Open 24/7 for emergencies
Prince William Water sends the annual notice, county code decides which device your sprinkler system is allowed to have, and Manassas runs its own program on top. We test in about 30 minutes, fix failures on the spot, and make sure the paperwork lands where your utility wants it.

Why you got the letter
The annual test itself is the same as everywhere in Virginia: a certified tester, a calibrated gauge, a report. Prince William County adds an irrigation-device rule in its code, and the City of Manassas adds a maintenance cycle. Both are easy once you know they exist.
Prince William County code allows an atmospheric vacuum breaker, a PVB or an RPZ on a lawn irrigation system, but if your irrigation company winterizes with antifreeze instead of compressed air, an RPZ is the only approved device. A PVB plus antifreeze is a code problem hiding in plain sight.
Inside the City of Manassas, every testable device gets an annual test, irrigation plans are approved before installation, and the device internals are overhauled on a 5-year cycle. We track it so you don’t have to.
Most of the county’s residential notices come from Prince William Water to Dale City, Woodbridge, and Lake Ridge sprinkler systems. The device is almost always an above-ground PVB, and freeze damage is the usual reason it fails.
What to expect
Online or one call. Tell us how many devices you have and which utility sent the letter; commercial properties with a whole list are welcome.
Your tester connects a calibrated gauge, isolates the device for a few minutes, and verifies every check valve and relief valve holds the line.
We submit the passing result to your water authority and leave you a copy for your records.
Most failures are rebuildable. We quote the fix before we start, repair or replace, retest, and file the passing result.
The number one killer of backflow preventers here is winter. An above-ground PVB that wasn’t drained in the fall can crack from the inside when trapped water freezes. If your sprinkler system skipped winterization last year, book the test now instead of waiting for the notice. How to winterize it.
Where we go
Based in Chantilly, so Prince William County is home turf. Homes, HOAs, and commercial properties in and around:
Your utility’s rules
Every program comes from the same Virginia regulation, but each utility runs its own paperwork and deadlines. We work with all of them, and the full Northern Virginia grid is on our main backflow page.
Annual notices when your device comes due. County code allows a PVB or RPZ on irrigation, and if the system is winterized with antifreeze, an RPZ is the only approved device.
Annual minimum on every testable device, plans approved before irrigation installs, and device internals overhauled on a 5-year cycle.
We wrote up the Prince William notice, the deadlines, and what the test looks like at a Woodbridge house in our Woodbridge backflow guide.
Questions we hear every week
County code allows a pressure vacuum breaker (PVB) or a reduced pressure zone assembly (RPZ) on lawn irrigation. If the system is winterized with antifreeze, only an RPZ is approved.
Yes. The City of Manassas requires an annual minimum test on every testable device, approves irrigation plans before installation, and requires device internals to be overhauled on a 5-year cycle.
Yes. Dale City, Woodbridge, and Lake Ridge homeowners get their backflow notices from Prince William Water. We test, repair, and handle the paperwork for all three.
About 30 minutes per device. Your water is off for a few of those minutes while the gauge readings are taken, and that’s the whole disruption.
Virginia is strict about this. Since January 1, 2023, the state only accepts tests performed by a certified Backflow Prevention Device Worker, a DPOR tradesman certification, and some counties add their own registration rules on top. A test that doesn’t meet those rules is void and has to be redone.
Most failures are rebuildable: worn check springs, debris in a seat, or a body cracked by a hard freeze. We quote the fix before we start, repair or replace it, retest, and handle the paperwork.
A flat per-device price we quote when you book, no trip-fee surprise. Testing is the inexpensive end of plumbing work; the expensive path is ignoring the notice until the utility acts.
