alexandria, Annandale, Burke, Centreville, Chantilly, Clifton, Dunn Loring, Fairfax, Fairfax Station, Falls Church, Fort Belvoir, Great Falls, Herndon, Lorton, McLean, Oakton, Reston, Springfield and Vienna, plus the City of Fairfax and the City of Falls Church.
