Stafford is the southern edge of where we work, and we will say that plainly rather than pretend otherwise: we come from the north, so if you need us on a January evening it is worth calling earlier in the day rather than at eight at night.
What you get in exchange is the same pricing and the same diagnosis you would get in Fairfax, which is not always true of contractors who treat the county as an afterthought.
What is in these houses
Stafford’s housing runs from the 1980s through the 2010s, which means most systems are on their first or second replacement. Gas furnaces with central air where natural gas service reaches, heat pumps across a good share of the townhouses and the all-electric neighborhoods, and propane on the more rural properties where the gas line does not run.
Boilers are rare. This is furnace and heat pump territory, which keeps the diagnosis list short.
What breaks
It lights, runs a few seconds, shuts off, tries again. Flame sensor. $95 to $180 to clean, and the most common no-heat call there is.
Clicking, no flame. Hot surface igniter, $240 to $410.
Runs and quits after fifteen minutes. Overheating on restricted airflow. The filter first, then the blower wheel at $300 to $440.
Water near a high efficiency furnace, or it will not start. Condensate trap, $175 to $420.
Heat pump iced over and staying that way. Frost on a damp 35 degree day is normal; a block of ice at noon is not. Defrost board most often, $450 to $1,150. Switch to Emergency Heat and call before the ice reaches the fan blades.
Aux heat running in mild weather. The electric strips are carrying the load the heat pump should be carrying, which is the most expensive way to heat a house in Virginia. Low refrigerant, a failing compressor, or a thermostat never configured for a heat pump.
- Diagnostic visit: about $99.
- Flame sensor cleaned $95 to $180; igniter or sensor replaced $240 to $410.
- Condensate drain or trap $175 to $420. Thermostat $300 to $640.
- Blower wheel cleaned $300 to $440. Blower motor $670 to $2,400.
- Control board $550 to $1,180. Heat pump defrost board $450 to $1,150.
- Cracked heat exchanger: not a repair at any price. Here is why.

Before you pay for a part, check the warranty
On equipment installed in the last fifteen years it is often still covered. Most major brands give ten years on parts if the unit was registered shortly after installation, 90 days for Carrier and Rheem and 60 for Trane and Goodman; unregistered it usually drops to five. None of them include labor. The model and serial number are on a label inside the furnace door, and one call with those can be the difference between a $99 visit and a four figure one.

Replacing
Under ten years, repair. Past fifteen, if the repair is more than a third of a replacement, replace it.
A furnace alone runs $4,285 to $14,040 installed; a furnace and air conditioner together $8,898 to $23,000 by system size. If both went in with the house, doing them together beats two jobs two years apart. The estimator gives you the installed range for your system size in about two minutes, so you can hold any quote against a published figure.
From about $71 a month at 0% APR for 60 months, the whole price financed, on approved credit. How financing works
If you are on propane rather than natural gas, the Washington Gas rebates do not apply to you, but a higher efficiency furnace usually pays back faster, because propane generally costs more per unit of heat. Ask for both efficiency tiers priced against your own delivered fuel cost.
October list
Run the heat for an hour and listen to the first two minutes: inducer, igniter, burners, blower, in order, no hesitation. Change the filter. Check the propane level if you have a tank. Clear leaves from around and under any heat pump outdoor unit. And put a carbon monoxide alarm on each sleeping floor.

What a replacement costs in your house. Answer a few questions and see the installed price for your size: the furnace estimator for a gas furnace (from $4,285) and the heating and cooling estimator for a heat pump or a furnace and AC together (from $8,499). From about $71 a month at 0% APR for 60 months, the whole price financed, on approved credit. Each one lets you book a free in-home measurement.
Get it checked before the cold. The $67 Heating Check covers one furnace or heat pump, through December 31. If you also want the blower wheel pulled and cleaned with a full tune-up, that is $229.
